Does anyone here have info on farmhouses? I am being offered a 4 kanal farmhouse on bedian road @ 22 lacs/kanal. It includes a boundary and a direct road access.

How safe is it to invest in farmouses? I do not invest outside of DHA and am skeptical of the patwari system.

Bedian rates are 4 kanal for 55 to 60 lacs.... I recently did good survey and rates are current

22-25kanal on bedian looks low. There has to be some caveat!

This rate is also available across BRB via barki rd (thats being carpeted) Much better access as compared to Bedian.

Patwari system is tricky, but its a great learning how all this works. If one gets this knowledge, one can do a lot more in future.
Plz just make sure, that you involve
* some1 who has gone through the process in the area
* knows the area and folks there.
Both above should be known to you, as opposed to the middle-men.

Investment returns:
In past 3 years, farm lands (at least on barki road), have given 5X returns and have outperformed other RE types by a good margin. (mainly bcz of vicinity to dha 6,7,8..and market correction)

Yes i saw one at Barki road too - across the BRB canal (like 5 minutes drive from Phase 7 lower cuttings). It was 6 kanal for 120 lacs including 'metal' road as they call it.

I'll probably do a bit more research before I finalize something. Thanks for the tips!
