Bahria Sector F

Bahria Sector F
Dear CMY
ur expert opinion is required.
I own a file of 10 Marla in Bahria Sector F. Five installments have been paid, but still Balloting has not been done for these files.
please guide, should I hold this file, and pay more installments or just sell out this file. what is the expected future of Bahria Sector F.

A dealer told me that BT GM says that there are around 1500
files pending for Sector F whose balloting is yet to be done. They have acquired the land for it and have plans to do balloting after Ramazan. Lets hope they do it.

Before the start of 3rd or 4th instalment bahria said if all the instalments are paid before March; those
files would be included in fresh balloting. Many people fell into the trap of bahria & cleared their outstanding dues. This was only a stunt to extort money. Similarly before the final instalment bahria said if all instalments are paid prior to final instalment; those files will be included for balloting to be carried on just after final instalment. Now people have paid the final instalment but bahria has gone into deep slumber, enjoying on the money of general public. Bahria has now tarnished its reputation by not fulfilling its commitments. I purchased file only because I was told that bahria would handover plot prior to final payment.. What to talk about handing over of possession; Bahria after getting the entire amount has not only conducted balloting. I have lost my faith in Bahria

yesterday, I called Bahria office, they told, they have cancelled 4 installment paid
files, and will soon cancel 5 installment paid files. and there is no refund policy. if refund policy comes, they will deduct 30% from total paid amount.

DHA is better in that as they charge penalty if you donot pay the development charges. I did not see any case where plot is cancelled even if the person did not pay a penny.

This is strange that despite receiving entire amount of plot in Sec F, Bahria Town is not paying any heed to the miseries of the people who have paid the price & intends to construct house. It seems Bahria Town is more interested in showing high dreams but when you fall into the trap Bahria Town dump you in trash to bear the fault of showing faith on Bahria Town. Now when Malik Raiz has succeeded in getting huge land in Karach, he has lost interest in his other projects

Well Gentlemen!
Sector-F had first ballot last year for ones who deposited their installments in time and ALL of them got plots close to Sector-E and at moment giving you 40-60% ROE in ~2 years.

With LRR on the card, The
prices are bound appreciate. Development work is in progress. Possession is coming in next 6 month for some blocks. Seems like the delay has been caused by Bahria's full focus on Karachi.

Although whole phase-9 is excellent, but
F,G, H & B, A, P are the future of Ph-9 prism for 1 Kanal holders. Now please dont take it personal, this is my view only and market will decide.

Kernel saab, in ph-9 nothing will go in trash. I posted it long back that phase-9 will see some hard times till its development will start its full swing (and that might be after 3-4 years from now) but after that ph-9
prices will be out of reach for many and L will also follow similar path. blocks I mentioned will be the leaders with upto 20 to 30 percent more price than others. it does not mean others are trash. chilll kernel saab.

Please comment on L block and village Bhuller. What is the present situation of this village and what is the possible future. What impact it will have on L block. Also please comment if L block will be possibly the last block to be developed if the development work starts from B block.

Your plot H-568 is backside of 60ft road and park. But close to Youhanabad. Better to change if possible. B-209 is corner near excluded area. Better to hold this one, may give you gains in future, once B-Sector is cleared.

H-568 You can hold this
location. Its ok for long term hold and healthy gains. A future super hot block when LRR will be existing on ground. I consider H block to best place for living as its most closer to Lahore Ring Road. It also have not one but 7 parks in it. No should take this block easy. Village on map is half gone already on ground.


B-209 My dear friend is also a superb location. You are a very lucky man. I dont know why you are so worried. If I was you I will forget these plots for 5 years and look for other things to do.

Which bridge you are talking about. One bridge is approved but that is over railway crossing on main defence road. It has nothing to do with LRR . There is a link road between Defence Road and LRR along the railway line.

Jawad Sb agar ghalat bola tau alfaz wapis laita hoon. Honestly why someone should curse CMY or any body else. This is not fair even if he has some vested interests. People should seek the advice but should take decision on their own choice.
