This project is not yet finialized/finished...BT may find a good solution for that.....just think about the on ground houses and commercial plazas which are coming umder LRR...i still doubt that LRR will from this route....BT may offer funds to rocate the same...

E.A sahib it seems unlikely because if they were to change the route, they would have to do it from Gajumatha. From Adda plot Raiwind road they would have to give an almost 90 degree angle to the LRR, which seems impossible. from Gajumatha the cost and distance would be doubled if they were to try to avoid bt, I don't think the cash straped malik riaz would support that, he has given cheuqus worth 30 billion to the army for past unfinished projects and one cheque of 8 billion has already bounced :) this is dealer gossip and trying to keep their investors calm to whome they have sold plots to keeping high margins.

the cost malik riaz would have to pay for the relocation of LRR would be very very huge he can simply give good location plots to the effected people of LRR, that wouldent even cost him 10% of what he would have o spend for LRR relocation.

Sector D,E,F are unapproved from any authority even till now. it is all fault of malik riaz not fault of poor people who spent there hard earned money investing and trusting him. please take the example of Dha 6 and Dha 8 area many houses and shops were leveled in 2012 for north loop construction. even when Dha 8 wasent built, punjab govt did not consider rerouting to avoid Dha 8 instead they proceeded to cut through it.

If I am not wrong it is Govt's responsibility to compensate the affectees of LRR for acquiring the land and not of Malik Riaz, however there are chances of mutual coordination between Govt and Bahria where Bahria will be compensating the affectees on behalf of Govt. Lets hope for the best in the interest of all.

NRP bhai you are completely correct about Jasmin and sector C comm. pople who own the land in these two places are asking 1 billion rupees per 2 kanal from bt managemnet. it takes years to get a sector approved espacially a comm area. sector C comm area was approved 5 years after its launch. back in 2011 people were hungry for bt plots who were being sold for muliply
prices gold rush. bt did not care about approval they sold one sector every 6 months. that is why punjab govt dont care for sector E,F they are illegle in there eyes.

i think bahria town empire will fall on its own weight due these frauds. MR cannot sell even a single new plot in lahore and ultimately these frauds will also affect karachi project and it will fail also as its an IT age and yu cannot lure karachi investors into fraud as they will be well aware of maliks frauds in lahore and Rawalpindi

MR is the most dishonest, Honest biznesman i have seen, he might con people with tricks and plays on peoples greed but he keeps his on ground and developed projects clean and safe from littigation, bt management has already offered the claimers of sector C comm and jasmin land 20 caror per 2 kanal which is a very big price and shows bt's commitment. they will first cut your throut and then drive you to the hospital for treatment :)

All of you must understand that Greens, civic comm, Sector F 50%, Golf 70% were their last frauds in a very hot market, they threw thoes to earn an estimated 24 billion rupees which other wise they would have earned in 10 years later if they delivered projects, they struck when the iron was hot. now they are buying land at 2 lac per acar in karachi and selling at 10 caror they will never come to a place where land owners are asking for 2 caror for acar lahore.

I visited Bahria office in Alfalah building Lahore yesterday. I met with the town planning incharge.

According to him Malik Riaz is taking up the issue personally with the government regarding LRR route. According to current map it will cross through Bahria Golf view residencia and populated areas of Bahria town.

He said that they have to make Golf view residencia project successful at all cost.

I personally believe that an alternative route is very likely because otherwise Bahria town Lahore project would be seriously damaged not only in terms of its reputation but also in terms of financial loss.

We shouldn't keep quiet & take the fraud of MR as will of Allah. All effected people of sector F, Golf Residencia etc etc should assert their right. We have invested our hard earned money in these projects & we have all the legal as well as moral right to protect our interest & investment. No doubt MR is a powerful man have filthy worth but we must realise that we too if united together & chalk out proper strategy would be ultimate winners. So I suggest that we should chalk out a plan to exert pressure on Bahria Town by adopting legal as well as other tactics so that our hard earned money is protected. Green valley no need to pay instalments in my case I paid only down payment as per advise of my dealer.
Golf view balance 2 or 3 instalments after final confirmation of LRR.

I know that Bahria Town is facing serious problems in getting required land for its remaining Sector F. I think that they will try to reduce the memberships. For this purpose they will be using tactics like merging, delaying and creating uncertainty. Meaning investors will have to wait a lot to see their plots on ground.

Thanks for your comment. I am writing about Bahria Town since 2004 and readers are aware to whom with I am.
Bahria Town has included terms and conditions which every member is bound to agree by signing its membership. According to these terms and conditions, every member is bound to pay the installments in time. The member has agreed upon cancellation of membership without any refund if two consecutive installments are unpaid.
And I have seen people crying when their plots were cancelled due to non payment. And I receive emails from Sector F members that their
files were not included in ballot due to non payment and no one is listening to them.

you are much close to these guys, most probably Naeem may can help in this regard to get the latest information on discussion of MR with the government,

you are kindly requested to keep us updated on any further information you receive from any source,

as a small investor of BT, I just want to say that BT was a heaven 2 years back for any investor, but they time they launched one after one projects and did not deliver ,it became worse to invest here and that's why many people get stuck with their hard earned income as well.

MR must be having some discussions with the government on LRR route, I am also trying to get those information, If I get it I will publish here, if you got some....please share.

let me tell you one last thing. i dont mean to offend or cause heart ache to anyone but the route bt has proposed is also through Sector E, bt's route choice is only to minimize the damage to its plots. LRR will not pass all of bt by, I know this because I am a very good friend of the town planner Amjad Nawaz Bhatti. we have lunch or dinner atleast once a week in my plaza.

the hire factory thing is a roumor made to keep green vally holders quite till all
files are merged it has circulated the market since they decided not to make green vally, it was a joint venture between hamza shahbaz and MR but they had a falling out so bt is now trying to finish it off. the land near to Sector A is actually next to nfc 2 comm between multan road and canal road, it is already developed where a 200 ft mb was gona touch sector F and only kanal plots in that project. now even that is comming under the LRR SL3 interchange on multan road.

@ Hafiz Sahib, as per your previous comment where BT is offering 20 Crore each to Sec-C commercial plot and plazas holders, I believe BT is still doing a great deal as if you compare it with the 1 billion Rs demand for each 2 Kanal, it is still saving of billions for Bahria.

However, In my opinion, if this happens then it will have 2 effects,

1- Land owners of that area will reduce the
prices to the realistic level and will make a fair deal with Bahria as they are black mailing bahria on this land due to lot of construction activity in this area.

2- Bahria Sec-C Commercial will have no effect and the confidence of investors and plaza owners will boost up.

However, if owners of Sec-C Commercial accept BT offer, and BT doesnt buy this land from the owners then it will have a very bad impact on the location and Sec- C Commercial and on overall look of Bahria and consequently there could be a separation or construction of walls in this area.

As you are also having plazas and commercial plots along with relations with Bahria officials, please shed some light on this issue.

bt made the mistake of giving the comm in the wrong place they should have made the 80ft from canal road the comm road. price is from 170-190 lacs honestly this commercial will only be for normal venders and grocery shops which is why not a bright future, still after 3 plazas been completed they have not been rented fro over a year and a half now. i cant advise either way :)

Further, please advise all other land of Jasmine is cleared or not. I mean to ask that how much land is not clear in this area specially for residential in Sec-C.

If one sell from Comm D, then where should he invest in BT ? or do you suggest any other better options in other societies ? I am only interested in commercial property and can add another 80 to 90 lacs on top of what i will get after selling D 5 marla ...

One comment in above posts suggests that a certain portion of sector C commercial of Bahria Town Lahore is also not clear, for possible dispute, litigation or for some other reason, etc. We have recently purchased a 8 Marla commercial plot on B side (in the lane 42 - 45) of the sector C of Bahria Town Lahore. Is this specific lane also not clear Please comment. Jazakallah!

It is all fault of Bahria Town, if these maps are true, then government should have informed Bahria Town ages ago as Government is bound to stop any further development in advance by sending notices. However Bahria Town will not be able to hide this any further when the official map will come out, which is going to happen soon, Bahria Town will have to cancel more
files before it gets officially public. One the other hand Bahria Town is a good company that is why people trust them, although these maps are very detailed but they are not yet officially announced. If you look in the past can anyone tell what happened regarding announcement of detailed maps before Ring Road Northen Loop as that part had also destroyed many properties?



It seems Bahria was always affected by villages, public access roads, small water canals, rohi nalah etc., like DHA or any other big scheme in Lahore, now Ring Road and in the past they had solved these problems it seems that they will solve this new problem as well.

Actually there are two maps, the one which is very detailed and drawn above google satellite images which is as follows

There is another map which apparently from NES Pak which is as follows

These 2 maps match one to one. According to both these maps Ring Road is 120 meters wide and it is going from the middle of Golf Course in Golf View Residencia. There is additional 50 meters land on both sides so total is 220 meters. If you run 220 meters road on Golf Course it will take up almost whole of the land for Golf Course. Also the entry from Raiwind road for Golf Course is taken by ring road itself, although it will be above bridge in that part. Many commercial and 10 marla plots in the front will be taken by the HUGE Ring Road interchange on Raiwind road, IF THIS MAP IS TRUE.

According to the above maps, Golf View Residencia is badly affected by the Ring Road. Almost whole of the land of Golf Course is taken up by the Ring Road, apart form that many plots will also come in the Ring Road. Almost all the plots in Golf View Residencia will be affected by the noise and pollution of the Ring Road. I do not know the source and truth of these maps but they are very detailed.
