Correction of misunderstanding regarding J Block & R Block

Dear all,

Had to write this in response to Imran's comments on J Block. Any experienced property person who has been dealing with the market for 20 - 30 years will tell you the same thing that CMY is about both J and R block & regarding R being a better block CURRENTLY than J. You are doing him a great disservice for trying to guide you correctly. Its pretty clear which block will be developed first if for no other reason than it is logical for DHA to continue the development work from DHA Town into the nearby Ph 9 sectors and more importantly that DHA would not go anywhere near J block until the Ring Road is completed by the Govt. Say they develop J first as per your dream and later Punjab gov comes and says that we have revamped our Ring road plans and you need to destroy these J block roads as they are interfering with our construction plans. Or a thousand other similar problems. Also the apartments in R will be CRITICAL for DHA they are going to go all out to make sure they are successful & R will benefit from this. The nearby DHATown & Askari etc population will lead to R being populated first as well. Tell me would you rather live next to DHAtown residents or Nishter Town residents with a noisy ring road next to you? An experienced property person knows that you can take advantage of the price increases in R because of the above (quicker possession & quicker house building), sell and then buy a plot in J block while pocketing the difference as profit.You might even be able to buy 2 J plots for one R plot if you time it right. Which is what I am thinking of doing even though I DONT have a plot in R. In the LONG RUN however ONCE the Ring road is made and overall Ph 9 is developed it will be a different story J will gain a lot and may match or even surpass R due to Ring road effect and being close to Ferozepur. But I dont think it will surpass for the plots across the Ring Road because they will be separated from rest of ph 9 & DHA and farther away from all the needed amenities & shashkas of Ph 9 and that will always be a disadvantage. So you really think J is better then keep your plot and wait eventually har cheez property may char paisay day hi deti hai its all about TIME. But please stop misguiding innocent people and maligning CMY when he just wants to help. He earns a commission whether you buy sell in J or R either way so it makes no difference to him as a dealer. If he says you shouldnt sell in R then he is doing himself a disservice and trying to help you as per his experienced opinion and you should realize that. Anyway everyone is entitled to his opinion & you will find out soon enough as per the market which is preferable. Dear friends do not be misguided by people who are bitter about their plots/investment use your own logic and mind or listen to more experienced people and then make up your own mind.

Though I do have plot in "J" block, but totally agree with CMY comments that R is much better than J. One should realize the facts without misinterpreting the present ground realities.

well agree with your points...on one side people are crying for having congested areas with their blocks...but not appreciating the R block as it is free from all such things...
Ring road WILL be a reality..but R block IS a reality...R block can give you quick return which you want dute to near to DHA town and priority development of DHA...and be then you may/can go for a good
location plot in other 5 marlas blocks...and then you can can gain again...

Only one thing i would like to add that before and after ballot emphasis was on LRR that property will gain a lot surrounding Thoker but now ring road is a useless comodity.Funy isn't it.

Respecting all ur points, even then the price of J Block plots cannot be less than phase 8 Z block 5 Marla and it means max difference J & K will be of 2-4 Lacs nothing more than that. Coz things will only change once the development will actually start. Before that its all ur guess. We all know DHA never leaks the plans of development and balloting. That's y moat of the assumptions made here prove to be wrong :)

prices are concerned to J Block over abt other block. Rather this only positive point of J Block will compensate all the negatives dealers are giving here

location matters....but also the timing matters..ok tell me will DHA start development from J or R...logicaly it will be R or near to R..that will be the time for R ...means an early gain...at that time nothing will be in J...J will remain stagnent unless Ring road works at least 50% completed...during this there will be development going on in or near R block...so who will gain earlier..? then one can decide ok i have gained enough upto my need from R..now i should find some good location plot in J....
once RR is completed then J will have more gains than R, for the location reason...

Being logical towards all that is being discussed here. I must remind you people that phase 7 and anything below Phase-9 town i-e R-block of Phase-9 Prism is only 15km away from Indian border. And mind u ppl that last cross border violation btw India & Pakistan took place at Shakkergarh near sialkot sector and its only 18km from border. You can measure this distance on Google.

Please use your heads and be logical and then evaluate things accordingly.

Ring Road will be completed before 2018 elections and Shahbaz Sharif is good thekaydaar everyone knows :P

I am not sure whether R block's development cannot be completed before 2018. Don't forget DHA Town D block's development is still not completed. You can also guess how many years theme park will take to complete.

Both R and J block have pros and cons. Why you guys are comparing them? To me, I would prefer to live in J block as daily I have to go to Arfa IT Park via Ferozpur Road. Theme Park is very close to J block too where I have to go once in a while.

@Zafar@ point to think and u urself have given the answer. U pay less for something in J Block and it will give u most in future say like 3-5 yrs and u pay much for R block and earn less due to simultaneous development of Lhr Ring Road and J Block side say in 4-6 yrs. Then be logical and let people earn something at least this time
A normal and really innocent citizen would love to buy a plot in J Block to make full use of Lhr Ring Road for daily life and yes he would go to theme park once a month with kids and will also enjoy drive within Phase-9 Prism :)
Rest I am sure even people from R-block will use ring road interchange from J-block being the most convenient point of entry and exit to DHA. Rest DHA will plan major entry of Phase-9 from j Block interchange that will have metro station and dedicated interchange. Plz don't forget presence of Ashiana Housing Scheme in its close vicinity that is a sole project of Sharif Brothers. Tou you should expect much better from J Block side and upcoming announcements from J Block side very soon.

Just because CMY said R block is good and his followers are agreeing to his point. It doesn't mean that j Block is bad. It is very good. I have relatives living near to the society on left of J Block and they are well educated and working class people living a middle class reasonable lives there. May be not comparable to Askari-11 people but also not comparable to mazang chungi class. I am for J Block .... AmbreJ Block rocks :)

anyways its all depends from where DHA will start development and the Holding Power of the Plot Holder that for how much he can hold the plot...for two years, for three years or more...

Once market will open. There won't be any price difference btw both J & R block. As long term and intelligent investor will only go for J Block which is on Ring Rd and near Ashiana Housing of Punjab Govt and delay in ring road is not expected as its going to affect Ashiana Housing owned by Sharif Brothers. It's a simply clear argument that J Block has upper edge over R block and
prices of J Block will start minimum from 37-42 Lacs including development charges.
Development may take place earlier in R block but possession will Br given all together as told by Director DHA on balloting day and time is clear for development i-e 4 yrs max time.

I totally Agree to @Property Analyst. I will never like to sell my J Block plot at a lower price now at a lower price in panic as the dealers are misguiding here. Market will start with good offers by Friday I have visited a friend who is a dealer in DHA and he also told me that J Block plots will be in same bracket if 37-42 Lacs as mentioned by @Property Analyst.

I want to suggest all the phase 9 plot holders to hold their plots for at least next 3 years if they are not in urgent need of money... even the worst
location plot holders should hold their plots, property dealer mafia will give you all sorts of reason to sell your lots... it is guranteed that you will not loose anything after 3 years
