Dear Fawad,

I would highly appreciate if CMY or his expert team can evaluate my plot in LHR DHA 9. (Value, Location, Future Scope, Advice to sell or keep)

Also I would like to know letter of intent can I get later without any fine penalty as I am out of country moreover what will be DHA policy for development charges for each file how much they will charge, will they make it in installment if yes then in how many years. And suppose if we pay altogether one time, will they accept and offer us any percentage discount.

Following are Plot details:

Block M - 917 (1 Kanal)
Block Q - 263 (1 Kanal)

What's the difference between AM/9X and 9X/OL

PH9 analysis

CMY below is for you, please check:
1 Kanal analysis - Balloting details - not block size:
The biggest block - H - total 1686 plots
Second biggest block - N - total 1293 plots
Third biggest block - L - total 997 plots
C,B,Q ~ 950 plots each block
Smallest block G total 44 plots allotted
RESULT: R, E, F, D, A & G are not fully balloted, these blocks are big with each ~ 900 residential plots while balloting is done for upto 250 plots only (for G block only 44 plots).
It is very very very interesting that best blocks like A, D & F were not fully balloted (only 25% balloted) and remaining DHA has kept (something Fishy). It is a big betrayal for ph9 file holders.

This on its own is enough to cast doubts on the fairness. I will still opt for DHA as overseas I have no other option but it is unfair.

I believe this is because to keep the temptation for remaining phase9
files to sell in the market otherwise they would not have anything left over to sell phase9 files. Hope it helps.

Underpass news in sector B, phase 9

There is news that DHA is planning to use the large excluded area in phase 9, sector B to build underpass. Is this true? Any possibility?

It's a huge area sufficient for an oil field... what to talk about a mere underpass.. Underpass has to be across LRR . AND does not require huge space. See the underpasses on canal road

Muzammil brother, this is unofficial news, not from DHA office. That's why I am checking if anyone else has similar news. Most probably DHA will not disclose it officially right now... but news is something good planned for that area.

I do not believe in such rumors but still believe that phase B is the underdog. Any connection with old dha and this phase will be hard to catch. Even with no link proximity of askari and phase 5 will have huge impact. All other phases of phase 9 will miss it

Agreed mahmad. another biggest advantage of sector B is that it is farthest from factories, nallsh etc. There is no village or graveyard in this sector also.

Sector B is free from all the criticisms people are writing on this forum about phase9. If link is made to old DHA, that will be icing on the cake.

Excluded area is part of DHA for sure but they have not released its map. Someone told me that Askari and DHA will make apartments here. Askari has already built 6 building for aparrments just beside upper B block. Nothing is confirm yet but some surprise is there ..I hope it is a good surprise for B block .

Dhalover I personally went there .There are no villages ...clean plain area. Askari has erected apartments right beside upper B block and there is shuhuda town right beside lower B. Askari is even populated and they are almost completing their apartments. Excluded area is clean like a slate. You can see it on Google map

Phase 9 best time for buying and selling

Now Both buyers and sellers are scratching head that what will be best time for selling and buying or switching.

I personally don't believe in quick switching but some people do and have both good and bad experiences.

But most important advice is taht phase 9 is long term investment, Brigadier Sahib, promised to start development in Jan 2016 which I think already a late. If they can't start it at that time then in Feb Price will be even lower. My own assessment is Price will be max after 2,3 Months and then will start settling if Pace of development is slow.

Certain things are quite evident and Cant be denied

DHA phase 6 Ballot to possession 10 years
DHA 7 Ballot to possession 9 years [still one third remaining]
DHA phase 8 Proper Possible to be delivered in 8 years, Hopefully 5 years already passed
In all of these phases promise was 3 years.

DHA Town is even less than 1/10th of DHA9 has not been delivered in more than 3 years then how we can expect that the biggest ever phase 9 will be delivered in 3-4 years unbelievable.

@ Over these It my hobby to visit Pakistan every 3,4 Months for Investment point of View, My favorite areas are always Good Brands with Good ground realities and under priced at that time. If you follow me short listing is easy for you. I Bought in phase 7 at 33 and Phase 8 at 48 [including development charges] . You may be surprised when development is half the way people start losing patience.

@Jameel in my case it's not easy to travel max on week end, but it doesnot serve the purpose. buying can be done while stay out but to dispose of the asset is tough task. Hope u understand.

100% agreed selling at correct price is far too difficult, keep always a reserve cash so that selling is Not a compulsion. And if you think you will sell keep good locations and wait for the boom.
