Phase 9 - Block B ... Which cutting is better, Upper of Lower?

I had to buy a plot in Phase 9 within the next week and was considering among the upper blocks which are expected to be developed first.

Block A was definitely my first choice but the prices have sky rocketed ... so I am thinking abount Block B but I am confused between its upper and lower cuttings.

Will anybody please guide me which cutting is better for investment point of view. Lower Cutting is attached with main Phase 9 but upper cutting is very close to Askari 11 and Block M of Phase 5. Both have their advantages but i have to select and decide in very short time.

Also i fail to understand the significance of Excluded Area right within Block B.

Additionally u can see that lower cutting has direct access from LRR while upper cutting is expected to be connected via Phase 5M Ext and probably to Phase 5 via underpass. I think the situation will become clear when the fate of excluded area is known. currently lower cutting looks better.

Bahria Town Commercial

Dear Members,

I am looking to buy 5M or 8M commercial plots in the vicinity of Effel Tower, Sector E, Bahria Town. Can anybody share some advise is this going to be a good investment? I can see that this area is developing and there is development in progess while Effel Tower as a tourist attraction already in place? Would it bring good return in future?

There is new cutting 8M(30*60) available in installments on Azam Bhatti avenue infront of balawal house and place reserved for Mart. could this be a good investment of the prices of 4.5 crore on front and 2.25 crore at back? any concern about the plot size as its bit unusal plot size as usually they are 8M(40*45).

your kind advise will be much appreacited.

btw , why there is so much negativity in the market about Bahria. Is this b/c of ongoing issue with ring road and GVR?

what do you guys think about the future of Quaid/Nishtar block? what will be the effect of Ring road on these blocks? do you think its safe to invest in commercial property in these blocks like on MB or azam bhatti avenue.

Phase 9 is a long term investment. In your budget you may also consider phase 7. Ready plots having good potential in near future.
Prices are already increasing rapidly.

@Ehsan I agree with Farooq for a short term gain. Phase 7 will give you better return in 2-3 years while prism ois good for 6-8 years.

Within the Phase 9 Block B, which one is better - upper portion or the lower portion of the Excluded Area?

'A' block is beyond my affordability so was considering Block B for purchase of a plot because of its proximity with Askari XI and Phase 5 M Block.

Any well located plots in AQNCBP blocks should do it for you. The best time to invest was a month ago. The next best time to invest is today.

DHA University Location in Q Block of Prism 9

Asallamolaikum friends,

Its noted that DHA Phase 9 Prism also includes DHA University, and its mentioned on this forum its in Q Block... as I have plot in Q block so I m interested to know possible location of University in Q Block.

Also if some can give me rates update for Q-585.
