AOA, well there is a complain / suggestion for CMY & Admin of this auspecious platform.

Mr. Mian Fawad Sb >>>> the words and way you are telling people is really hurting.
Your selection of words to tell people that there plot is not good can be in a decent manner as well.
Instead you are telling people "very hard to sell" "worst location" "on the boundary" "minimum 5 years wait" blah blah blah.

Specially for the plot holders at J-Block. Why so? there are people on the same forum telling good about J-block, please cater for it as well, dont impose your estates policy guidlines on the general public please.

i am the plot owner of j-2502, as i see this plot on map first time, i instantly feel that its really bad plot on boundary and graveyard also behind to it, if i am a buyer and some one offer my the same j-2502 plot then i will ask him straight that please give some other option, will never buy this or any similar kind of plot, so that's why it is hard to sell, if that is bad plot then it is our luck, others have nothing to mind this, if it is bad plot then it is reality, we have to accept.

my brother also have 5 marla file but his
location is good one, it is k-1367, so he got good plot.

the only solution is dha should make roads behind the boundary plots with green belts both side of road and place some trees on boundaries, so these bad located plot become nice looking.

Why you are so hyper over his remarks?
If you don't trust for his words, dont care it at all. Can you?
Or
You can re-phrase "Worst
Location" plots as:
- "Ideally located near Hudiara Drain with blend of free chemicals fragrance"
- "Ideally located next to graveyard with opportunity to enjoy calm and peaceful silence" during night
- "Ideally located boundry ntouching to LRR" with free chingchi music, vehicle noise and smoky clouds free.
!
Its all about "Perspective" you see the things.

Hasan well said. There is no control over bad plot but DHA could do extra to make them look good.

all dealers praise when u go to buy ,if u go to sell they tell your plot is not good,its their psychology,so just be cautious with all dealers including fawad sahib

In Sector M , Total number of Plots are 1,342 out of them 584 plots were holdby DHA and ony 758 Plots are allocated to file holders. WHY?????? :h

i have Bought a file yesterday of Bahria Orchard Awami villas premier 5 marla for 20 Lakhs. is it good investment..? what is the future scope ? if i sale after balloting how much profit i can earn ?( today i went to see the site myself it is still under consturction and it is three story so 3 families will be in one villa, one dealer there told me file is worth 18 lakhs.. )..kindly anyone advice..thx

dear i have a file there also... file is available in 18 to 18.5 lacs depending upon the type of dihari dealer imposes upon you but 20 lac means that yur dealer is MAHA DIHARI BAAZ...
please tell in detail the stage of development of apartments?? means how much work has been done? dorrs etc have been installed? in how much time do yu see them complete based on pace of work? actually im out of country thats why cannot see myself...thanks

oic...actually i have not bought it one of my relative asked me to buy his freind from canada visiting here and needed money..i just gave my relative 20 lakhs and transfer paper is on my relative now..but i think his friend told him its worth 22 lakhs...well i supposed 80 % work is finished, pipes structure etc...doors and windows still not installed..the dealer there told me Balloting in 4-5 months by bahria office man said by Ramadan...i took photos too..if u more interested i can send u by email too!

i think if yu bargain, you can get it in 18 lacs... i bought one 1.5 yrs back in 14.80lacs...i think its a good investment if yu can hold. plus dont know with bahria how many
files are there and whether they will accomodate everywhile in this ballot or delay for others???

3 Worst Locations

Although definition of good Plot is very difficulat and there are may " Sharee Aebs"

But these Location are worst and should be switched ASAP
I Close to nallah with in 200 meters at least for 5 merla and 300 meters for Kanal.

2 Close to Village when you are supecting that the way will be open from that side, It amy need a bit abit of work up, First see the map if Road leads to Village boundary and there are no plots on Boundary, then you may have to visit the Location or see high resolaution map if some street of Village is opening, and in map there is coresponding street that is worst lcation, The Stree Leading to in is also Considered bad.\

3. Plots facing or near garveyards


I am not personally against nay of these location but if you are stuck even for making home people dont make homes there and the areas remain less populated ever after 20+ years of Development

Once I was looking for Low budget houses in DHA 1 to 4 and was stunned to see this fact. the houses in these areas were at least 40% Cheaper than other areas but still there were no buyers.

All other Bad Locations are relative

It is based on
prices in DHA phase 2 and 5 The Blocks which are near Nallah, That DHA Nallah is Only 20 feet wide, Hadiara Drain is about 100 to 150 feet wide it is biggest Nalah in Lahore which takes sewage from 2/3 of Lahore. Even Wapda Town Nallh drins in that near defense road. It Looks Like a river.

sir nallah is big no doubt but surrounded by commercials also by DHA planned com. it flows to lahore so not cary sewage of lahore
