Regarding Bahria Town

One man show? I remeber watching an interview of bill gates from the 90's inwhich he said the sucess of IBM was not IBM but the other companies attached to it. IBM was not capable of sustain in the software market at the time so they used microsoft and other companies to stay on top. same is with MR, many poeple dont know this but most of the share in bt is of many big politions, grnerals and of course zardari. i can tel u their is on person whio can run bt very efficently for years after MR is gone and that is Shahid Qureshi the country head, even now he is running bt and its opparation MR is only dealing with the ruling elite of pakistan. Also Ali raiz is atleast sober half of that day and atleast the time he is sober he dose not let any one take advantage of him so between them both bt will stay stable. one more thing the huge sucess of bt lahore was only due to shahid qureshi and his tactics.

frist take bt karachi, many people are worried about the scandle that is going on there, remember MR is not a normal business man he is extreamly resourceful and cunning. the guy think 10 years ahead of current time. I've been in bt for nearly 10 yeras now and even back then pople would scare us by saying he'll run of he will be arested. he got past that era and now today MR is 100 times more powerfull then he was back then he is most definalty not a child, what he dose he dose with complete backing and has thought the whole thing through. General raheel sharif is mearly trying to strighten the country out he is not trying to wipe out the criminal elite of this counrty but is trying to make them stright. other wise he would have taken over the counrty, he is mearly spanking.

bt lahore is now on its own what has been developed is final with exception of small pockets being made or the previous project land getting cleared, bt will develop and continue beautification of previous projects. thats it the rest is merging. we cant do anything about bt's tactics, if we make 1 caror from bt they want 60 lac back from you and they have ways of making that happen, selling greed.

a deal has already been struck between the rangers and bt management, bt is advertising just for the public, everyting about the land situtaion in karachi bt is true but bt also pays all dues, the reson for there sucess. All the letters being published on the net and ads appering is mearly to keep the public quit. All deals have been finalized with the army by MR in his office or drawing room
:) and now they are just posing for the cameras. its like a hollywood movie its gets made 1 year ago and showing now.

@amer you should wait because right now bt residential market is very hot but the plots that are rumered to be in the patyh of LRR are very very cold indeed, dealers dont want to buy them at any price, if you rush selling you might get taken advantage of if LRR dosent go through bt and if it dose you might get the same
location and value plot from bt so either way its batter to wait.

let me tell you about bt karachi, right now it is a huge huge ditch where if you fall in you are in trouble, its rates for the next mayb e 1-2 years will fluctuate going up sharply and then comming down sharply, this is a dealers game only. a genuine investore could make money or could also lose money. I would sagest to wait atleast one year and then buy any and everythingin karachi bt because this will be the oppertunity to turn millions to billion in my view, based on my visits to the porjet. this will be the biggest, baddest :) and most fruitfilled residential project in Pakistan. the magnitude of the project is mind boggling it is amazing that such a project will be built. its even more amazing the pase of development. only the area developed till now it would take
Dha lahore 60-70 yeras to do :)

Reference to your comment in another post below, r u sure that bahria will accept to give developed block either in Sector F or Bahria Orchard to those who have paid all installments? I doubt as in this way everybody will pay the insrallments and will ask developed plot :)

they wont give it right away, u will have to wait till bt either develops a few plots in sector F or toher places they have plots avaliable. i am sure of this, it is their history that a time comes when they offer such a facility to full paid members. take the example of civic commercial if you paid 2-3 instalments you can choose a plot of your choice, it was offered to me :). in times of grate market collaps bt facilitates

Can you please shed light on Sector F commercial Tipu Sultan Block, what you see the future of Tipu Sultan Block commercial as it is bit away from Bahria Town? I bought this commercial at 260 lac. Please advice either to hold it or sell it by accepting the loss. If to hold it then what you foresee in how much time you see maximum gains in it.

Since many people here on this forum are impressed by your deep knowledge and unbiased analysis about Bahria Town Lahore, i would like to ask you scope of unballoted sector F
files as I got one and have paid 5 installments uptill now.Once I realised there is nothing on ground from BT, i stopped paying installments.now if I talk to Orchard staff, they say Sector F is on our priority abd ballot would be conducted before Eid ul Azha.

Could you please guide me what shall i do regarding my kanal file in sector F?it is not yet cancelled by BT and as per staff at BT orchard, Bahria will give me chance to deposit remaining installments before conducting ballot.(although i dont believe there words).

@waqas you bought at the very peak, if you sell now you are sufferng a loss of 1 caror. i wouldent recomend that, plus their isnt and other investemnt in my mind ih the budget of 1.5 caror which will recover your money. I see sector F in a good light but after it is pupulated and the acess from multan road is given. 5 years max.
@shshyar and akmal I have no idea about bahria pindi or have any investments there.

@code since you have submitted 5 instalments your kinda stuck, you should pay instalments and ask for a plot on ground if no then i belive they might make a few plots for people who have paid full instalments after some time, or you could pay the instalments and ask bt to give you a plot in bt orchard because the rates in orchard are more than that of Sector F so atleast you can have an on ground plot.

as stated before if you have paid instalments then wait for an out come and if you have not then merge your file into something else to recover your loss.

There is a news in the markeet that BT karachi market will shoot shortky and BT will not cancel anyother file till the market stabilize itself.
Further jinnah commercial forms will be the first thing to trade in BT karachi.

Thanks for sharing all the information on bahria. Can you please guide about the future of On-Ground plots (Tipu Sultan block). I've recently purchased a plot there and worried about its future. Should i hold it or try to sell it and invest somewhere else.

Moreover in your last post you mentioned some houses are being constructed in ghaznvi block. I visited myself there and confirmed that house being built came under quied block sector E. There is no possession and construction started for ghaznvi block(at least i could not see any house build there.). Can you please check your sources again. They might have approved some maps but no house on ground in ghaznvi till yet.

@ Shahzad Sb, All on ground plots in Tipy Sultan are very much safe and no need to worry about as these are developed plots and bahria only develops any area after owning the land itself.

@ 11khan sb, No need to worry at all for Nargis Block plots,
Prices in Nargis block are increasing day by day and will be goldmine after the ring road as the only interchange of LRR will be behind it which will be using by all bahria residents. Moreover no good plots are available for sale here as people are holding and all Bahria is focusing specially to beautify this block these days. As recently they have installed street and lane boards ij each street and bulldozers are in full
Swing for beautifying the block.
All is well.
