so it will take weeks to decide prices of dha phase 9 ? on buying selling ratio or pressure ??on ground realities as things are going crystal clear these days in pakistan ? bahria cant moves without its main dealers , the person who brought imam kabba used to play games , property is like stock market shares in pakistan because big players give and decide directions , and these wont took pity that genuine buyer bought file in 47 for kanal ten years ago , they are ready to attack again on plain buyers for another 5 years twitch although plots now not files , dealers major holders meetings will held to give direction and this time they decided to put 5 years in your mind , in end always dealer will win , if u r into property and want to survive make sure each selling and buying done into your office , beside this hold plots for max rip off small investors and buy cheap and sell in boom with good news . so guys u r just kath pootles of big game nothing more for few bucks keep doing as u r being told keep investment for 5 years in dha phase 9 to gain , those without holding power get ready to suffer again .

Bahria is closer if you want to travel to Multan or Islamabad (M2).

Airports are important in defining trends in airports due to class who travel by planes. For low class lorry Adda matters .It is something known as market segments . Brands are targeted for the class it is meant for. Bahria also targets that class by making golf courses.Presence of airport in vicinity gives a marketing boost that is something no one can deny. You will be first one to share this news if government decide to move airport near Bahria and will always ask its impact in terms of plot pricr. You won't ask anything if government decides to move a lorry Adda there ,rather you will be worried as it will move that elite class away from that
location.Prices rise due to elite class and sadly they like airports close by ...

@mian, True, Not everyone travel to Islamabad every other day but there is no comparison with Number of Lahories taking flights from Allama Iqbal airport, it is peoples from almost whole Punjab those comes to Lahore to travel- but look at the traffic count on M2.

As I said ...do the litmus test. Give your friends option of DHA or Bahria free plot and infer from the results. Sadly market trends are not governed by our wishes and emotions .

Go and see prices of plots in Islamabad near airport and 20 MMS away ...but again it's your choice

Dear sir mahmad , first of all we all can see who is getting emotional regarding dha :) .secondly I don't needs to go anywhere because I am very happy where I am (biggest donor to Pakistan ) ;) .dha is a wonderful company (own and runs by army ) there is no doubt , but can u tell me who starts that file mafia ? Please. .and if u can give this society plan to any third party u will know what that crap is ..can't wait to see new CLASS of burgers from 5 marla nalla plots

In my opinion balloting was pretty fair. However it was divided into 3 categories. First category was of excellent plots for which army officers were balloted fairly. 2nd category was of "very good" plots, for which dha friends & property agents were balloted fairly. 3rd category of good, bad & worse plots was for common public. All three categories were balloted pretty fairly, that is why even common people got few good plots too.

It seems most of us are living in fools paradise, where we expect every thing best for ourselves & ignore few life realities. How come 5 marls file owner can expect his plot to be near golf court & 1 K plot will be near Nala. How can you expect that you are enjoying early morning fresh air in your balcony next to the park & some General/Major is "enjoying" morning air coming from Nala or cemetery. We also forget that DHA scheme is for defence people's benefit & common people can take "some" of its advantage.

These are very basic realities that even a 10 years old kid knows. But we ignored these realities & now most of us are winging. It is good to be optimistic but at the same time we should be realistic, especially when we are living in Pakistan.

I don't agree with your comments. I bought 10 marla file in DHA phase 7 and I got corner plot near to park. No doubt DHA keeps the interest of Army Officers but most people living in DHA phases are civilians. You can pot extra cash and change plot
location. After all, its army who develop these plots for their employees.
Also, its better and beneficial to adopt to country culture instead of getting angry and keep aside this will in turn bring more loss to you and your family.

In a country where plot along with a bounded village ,mosque and graveyard is considered a bad plot what else you camnecpect ...someone has to be there. Fairness is not that everyone gets good plots in ballot as that is not possible. Similarly all plots cannot be bad .Army do it for its employees to retain them .You have option to go for LDA and Bahria or buy on ground plot in DHA

@Khawaja Qasim. One can not generalizes on bases of one person luck or experience. It does not matter if most resident are Civilians.
It is about fairness, DHA don't even buy land but swap(4:1), issues
files to Army folks at cheaper rates ( btw-- Why do Army General/Officers need plots, were they not paid for their tenure of service from tax payers money - why so special), collect 2X money from Civilians by selling the allotment files in public through their Agents.

Try to understand the point that Mr. Realities has tried to make - If you could.

Brother, i agree with you. i have 2 plots near Nala. This is my whole life saving. DHA should not buy land near Ganda NALA. They should think about common people.

Another reality is that we are 3rd or 4th class citizens. Our first class is our defence forces, 2nd class is our politicians (who are controlled by first class people) & then 3rd or 4th are expatriates or small investors who are on this page. You will be made realize of this class difference in every part of your lives- like it happened in ballotting. We should learn to live with it.

I have my concerns about 8 marla commercial ballot.As we can see in the results, only 11 plots at 150 ft are allotted in Z1. And I don't know who got them. Mostly inside plots in a sequence were balloted.
I don't think common people were given a fair chance at good plots.

Yes, I agree with this.as back in 2010 after the ballot of ph 8. I bought a corner and 150foot road commercial plot from a major general. for 187lacs. where as this guy only paid 1 lac as development charges and compensated 20 lacs ad development charges from the total 187.I dont think any common person could have got plot like this ever.that is when I found that only big army generals get cream of DHA. but ofcourse money can these plots from these generals also.

Very fine & true analysis but nothing surprising. It was clear for day one how DHA does balloting in routine. So, we should not be surprised. Actually, problem is at our side, why we easily trapped by DHA dealers? Why we forget dealers are there to settle own business not ours? We have short memory & excess money. We easily forget what happened before & gets ready for next ballot with new promises and invest money without thinking anything. Just wait for 2-3 years, same people who are crying today will buy
files of phase-10 & then start waiting for ballot. After ballot agains, start cursing DHA.
Its always better to buy plot in DHA after one year of ballot, till then map is usually finalized, u know exact location of ur plot. Althought, u have to pay some extra money for that, but u also enjoy peace of mind. Now, u will witness after 5-6 months, big dealers will buy the plots of own choice once mkt take any dip.

Another interesting statement is "hold 3-5 years, you will get good returns". Come on brothers, if you buy plot anywhere in Lahore & hold it for 3-5 years, it price would increase substantially. Then what special phase-9 is offering?

ok to end this discussion let me tell u clearly that the GHQ allotment to serving army officers too took place via the same ballot and the results are now available to the army circle if anybody of u have any serving relative in army ask him about the army list of allotees believe me the officers are scattered all over the phase which could only be possible through a computer ballot and they are weeping equally for a bad
location , such rumors are by people who are negative and pessimistic,for GOD sake have a heart only a defence organiztion like army can produce DHAs with fariness where 98% civilians are residing right now u should all go to malik riaz for treatment long live pak army

Phase R block Uper chunk

Dear CMY

i was reading your informative and helpful post regarding the R block which you are highly recommending to hold it for as long as we can and you also posted a google earth picture with it ..which made it more interesting however in that map the upper chunk of R block in which 5 marla numbers are ranging from was not included in the map . so how do you see that part of R block to perform in future as in between there is a farmhouse that is separating the 120ft road kindly give some comments that will be very helpful thankyou !! i have attached the picture with it

Yes the road is not clear but DHA will find way for them. They have full DHA town behind that. People sell such plots in despair after looking just that block in map. One should see the full map and even surrounding area to guess. Sometime such plate gets the best access

About DHA Multan

1. Investors hesitate to invest in Multan. people want to build home in the longer run in Lahore,( Lahore Lahore hey bhai) or in Karachi!

2. Overseas run away when they hear they will have to go to multan twice at least.

3. The purchasing power in multan is not that hefty. The locals and the people from southern region aspiring to shift in Multan seek for cheaper societies, even if they don't get that good quality infrastructure there.

4. The local people of southern region prefer investing in on-ground plots...they are not used to file business...they have never seen such file business contrary to investors of Lahore/karachi where they have seen phases n phases of DHA being developed in front of their eyes!

5. DHA may remain very busy focusing on development in Phase 7,8,9...n may not be able to ballot DHA Multan in a year time!


Owing to above these factors, DHA Multan @ 30 lac+ 20 Dev charges =50 lac is a risky deal .....when people can get balloted plot in Prism in 70-80 lac, how can they prefer to invest in Multan @ 30 lac.....

Most of the people remember DHA 9 files dipped from 45 to 15 and then started rising....same downward risk in DHA Multan if DHA does not ballot it during the next year

Investor think Like this 30 Lac File in one year 40 Lac sell file, earn 10 Lac and exit, paper earning papers [notes] Otherwise we can vote how many will make home in DHA 9 after 10 years.
When development is complete and time of making home comes,[Tou Investor Ki Jan Jati Hai], usually it is second or third generation buyers who make home or these are built by builders.

Yes I agree sometimes I have strong Opinion, but there is thorough work behind that and it is safeguard others not myself.
Regarding area excluded I thinking you may be mixing comments of " Jameel Ahmed"

DHA 9 have very compromised map, the day DHA will take over this area DHA will issue a revised map at least to show road leading to M Block, This will have positive impact. Formanitese M Block is in between, Obstructing that road and they have already Balloted that area which belong to people Now not Formanites society. But wishful thinking can be that DHA will get road access through that Patch.

I believe the people who can not take risk of bad locations should never purchase
files. When one is purchasing file, he must keep in mind that plot can be facing grave yard.
