I think you can hold this
location. 10% extra development charges. Keep in mind your 1st installment will be in about 4 months.

Its my personal estimate. DHA official words should be waited before making any buying selling decision. I want to make it crystal clear I will not be responsible If DHA ask you to pay 1st installment in one month or ask for it in 6 months.

My staff was verbally told intimation letters in Prism will take min 3 to 4 months.So I am writing my estimate based on that info.

Total Disappointment

I MUST SAY TOTAL DISAPPOINTMENT......ON UR PREVIOUS ASSESMENT OF PRICES (HAS MOVED DOWN ON FORUM)
I mean no offence to CMY but this is a simple fact i wana high light

CMY sahib dont take it on ur heart, i do respect u (but not as a property expert anymore) just putting across what all u have said in last 10-15 days
FIRST CLAIM.....1K... BETWEEN 75 … 100 WITHOUT DEVELOPMENT CHARGES (all is cash)
SECOND CLAIM....1K... BETWEEN 75…100 WITH DEVELOPMENT CHARGES (Means cash worth 55 - 80)
THIRD CLAIM ....1K....BETWEEN 75…85 WITHOUT DEVELOPMENT CHARGES (means cash worth 55 - 65)

Dear, property assesment like this is not even done by a kid ....what to talk of a guru like u .....
THIS FORCES US TO THINK THAT EITHER U DONT KNOW ANYTHING ABOUT PROPERTY BUSSINESS (which i am sure is not the case) OR there are some vested interests which are forcing u to take so many u turns
I am sure u will delete my post but even if u have read it ....would serve my purpose .....only request is please dont play with people like us who trusted u (Although i take blame for that aswell... as it is my own fault not of anybody else, but people new in property have to trust someone and......rest is known to all).....
I am sure u dont take it as an personnel attack but these were my feelings .....

It is rather shocking to observe that people are so gullible and immature. I don't know what CMY or anyone else said to you. But I know this much that no one knows the future. Everything that is said on this forum is an opinion. Some opinions because of the weight of the logic they present carry more weight than the other, but they are still opinions. As a buyer one has to do due diligence, gather info from various sources, consider risks and finally decide if they want to invest. It you are not doing all this, then you are a fool. And as the saying goes, a fool and his money is soon parted.

As a fulltime investor, I have come to visit this forum for several years to get latest plot
prices. I found the pricing information on this site to be fairly reliable. Being a good judge of character, I find CMY to be a decent and reasonably honest person. I personally value his comments and think that he is the only one in Lahore who is offering this kind of services. Having said that, I have some reservation about the Phase 9 pre-balloting projection offered by CMY. There a few discrepancies to talk about, however, I believe it is too late and besides I have learned my lesson. I would like to continue to use this forum as long as fairness prevails and people are allowed to voice their true opinion. We are living in the data-driven economy and world for that matter. If data/information is deleted or sensored on this forum this will not stop the truth from manifesting. People will simple move to other forums. Final words: Please let people speak.

Dear rana, it is likely that faircmt did not read the various disclaimers or maybe he comes across as very naïve or simple. The fact is that I have personally read each one of the recommendation since May 1st. And, the particular posts that Khalid is referring to had no disclaimer. Not sure what your interest in this forum is, but people have millions of dollars at stake here. And, they are not dumb and will throw away their money so easily. FYI: Most investors (small or large) do their homework.

CMY is right. He has been helping us since long. I am a regular reader of this forum, but I am not a client of
Lahore Real Estate. I took his words about Phase-6 "DHA within DHA" and purchased in Block-B in 2006/7  now my return is 4 times.
In 2011 I purchased Phase-9 files for 16Lakh/Kanal and got allotted plots in Sector-R. 
I will retain these for 3-5 years.
I do my own analysis too considering various factors including topographic factors.
To me CMY is doing great service to the investors. May God bless him with good health.

I think the things r getting too much heat up .I being following this site for last 8 weeks and before ballot everyone seems to agree about good prospects of phase 9 ..but since 15 may alot of people lost and quite a bit people gains too.it all depends when u bought the
files .it's an investment which take time to mature ..alot of people jump on the phase 9 train in last minute and I am sure they ended up loosing alot.but think about people who bought them when the file was 10 11 lakh..they gain good after long suffering and hopefully they will gain more in coming days because they have PATIENCE.

hmmm well.... I have been reading CMY's opinions since couple of years now and i have found him a honest person. Many times i agreed with him and sometimes i didnt. Many times i found his opinion on the subject was right and a few other times he was not. regardless of all that i cannot imagine that CMY would misguide us intentionally. I will always trust him like i trust my brothers.

I would request to wait for the dust settling down... comparatively phase 9 will be a winner investment by all means. people who were day trading on phase 9 with their money should be mad but we need to keep this in mind that property investment basically is a long term investment. things can go up and down for a short term but people with long term vision care less on this type of fluctuation.

My observation that CMY sb is very honest and good person. He has good control feature views in property business as per feature point of views. That are why we say BABA-E-Property (with love).
Its only forecast, some time its come result soon but some time its need time to seeing real picture.
I never seen such a good and professional person in property business who say some of us to hold the plot for feature. Dealer has interest when someone sale or purchase with their commission.

I think most of the investors hurt because of un-necessary hype created by dealers about Phase-9. Nobody was ready to treat it normal phase of DHA like other Phases. Rosy, high & false promises, best phase of DHA, outclass town planning etc etc rose the expectation level of investors. Once phase-9 failed to meet those expectation, investors got hurt. Dealers should had to tell the truth that Phase-9 is just another phase of DHA having advantages & disadvantages. Big dealers already knew about the map thats why they sold their
files before balloting once prices touched peak.

Well. With due respect the claim of 97% good plots and currently 95% plots being good is also wrong. I say probably because I am not sure.

I think Shahzad Qamar told us only 44 of G block were balloted. I wonder if someone can tell us how many of those 44 in G block were good, bad, worst.

Strange person, this Mr Khalid Khan. Does he live in the real world? Who can tell the future - only God. I am a frequent visitor of this site and have sold/bought land through LRE. I have always found CMY and his
team to be very sincere in their advice. Sometimes I have taken the advice and sometimes I have not. I, and only I, am responsible for the decisions I make with my money. It is very difficult to find a dealer who teaches you about the ins and outs of property like CMY does on this site. I am grateful to him and I look forward to his comments.

I appreciate the services offered by LRE and specifically the words of wisdom from CMY. He advised me to buy DHA Phase-9
files in 2011 when the price was 18 lacs. Now I got a plot Q-777 which is of 100 lacs.
CMY advised me to purchase DHA Phase-7 W-1073 in 60 lacs which is now 140 lacs. These are just examples which shows his vision but still it was a forecast. CMY can not force anyone on this forum to comply with his advice. It is our ultimate responsibility to think and analyze his suggestion before executing it. I compelled to mention above examples due to unrealistic criticism on CMY.
Thank you Brother CMY for your true guidance and I hope it will always remain with us, Insha Allah.

He shares with with yoi In and out of schemes
He provides excillent forum, for maps google images Historical
prices which help you and me to make decision.

I have tried my best to tell the people but people forget basic Concepts in Property investment.
If you hold you always gain keep time factor in mind that you are willing to hold that much or not.
If you you want monetry gain in property you should khow when to enter when to exit. If you buy when market is in Hype and sell when panic selling is going on you are fool not adviser.
The price is just a supply and demand issue, demand is alwys at constant slow pace the moment more supply comes price drops.
No one except God Knows what will happen tomorrow you can just learn from Past exprience.

More to Habib's point, if a draw a graph of market price against my cost of purchase for
files I have owned in Phase 8, 9 and PV since 2007, there were many months or years where one file or the other was showing a loss. Sometimes the paper losses were significant.

So if I did not have the power to hold, and had to sell I would have taken a loss. How could that have been blamed on a dealer as "bad advice?"

I can see a disclaimer as part of your new signature, I still believe it is uncalled for. Since you are not charging any fee for this service but trying to make new clients and retain existing ones. You have not other option but to guide them and give your sincere advice so that your clients feel happy and make ROE at the end of day. I guess you are doing that with upmost success. Congrats!
