Re Comment on Price of Land it is correct there are no Plots but at the same time if you demolish house to make Plot and ask 5 to 7 Lac per Merla there are no buyers for many years.

DHA ISLAMABAD UPDATE
DHA has not purchased any land for DHA Phase-1 extension and DHA phase-2 Extension. although DHA has sold the plots of those scheme five years ago.
Now DHA want to launch the Phase-3 but they don't have any land purchased. it is just proposed site near agoosh. DHA want to make fool the pakistani people again. Be aware.

1. Roof Treatment, which type, company and cost per sq ft? is it really worth to do it?

2. What are the main benefits of marble on tile (as personally i like tiles finish)?

I am yet not in the position to provide you proper reply of your first question. The reply of your second question is:
Nowadays there are no main benefits of marble on tiles. Few years ago tiles were very expensive, the variety was very limited and availability of tile technician were big issues. Due to these problems people used to use marble. The main benefit of marble was that if workmanship was not good then after RAGRAI and polish every mistakes were wiped off. In case of tiles all the problems were more obvious after finalizing and cleaning.
Some people think that tiles work is expensive than marble but as per my research there is no much difference.
Finally tiles are in the fashion now. Nowadays marble is generally being used only in the boundary area or in porch.

I am living abroad and have plan to come back permanently (well!!!some of my friends calling me mad) Here I am feeling discriminated in every deptt.
I need to buy a plot in the range of 30 Lakhs. From options, I have:
1- Izmir
2- Bahria Town
3- Sukh Chain
4- Rail Town (a friend advised coz of location and less price)

I want plot in any of the above society advised by you friends in this budget and rest of money I will use for doing some medium level business.

Izmir is the Best choice out of all. But you can better try Valencia, Wapda town! for 10 marla and if you have no problem with 5 marla better you buy a 5 marla plot in Defense housing society! There you can easily found nice located 5 marla plot and you will feel better while living there as you are already living abroad and defense is quite clean and developed area. Izmir is also quite nice but far from city. But the choices you mention out of them Izmir is best.

I tend to agree with Rana. You should wait for a couple of years and lets all hope that
Pakistan will be out of woods or at least will be in right direction by then. I am also living abroad for 14 years and hopping foot to foot to come back to my country.

As for the society, I would strongly recommend Bahria town. You will be amazed with the development quality, environment, security and facilities in Bahria. But remember, buy an on ground plot and never get trapped in installments or 'yet to be developed' options.

I think it is too early to call somebody mad by only knowing that the person is willing to comeback to
Pakistan permanently. You never know the situation or personal circumstances of a person. I'll just give you a simple scenario, suppose his/her children have approached at such an age that it has become necessary to move out. Expatriates have their own problems and few years difference in above scenario can produce entirely different results, for example a person can never come back to his homeland as children grow up and they never agree to settle in Pakistan permanently. @ M.Ali I am sorry if you felt my comments offensive. But all in my above post was my opinion ( I mentioned that). One has to make decision according to ones circumstances.
Reason behind my above post was, I also have spent few years abroad and came back permanently last year in Feb. After spending / struggling one year, decided to go back, with the target of 5 more years.
Living in

Thanks all of you for your comments.
I said in my request that I am coming back coz I am feeling descriminated in this society and I am not a person who loves money over respect. I am bit Qannat Pasand person who loves family with just resonable living. This is the reason I am coming back.
2nd reason is my whole big family i.e. My sisters, brothers, unlces and friends whome I am missing here. Im getting good money but loosing all of their love. Rarely had chance to hello them. Thats why I want to come back
3rd reason: I am not allowed to buy any property here which mean I am struggling for money and will make home in
Pakistan where I can not live and enjoy time with my kids....then why I shall do that? Why not to reasonably earn there, live there and die there in my own land.

My thinking is to have 10~12 Marla plot in safe and clean place, make a just good home and live my life peacefully.
I think friends are advising me for Bahria Town, then Izmir and then Sukh Chain. I will be in Pakistan in June this year and Insha Allah then will start making home. I have asked my brother to look for some plot in above said sequence in my budget.
I may ask you friends during construction phase for help of good info as how to do it.

but
for middle class loan is little bit difficult but for elite class in

Recently I got offer t buy a house at very reasonable price, But this house had problem of Leakage from Washrooms from 1st Floor, That too quite severe. Does someone Know the remedy.
2ndly is it possible to wipe previous Plaster from all the house and do it again, As Material used before was not up to mark.

Salaam Jameel Sahib. It is a common problem in many homes. This is due to the reason that plumbing work is not proper done. It can easily be managed without much problem and expenses. It does not matter whether it is severe or normal as in both cases it needs to be opened and resetted.
Yes! plaster from all house may be wiped out and may be done again.

Ist advice is not to buy problem house , and if you want it any way then every thing can be repaired Leakage from Washrooms from 1st Floor can also be repaired just require re doing of sewverage lines,

The same problem I had in my house which I rented out last week. To fix this problem requires an experienced plumber. First, pin point the leakage by carefully observing the direction of seepage or wetness of walls or ceiling etc. Then by pass that portion, installing pipes outside the walls. This way you don't need to dig the tiles or walls.

This problem is bound to emerge over the period of years in houses due to normal wear and tear of water pipes. The best solution is initial design and layout of plumbing work. The main pipes should be kept outside the walls and tiles as much as possible and feasible.

1: The fear of prices going down further.

Or buy some property now and sell it after 3 years when I ve to leave for Australia.

Overseas Pakistanis are great asset, You shoud goto Australia and work hard to send Foreign exchange to Pakistan. 15 lacs you will earn in 3 months is Australia.Later Pakistan can get benefit from your skills and money.

Please keep 15 lacs with you. You cannot get any worth property. Just put it in any bank (Islami or others) or in National Savings, and work hard in your business what are you doing. You have two sons of 8 and 10 years, keep full attention on them. If they get spoiled then if you earn billion no use.

pakistan and concentrate on your business. I believe you will be better than going Australia.

DHA9,10 file or Bahria Town Sector C 10 marlas plot (not file) as sector C is getting populated at good pace, construction started at many plots. It will give you very reasonable return in 3 years.

I am overseas Pakistani who live in France for 16 years and also in Canada. And finally decided to come back in Pakistan. I know there are some problems in Pakistan regarding the basic necessity but they are nothing compared to the one you will have when your children will grow up in Australia, it’s like your family end there. Your children will be no more yours (not 100% case) but majority yes.

If you are earning 60 thousand it is quite good, trust me you will not be able to save that much money every month staying in Australia, especially if you go with your family. It will be opposite you will be struggling at the end of the month for money.

However you want to go anyway, go alone for some years to save some money, but I think with you can save better here in Pakistan with your small business if you manage correctly. Or wait for your childs to be near 18 to leave so that they have learned the culture and respect for for parents (that’s what my parents did).

I am here for 5 months now, earning 80 thousand (I do have trouble with that basic things) but family life is a lot better, and it is better to earn less and have better family life over here in your own county.

Also keep in mind you and your family will be reminded and have always feelings no matter the number of years you will pass, that you are not in your own country.

So think about it . Door ka khawab both soahany lagtay hein. People work years over there come nad have fun just for a month when they come here and every one see only that month but not years he pass in overseas.

Best to keep the money on a deposit account until you know if you might be staying or going. Plots
prices can go down as well as up, in the short term it is difficult to make any profit with any degree of predictability.

it depends what do u mean by above average????
to me average means using marble floors (baadal), doors of MDF, no diyar type woodwork, bath/kitchen tiles of up to Rs.400 per sq.mtr., sanitary of common grade, taps/mixtures of upto Rs.3000 for a set. simple whitewash of destamper level... not whether coating or rockwall, simple ceiling designing but no false ceiling, electrical items of common rate but good cables like new-age or pak-cable, gril work no aluminum work, ............. this will cost you around Rs.1000 to 1100 per sq.ft.
so a little above average will cost u Rs.1200 per sq.ft. and u keep on adding 'GUR' and it will keep on getting 'SWEET'........ but remember too much sweet is not GOOD for health.
