Dear All – I have a quick question. Why is it that the price of 1 kanal plot in Parkview or Air Avenue are not as high as one would expect even though the location is superb. For example, an average Parkview plot is available between 125 lacs with a good location plot around 150. Air Avenue is even cheaper.

When you compare the rates of these socieities to DHA 6 where an average plot is 170 and a good location plot is 220 or even phase 7 where an average plot is 110 with a top plot already touching 140 (no homes there yet), I am unsure of what is the reason. Some people have said that the development of phase 6 and 7 is far more superior to Park View and Air Avenue (even though there location is far better).

I just want to understand the general view.

The answer to your question is in name.. Parkview / Air avenue. It is not proper phase 8, someone wrote before thats these two are stepchild of DHA and i totally totally agree. Talk about me, i will prefer to buy 10 marla in proper dha phase rather thn buying kanal or 2 kanal in rahbar, air or parkview

DHA proper have more market value
Park view and air avenue were not developed by DHA but taken over later they have
location advatage but later go big set back that lrr did not allow any underpass infront of lahore air port
Dha rahber is just a ciusion of dha was rangaers society ancd totally developed by them eme was also separat entity
However it is only market perception you need not to agree it

Mr. Visitor,

I believe, you don't have any clue of the matter and are just expressing your wishful thoughts as the logical reasons.

Your self-assumed argumnets may keep you happy, but at the end all the area beyond airport is DHA (DHA has no second wife or step child). And Air Avenue and Park View are the best locations amongst all of DHA-6, DHA-7 and DHA-8. This what the ground reality is, and this is what would make the diffrenec in values after say 3 /4 years.

I love the
location of Parkview. As far as development is concerned, it is reasonably good by all standards. Parkview is not a thoroughfare so there will be no traffic congestion as compared to other phases of DHA. I already have 1 Kanal plot there and planning to buy another one. I don't pay attention to negative propaganda. On the other hand, DHA 8 proper is also very good if you want to construct a deep swimming pool on your plot!

I have not lost my temper at all- I am cool. I was just trying to discourage pseudo arguments like 'step child', sona or mitti etc.

For any plot, the most important factor that counts is
location. Rest all is subsequent. And in location, no other phase of DHA can beat Air Avenue or Park View.

I am not AT ALL selling my plot; I am rather thinking to buy one more. Everyone has the right to make his choice - so please make your choice, but do not make others Sona or Mitti ....

Having been beneficiary of your past advises, I will seek clarification from you as to which DHA (Multan or Gujranwala) should we prefer if we are proceeding for short-term buy? It is heard that both DHAs have been given deadline date of current year to conduct ballot for allotment of plot numbers. Bahria Town marked for Lahore Ring Road’s southern

Bahria Town’s stakeholders were confused about the route of Lahore Ring Road (LRR)’s southern loop when it was announced a few weeks ago. I think the wait is over now, as the authorities concerned have marked Bahria Town for the development of the LRR, which will actually run through the locality and will likely acquire the properties that fall within its route.

Bahria Town’s Iqbal Block, Rafi Block and Tulip Extension would most likely be affected by the development of LRR and that the authorities concerned had marked the houses and plazas that would be razed to make way for the highway.

Bahria Town authorities were in the process of negotiating with the government to minimize the area affected by LRR. Bahria Town would compensate those affected by the construction of the road.

The questions arising here are: what will be the compensation rate? Will it be according to market value? How many investors and home-owners will be affected? Where will they be given alternate properties, if any? There are no particular answers at the moment and guessing is pointless, but our hope is that Bahria Town’s management will let stakeholders know what is going to happen sooner rather than later.

If Bahria Town is already in talks with the government, it probably means that the developer is taking the matter seriously and is actually thinking about the property owners who will be affected. The developer may have planned the society keeping LRR in mind, but as it stands, this seems like a sticky situation to be in.

I would suggest investors and home-owners in Iqbal Block, Rafi Block and Tulip Extension keep a close eye on developments and wait until Bahria Town comes forward with a compensation plan. You must be worried about your properties, which is completely rational, but it is highly unlikely that Bahria Town will leave you hanging so my suggestion would be not to worry until there are more facts available.

At the same time, I would like to congratulate the investors and home-owners in other blocks of Bahria Town, who will finally enjoy the juice of LRR’s southern loop.

According to the new Bahria Town Lahore's comments today there is no any word here that will show that GVR will be affected by LRR.

Here only Iqbal Block, Rafi Block and Tulip Extension are mentioning.

I've my plot in Tulip Ext, I'd stop construction after I saw the LRR marking, visited Iqbal, Rafi & Jenefer blocks and talked to members(affected from LRR) most of members were uncertain with hope Bahria will compensate enough. I compiled an application(asking Bahria about LRR status and compensation) and get signed of 14 members but Bahria Authorities refused to submit application with argument "We don't have any notice from Gov on LRR yet, plus we are in discussion with Gov to change ring road plan...so please stay relax and in case if LRR passed through we'll compensate"

Looking at current LRR map it is unbelievable(for me at least) to imagine, it will pass very close to Grand Mosque, separate F block completely, a lot of residences, will be killing for Bahria's beauty and safety - I guess MR will definitely do something to change LRR current map

I can count at least 3 members who stopped construction due to this issue(in last few weeks) started again so I am also planning to start construction again with the hope, MR will be good to Bahria Members.

Any Thoughts?

hafiz sb has shed detailed light on above issue in some of the older posts which yu can search scrolling down. LRR will pass through Bahria and cash strapped MR after paying heavy amounts to Army in lieu of dha valley fraud cannot afford the cost associated with re routing of LRR and punjab govt doesnt consider sector e and f legal as those have not been approved by any authority so will go ahead with current LRR plan...bahria has actually abomdoned Lahore project and only concentrating on karachi..they damn care about lahore anymore as they dont have any future expansion plans here

update on the status of Phase 2? I am holding a plot in FF and quite disappointed with the performance of State Life Association. They promissed to have the map out within few months after the last year's AGM however no news so far.
