Bahria Karachi urgent advice required

Dear experts
Please let me know if it is worth depositing installments for bahria karachi?i have a 125sq-yards file(old booking) and its 4 installments are paid till now.i bought it at peak price in november last year. Can experts see any jump in prices after ballot on 30th june?

I cannot understand How Bahria operates, for example in bahria lahore…more u pay installments more your file is in minus, however sumone who has paid downpayment only, he can easily sell it on profit.so i am confused what to do.some dealers telling me there wont be any difference after ballot and encouraging me not to pay 5th installment for upcoming balloting.

Early reply from property gurus will be highly appreciated, as you know i only have 2 days to decide.

I know many people here would question integrity of Bahria and it being fraud here, i already have feeling Bahria town is or potentially could be in trouble in wake of changing political scenario in Sindh.so i would appreciate if you give me workable solution rather than cursing Bahria, coz now i do it myself .

Bahria never include those
files in Ballot having unpaid installments which are due till Ballot date. Hence, if as per plan 5th installment is due before ballot, You must pay ASAP to get your file balloted and then you can sell the file after ballot which may give you good return depending upon the location.

Further, please keep in mind that Bahria never gives priority or include those files in ballot which have unpaid installments and in result those files get locations in the blocks which gets developed in last.

In this case those files which convert into plots first get the attention of investors and prices go high comparing with the other blocks.

BTK seems to be spending most of its resource in Karachi to make it a success. Lahore/Rawalpindi projects are running at snail pace. Since there are too many 125 yards
files, and it is 4 year payment plan. So expect when to get a developed plot.
I guess it's worth taking risk if you want to make good gains else sell. Even today it has own of ~1.5 lacs.

Once it is fully developed, then it will become unaffordable at today's rate and probably will never look back!

See if you can hold for next couple of years.

Cornor Plot division into two portion

Dear Experts
I want to ask regarding corner plot as i am interested in buying one kanal plot in DHA phase 9. is it possible that i can transform this corner plot into two portion with one garage on main side and other smaller garage on the other side of the road so that i can rent it out for my monthly spending. Thanks for expert advice of Jameel Sb. Habib Sb. Block B, Ahsan Ali and other most active members of this forum.DHA bu laws give some provision for this or not?

2 ways of thinking

There are two different way of investing in property.
One is investing in files and projects who have futuristic value. And main focus is price gain, rather than developed residential projects. Keep on switching earning or losing money. These people never invest in ready property or houses no matter cheap.

The other way of investing is classical or old style thinking. Here Focus is imagination of developed plot where someone can make house. In this style focus is developed and populated areas where preferably people are living or interested in living

Both have pros and Cons and money is made in both cases. In market crash first approach is more risky than the second one.

None of them is wrong only focus is different.

I have more of "light classical" approach. i Hope the readers can understand what i really mean.

For average plot in prism as of today.
60+20 is right price
50+20 in under priced
70+20 is over priced

So today prism is at right price, I myself always buy a property when it is under priced and never regret if I lose some chance.

The Biggest question is If you are ready to hold 8,9 years buy today and then forget. Don't look back even price comes down or does not grow in 2,3 years. You will catch up at maturity.

location plots.I am not able to determine correct time for entry in phase 9, I want to invest money where i also have way out without loss. As you know i am stucked with Golf view Bahria and learnt the lesson already.

Salam LRE team and other gurus.
I need a quick advice on below options. I have 30 lakhs to invest for 2.5 years. Which option should I select to get more gains:
- Ivy green 5 marla plot
- Prism 9 - 5 marla plot preferably in R block
- Any other good option to invest 3 Million in 2.5 years

Consider Fazaia and NFC Phase 2 too for good gain in 2.5 year both have interchanges of LRR as well.
