AoA all ! I'm a house wife and after 15 years of saving I bought a file in phase 9' n got its ballotin done in J block' I'm a educated person n wat I analyzed initially is its a v good location! As its on ring road' I ve always admired houses on either side of RR while travellin on it on daily basis! But den I came across ds forum n ppl s negativities' abt being at d boundary' outta e.g 2000 plots 1000 plots must b on boundry so it means dey all r bad cz j block is at d boundary ! N nallah??? Jis Ki smell I'm sure 1 km tak travel nahi karti hogi ?r dese two reasons good enough to buck down ppl n hurt dere feelings for nothng?

ist 2 rows towards nallah can be affected , rest are safe IMO
also being on boundary dont make a plot a worst located plot , what matters is whats on other side of boundary (village or graveyard is lil setback)
for J block holders , my view is that they,ll have to hold it for 6-7 years to get max gains , as till 2018 ring road will be operational and only after that DHA will start development of this phase & it will become hot piece of cake (next yr development will be started from other side of 9)

Would you please also comment on N -1180 which is on the boundry an Gulf Nishat is behind the wall. What should I do with this ?

If it's not facing grave yard! It's safe on one side of J block its RR and on other side it's nallah but at a decent distance and on d other side of nallah if u see it on google earth! Ull see their are fully developed residential areas! N probably nallah might get covered by DHA or the government !

People have nothing but negativity in mind. Where there is no approach they cry for it. Where there is approach they say it is negative....

To me this is best approach for a 5 marla ever in Lahore in any society. Write my words and see it in 3-4 years time...

i,ve concluded this after talking to CMY and other dealers , DHA wont develop J block etc till Ring road is completed because during construction of ring road heavy machinery , trucks and trolleys with all the dust will be passing and that adjoining area wont be of much appeal (after completion it will be)
another factor is that DHA site office is in R block , apartments they are going to sell on installements to make money are in R block also this side is near 9-town and already developed areas.
not surity but its most likely as per all experts

@ Mrs Jawad. I consider this forum totally based which is generally far away from ground reality. People with different name keeping projecting their interest notwithstanding reality n other benefit. I would suggest u to get tangible input from either CMY or reputed real estate agent and then take decision for retaining or switching over

This Nallah is full of chemicals which are dangerous for human health, its not the issue of only smell. Secondly, home appliances are badly affected by the Nallah even if its 500-meters away.
One more point, its not easy to build home and live infront of LRR having 24-hours heavy traffic. Continuous noice & air pollution for nearby residents. It looks good from dostance but living there is not advisable.
These are just my thoughts, may be other people differ

Plz don't talk to me about dealers! If u be words of any BRig or GEN who is directly dealing wd DHA phase 9 and said ds den only I'll agree! I don't want to go on words of mere dealers! Sorry but I don follow dealers ds blindly

Why DHA phase 8 plots are still on high even though LRR is passing through it? Are they immune to noise and pollution?

prices of plots should fall in state life 1. Dha Phase 5 M and DHA Phase 8........

It means whole of phase 9 is a flop! As surrounded by factories' mills ' drain etc! Well' thank s for the reply but time will prove ! B thank ful to Allah n stop spread negativities all I can say!

Only few houses of j block effected due ti hudara drain. Other side nullah is very small.it will nit effect. This nullah is for agriculture water.dont wory J bolck will boost up. Dha will start develop either ring road start ir not.dvelopment work will not effect due to ringroad

Ahsan sb, there is a reason why many people are utterly disappointed with the phase 9 map (except for a few who got lucky with a good
location plot). Personally, my plots have average location but I feel that the overall appeal of the phase has reduced dramatically after the map was unveiled on 15th May!

Almost most of the people have their earnest savings, like me i purchased this file at 4.6 million and after 8 years I got a plot on harpalke village boundry, I just want to ask DHA what is the planning behind this balloting, if they did not have proper land file holders can wait more for 10 years, but they should first clear land then play with people's feeling

Ahsan sb, many people purchased these
files around 10 to 12 years ago. They have waited too long already and after years of wait, they get a phase which is filled with lethal factories, villages, graveyards, nallah and several ambiguous pockets.

True that other phases have had villages too (most of which were not cleared) but atleast they were not zig zag and had a good planning. How can you have stinking factories operating few yards from you (not just one but four or five of them). Very disappointed!

Syed Ahsan..with due aplogies why did you buy it 8 years back in 4.6 milion? I bought a file in 4.8 milion in december 2014....

Good buying is an art. You would have been much happy person today if you had bought it for 1.2 million.

20 odd pockets (villages,factories,graveyards etc) have really made phase9 what was expected to be the best as "average"

location plot , lil close to nallah / village BUT R block is expected to be developed ist , so hold it for 3 years for better gains
