AoA, i am making a house of my own and rught now i am a little short of cash, can any one guide me through?
i need loan which should be interst free ( sood / riba free).
I want that some body should invest in my house / property and i will pay the rent for that , something like this.
Islamic banking is an option , but i am not satisfied with there approcah as they come under state bank of pakistan , which is based on sood n riba n all.
please guide me through.

Dear Faysal

May Allah make your home a Blessing for you & for your family.
Its easy to say but difficult to experience: a simple solution to your problem is to slow-down or stop the construction activity for the time being OR otherwise you may request a person known to you personally for an interest free loan. An other option is to request the construction material suppliers to provide material on credit if you may have any reference person in between or they happen to know you in person directly, but that will be for a shorter period. OR some construction contractors do extend credit if they carry over the remaining work owing to their market contacts or good personal relationships.
I myself is also experiencing the same situation & thus planned to work in phases. Therefore, I slowed down the pace of construction & believe me, beyond my expectations, Allah rewarded me a considerable amount of extra income which I was not at all expecting.
Last, but the foremost, request, or rather beg Allah for help. If all above did not work, this will work definately Insha-Allah.

That happens with over 90% of the people constructing a house. The reason is usually that the contractors who have built many houses tend to paint a rosy picture to the owner who is constructing first house. The estimates and measurements over shoot.That is why it is said that building a house is very stressful job. Having said that, my advice would be not to borrow money unless you are a shelter-less person and have to build one to live.With whatever experience you have gained, build the rest in stages. First stage should be to complete gray structure ie are walls/roofs etc without plaster. Then should come plaster/floor/wood work etc.

Inshaallah you will be able to complete it. I think Pardesi Jeddah has suggested a very sincere and impractical line of action.

Good New for the DHA 8 PV File Holders

We have been hearing good news; it is a sigh of relief for those who were caught up in PV issue in ignorance. Last week, we have seen some interesting debate predicting the proposed sight of the upcoming ballot. Notoriously, some of the participants commented negatively seems as if they wish to artificially drag the price down to the previous week’s level, may be, intending to get a file on previous rates as we are heading towards the ballot.

Whether it will fall across Berki Road or not OR near LSE makes not much difference. To my knowledge & assessment the 10m files will be merged below the C Ext. area & the 1k file will be somewhere within Z block along with the other 1k plots.

I have a candid opinion that at the DHA level they call it DHA 8, however, at the real estate market level PV is distinguished with the proper, thus when these will be balloted it will have all the benefits of DHA anyway despite been called as PV for recognition. (You can explore from the present PArkview developed area & can judge the prices yourself.) What really matters is that the dead investment is suddenly become alive. It’s a win-win situation, for those who were thinking long back to off-load their burden can do so with little or no loss (the debatable time value & inflation aside). Likewise for those who wish to keep their investment till maturity can figure out more gains much clearly & comfortably. Moreover, for a fresh investor it is still a good opportunity to gain keeping in view a wide difference of matured investment in nearby DHA for the same dimension plot. For example, 1k is selling all around LSE area is 50-55 lacs & 10m is selling 35-45 lacs (extreme cases aside).

Now tell me if it becomes in fromt of LSE what ever whetner it will be fruit full that by paying aroung 40 Lakhs you get a plot after 5 years. why people should not buy now 45-50 lakhs P blobk file with confirmed Location and plot. why people should take huge risk against small return. why people should not spend more 5 lakhs to protect thier hard earned money.

Behamdillah, I sincerely posted what I believed. Its not a comparison with any other file in the market. I am talking of the fate of the dead investment in PV investment which became alive & is set to grow from this point. You may disagree with my views but cannot blame by reading my one post. You may go for DHA 7 but what I meant that at these prices the PV will gain much more allowing the new ivestor to fetch some benefits viz-a-viz the previous holder can also benefit.

Being in the area of Finance from the last 20 years, I believe when one invested earlier in any of the real estate investment especially in Pakistan, he already forgone the gains from the time value of money. It could have been avoided if the invester knew earlier about any gains in other currencies or Gold. I believe the investor took a risk knowingly & wilfully at the time of investment therefore calculating time value, standing the terminal end is not a wise decision rather it should have been considered at the zero period.

Again you did not get my point.
1- Right now Phase 7 files are around 45 to 50 lakhs.
2- Just take Present value of all expected future return of this Park view file and Phase 7 investment at your dicsounted rate. :)

Hope you will automatically get the difference. Now coming back to the point I stress again that your wrong financial concepts should not distract the people. I can imagine that I am nothing against your valuable excperience 20 years as I always regards experience people. :)
Just for your information I am active member of ICAP, ICMAP, CIMA and CFA. I analyze many markets and only invest my money. I never ever advised any person. even never ever commented over this forum. But I really become annoying when you started giving some interpretations which can distrcat the people.

A hopeless investment suddenly become a hot cake; a gian of 5-7 lacs within a week & high prospects after ballot does not need much explanation. The time value of money is also not relevant in this case.

I can understand your position from an accountants POV but investment business is beyond accounting. With that much affiliation with professional bodies I suggest you should not jeopardise facts. Earlier you quoted my wrong ID & now incorrect Ph 7 file rates. These files are much less than this rate these days; please refer to the LRE Rates Update.

10 marla PV files issued against land were basically against that land which is next to C Ext. area; therefore, those should stay there. i dont know much about 1K or bigger files. and if that happens, then at least 10marla PV files will be better then phase 7 and 6.

Construction of 10M house in BT Lahore

Dear visitors of this wonderful site,
I live abroad and am very much interested to have my own house built according to my need in Bahria Town Lahore. I have a 10M plot and finalised all the drawings, approvals, etc. Now it is ready to start construction.Till I reached this stage, I never thought how difficult it would be to understand the different aspects and stages of construction especially when one is away. The construction quality I want is A-Class. However, my concerns are:
What should I do to engage a contractor who can build a house for me?
Should I go for turnkey basis solution? If yes, then what is the best calculated rate?
What clauses should I care for, if come into an agreement with some contractor?
Is there any standard contract with important clauses?
Would anybody be able to help since such topics are usually not discussed on this forum.
I also have a suggestion: Shouldn't there be any weekly or perhaps daily rates on construction material since it is also very volatile like property.

I do not agree that PACE Engg are very experience and honest group of engineers. My cousin a very bad experience with them for the construction of a small factory. They never bothered to visit the site and many measurements for machinery platforms were in accordace the our requirement and needed modifications.

I am a civil Engineer and advise you to construct your house by appointing a labour contractor. In this way, you can not only ensure the quality of construction you want but also can save a lot of money.

The rate for turnkey contract varies between Rs 1500 to Rs 2200 per sft depending on the quality of finishing.

The contract clauses relating to stages of payment, delay in completion of the contract, guarantee period for the material and workmanship, defect liability period and powers for deducting payment for bad workmanship. In case of turnkey contract, the type and specification for all the finishings should be agreed and specified in the contract to avoid any confusion.

i have completed the structure of my 10 marla house in islamabad.

i want to know is there any software with the help of which i can design the exterior face of my house. for example i want to know which paint colour to use.. whether to use chakwal stone or not and what will be the final look of the house..

At the Cross Road

• Brainstorming is the term used for blowing ideas; ideas flowing from one’s mind about a topic without qualifying these as good or bad in the first place before a handful of ideas are considered to detailed study before action.
• Likewise, synthesis is achieved by presenting a thesis which interacts against its own anti-thesis to bring synthesis – The Evolution.
• The complexity of diversification of human mind & conflicting interests in the dimensions of time & space.
These factors play a pivotal role in the development of social, political & economic structures of the globe. This poses simple questions: Why it is setup like this? Why is that the world was not setup to the best of it right from the beginning?
Before moving forward, we need to bear two things at the back of our minds:
1. The physical law is completely enforced here in this world, i.e., an action will give its result, hard work is rewarded; taking poison will result death, etc.
2. The moral law is not in force to 100% in this world, i.e., sometimes, innocents suffer in the hands of cunnings while sinners escape from justice – Thus the need for the Day of Judgment.
The bundle problems to which Pakistan is exposed to these days are due to not following the divine guidance & also not following the proven principles of development. Continuous change is the universal law. The SWOT analysis of Pakistan diagnoses the disease & reveals its cure as well but questions bogs into the mind: Why failure at the first place? Why continuous deterioration to the bottom ebb?
Although they matter, but for the time being I am keeping away from the prophecies & predictions; Pakistan is set, at this point in time, nothing to lose any more & is standing at the cross-road of time where the right path will give best results while deviation results otherwise. Dejection is a sin. Friends & foes comes in our life according to the Divine Will, be ready to embrace them with open & unprejudiced heart. You may fell in the consequence of struggle but you will learn. Remember, in the life there is nothing called: mistake; it is a lesson, an experience. These lessons keep on revising until you master them out.
A series of destructive events put strain on the nerves of the intelligentia of the country. Details aside, masses are pushed to the wall for petty personal mala fides interests of powerful officials in the Govt. or otherwise. Barely managing to live within, the suppressed common man is going through bitter lessons till the hopes are alive. The sufferings are crying for justice (remember, moral law is not fully operative here) & equality. It is not Allah’s wrath but it is a hard test to:
1. Differentiate between the good & the evil and
2. Prepare those for the leadership who are purified resulting this process
Reward or punishment is based on one’s EFFORT & not on the RESULT; lest the result may be adverse for the time though.
In this process we have to submit our souls to Allah -The almighty, clarify our confusions (remember, confusions & differences are clarified if one wishes to, not for those who go violent), equip ourselves with the latest knowledge, remain committed to our faith & focus our targets, help the society & uphold its well-being, be pragmatic & down-to-earth and discourage sub-grouping & factions based on linguistic creed, class & race, i.e., the message is to brainstorm, interact & diversify. The physical law will produce positive results; leave the reward to the Will of Allah. Insha-Allah we will achieve prosperity.

In simple words, to bring Pakistan out of the present difficulties & rise in the world as a prosporous respactable nation, every one of us needs to take account of what he/she is doing. We need to abide by the rules set by Allah (SWT) in letter & spirit.

A very simple daily routine of checking our acts during the day in the light of basic rules of Islam when we go to bed in the night is the best remedy for all our social ills.

I may further add that instead of pointing towards others, lets develope habit of taking account of ourself. Everyday we must analyse our daily actions and see that at least I did'nt hurt anyone if at all I was unable to do some good for others. At the same time to see what good can be done for others tomorrow and keep on with same thinkings and motives. May ALMIGHT ALLAH put us on right path (Ameen)

It is 65th counting 14 August 1947, although it is 64th anniversary of independance.

This is not true independence. independce from corruption , greed , poverty , un education , poor health and water issue , in security ,joblessness. we are not making it happen. v must fight all these corrupt and at least one time vote for true candidate or at least be vocal in favour of some one who is honest and caring as Imran or wo ever u honestly feel true

It is a time for us to reflect on our shortcomings as a nation. I think our biggest falure is education and if it is not dealt with on emergency basis, may be we or our childern will read something like the following on the centinniel celebrations of 14th August 2047:

"The Prime Minister of Pakistan Mohtarma Asifa Zardari Bhutto reminded the nation about all the sacrifices her party has made for democracy. She then observed a 1 minute silence in remembrance of the martyrs of democracy, Shaheed Zulfikar Ali Bhutto, Shaheed Benazir Bhutto, Shaheed Asif Ali Zardari and the late Prime Minister Shaheed Bilawol Bhutto. She also thanked Khadim-e-Aala Hamza Shahbaz Sharif and her Father-in-Law Mr. Chotta Shakeel for supporting the movement for democracy against the late dictator Gen. XYZ".

We need to support honest candidates in the next elections so that our childern dont get to suffer the above passage. I have a feeling we will for the first time have some honest people on the ballot so lets make this change.

I have been out of Pakistan for almost a decade now and the force that drove me out was injustice at every point. Injustice didn't only come from people in power or positions but almost every single individual in the society as it became a norm to survive like that i.e. jungle rules. If I ever tried to stand against any of the situations, I was considered weird or crazy.

Today, I think about 14th August and all that comes to mind is Muneeb and Mugheeb's death last year. This is enough to convince me that it isn't just the leaders but the common man who is to be blamed. Our youth is putting up with things no one around the world puts up with.

Hell, there are even revolutions now in arab and african countries but in Pakistan, our 'men' are only capable of pulling wheelies and hooting at girls all day.

We have only one choice for brave and honest leader, Imran Khan. Even though I haven't been back in years, I'll come to Pakistan INSHALLAh just to vote for him!
