I have a commercial Plot in NFC 2. what are the updates of LRR. will it afffect the commercial area? Should i keeo it or sale it? Please Suggest.

Why Prism R Block 5 Marla Is So Important To Me and My Friends

All my friends here are WARNED no to sell a single plot in R block. I have tried my best to explain in this picture why all plots here especially 5 marla in R block are a gold mine. If any one want to buy a 5 marla he should try to buy it here.

Just few reasons why R block is best block for 5 marla in entire Prism and It even have more good stuff to offer that is not available in developed DHA Town. When developed will cost more than DHA Town.

Next to 128 kanal theme park
next to 63 kanal DHA college
In side R block major 118 kanal site for DHA apartments ( That is 100 crore DHA investment in land only in my opinion. If DHA trust the area you can too )
Inside R block 14 kanal Park
Inside R block huge 50 kanal play ground
Inside R block 31 kanal School
Inside R block 31 kanal Marquee
Major 4 marla plots commercial area 75 plots
Will be directly connected to DHA 7 and great chance to be extended all the way to DHA7 soon insha Allah


Area is extremely clean no pockets etc and is very leveled. You can make a basement in 5 marla in most cases if land is deap. Basements of filling is very costly.

Development to start from R block side first due to construction of Lahore Ring Road other side like J block will have too much disturbance with DHA development company. Also DHA is going to start development work in R first because theme park etc is needed quick and R block stat of the art road work needed to be shown for launch of apartment buildings.

Once again I am telling you will be very sorry to sell your R block plots. If you still dont like it. Call my office we will find buyers for these plots here without trouble. the opponent give the only reason it is distant from ferozpur road which is a MAIN FULL Facilitated road of Lahore...so the comparative gain will be less as compared to the blocks near to it...

Zafar I agree with you LRR construction will be a huge boost. R will have better living and J will have better
prices after LRR is functional. Matter of fact both are good in long run.

yes for sure...better living...
and obviously there are other phases as well not near to any main roads...but have good living but also good returns....
I think it all depends how DHA plans/organised the Development Work...that will be decisive for any block...
anyhow R block in case of 5 Marla will be the favorit for people in the future...
Basicaly people are just relying on this LAYOUT map and getting Panic..and LAYOUT means a simple LAYOUT...overall at later stages people will go in favor of Prism...

How you know that DHA will start development from here? they still not award the contract, it will depend on contractor how he plan his progress. you assessment is not strong here

NFC 2 and LRR

Dear CMY and experts,

i have one kanal plot in nfc phase2 d block D-87,,,
its safe or can be affected by LRR...???

2) bahria had stared the road from multan road,its near to complet..
if we stand over the canal and see that,its end and on the other side nfc 2 A block 80 foot road starts,,,just need to build an overhead bridge on canal,,,
will bahria town uses this road or expand the 80 foot road as bahria road will be round about 200 foot..

Abdul Basit bhai I dont have access to LRR latest alignment so can say much here.

I am told NFC2 area interchange is reduced in size to reduce cost of building it and for buying land for it. How much where I really dont know.

we have one kanal plot in UET housing society in A block,,near NFC1 and Valencia,,80 to 90 lack,,should i keep this plot or sell and buy AWT Phase 2,,, buy 2 kanal kanal plot,,,for constructing house,,,

which option will be better in your view...

DHA Multan Affidavit File or Allocation File??

Dear Experts especially Sir CMY.

I have come to know that DHA Multan 1 Kanal files are actually Affidavit files which are issued to land owners against their properties. Therefore only these Affidavit are circulating in the market. DHA itself has not offered membership i.e. Allocation Files to public.

If this is the case, Please comment on the current file status. Should a person buy DHA Multan in this case??

M.A.K All affidavit
files in DHA Multan are automatically converted to allocation files is two days after affidavit transfers. Once you collect your allocation you pay 50000 membership fee. Same process of purchase land 4 kanal and than issuing 1 kanal plot against the land. No land no affidavit or allocation files.

Buyer only pays 1 lac token money that is guaranteed by Lahore Real Estate to be safe. After affidavit transfer on same day DHA issue you your intimation letter. At the time of receiving intimation letter from DHA staff himself a buyer pay seller rest of the amount.

More secure and safer process to protect buyers even more than Lahore DHA. In Lahore DHA affidavit buyer dont have this kind of protection peace of mind to make payment only after intimation is issued in his name by DHA. In Lahore some buyers intimations can get stuck for months.

DHA intimation after transfer means DHA is telling you Sir you have been allotted one kanal plot so come back in two days to get your allocation letter. Hope I was clear enough.

2 days to collect allocation letter? For people outside Multan, that is a problem. So basically
1. You go to Lahore to make token payment to
Lahore real estate.
2. Then make bank draft.
3. Go go to Multan for a day to buy a file.
4. Then again go to Multan after 2-3 days to get allocation letter. (can they send it via courier or can anyone else collect it?)

that is too much for overseas who travel to Pakistan for a week or 2 every year.

Abid every thing is same as Lahore but only on you have to travel to Multan twice. Once to get intimation and once to get allocation.

If some one want to pay urgent fee allocation can be received on same day. But 99% people prefer to make that extra trip.

One can leave allocation with
DHA Multan for as long as they want. Once you get intimation you are ballot ready for phase 1 DHA Multan.
