In my short trip to Pakistan,
I personally visited on ground realities of Phase 7 and Phase 8. Based on visit and limited knowledge, I share my experience with all of you,
Phase 7 Vs Phase 9
The ballot date of Phase 7 was around somewhere in 2006 I have seen the date on one of the allotment letters of W block plot. After 9 years you can see few houses constructed in Phase 7. So roughly, there is lifespan of 10 years for one phase to develop (Phase 7 area is far less as compared to Phase 9). It will take at least 10 years for Phase 9 to develop. In this time I foresee ups and down may be 1 kanal plot available at a price of 40 lac per kanal in next 5 years time.
Phase 8 S block Vs Phase 7
The
location of Phase 8 S block is far more superior to Phase 7 and price difference is not much. Phase 8 S block will eventually surpass all the Phase 7. I believe, it is the best investment one can do. Ideal place to build house and it is undervalued by 50% plot available in bracket of 110 could easily touch 150 in near future.
Phase 7 safe and good investment
Phase 7 upper cutting plots in U and T block were in the range of 100 during my trip 6-18 Jun 2015. I expected this price to rise. Now the price of Phase 7 is rising day by day and especially 10 marla plot
prices rose by 8-10 lac within week. 1 kanal plot also has a potential to rise by 20-30% within a span of 6 months.
Summary:
Phase 8 S block (No. 1 choice)
Phase 7 W,U,T or other upper cutting plots (No. 2 choice)
Phase 9 (No way invest after 5 years)
Phase 5 Ext M block (Can also be a good option
