Phase- 9 has been a complete disappointment as file holders waited for so long and ultimately gains are nothing. Few brokers with their vested interests created un-necessary hype in market and earned money from ordinary men who believed on them. I have always emphasized that one has to go personally to an area before purchasing it.Phase-7 is much batter once you compare it with phase-9. At least one will not wait for another 10 years and one can see what is on ground. Phase 9 map makes phase 7 look like a blessing.

Phase 7 access is not good.. whereas phase 9 has multiple ring road access, phase 7 will still struggle in future

@investor, have you really visited phase-7 personally. Phase-7 has absolutely has no such problem. It surely is better than Phase-9.

Investor no point fooling the people anymore! I myself have three plots in phase 9 but it is now clear that phase 9 was a myth! Phase 7 looks a lot better with access from bedian road, barki road and phase 6.

Dont get emotional guyz :) things will look different when actual development will take place,.. ring road southern loop and access from Phase 5 M side will be much smooth.. also ferozepur road access isnt that far. gajumatta metro access for interior lahore travelling.. whereas phase 7 is just lying in the corner.

Phase 7 access is primarily from Barki road, which is closest and widest road in the area. There are other multiple access points as well. Anyhow, continue on believing whatever you want.

@Investor - The rationale for taking 15 years to ballot phase 9 was explained by saying that there will be no villages (pockets) etc. With the current map, it will take several years to clear these pockets before we see anything reasonable on ground. Phase 9 is the only phase with not just 4 villages but couple of factories and several farm houses and unexplained pockets. There will be a lot of issues acquiring these farm houses as they belong to influential people. You can continue to fool yourself like most people have for the past 15 years! I have nothing in phase 7 but clearly this is the phase to be in!

LRR is adding value to where ever it is passing. I am surprised when someone on this forum feels that it is adding 0 value to phase 9. Please donot misguide people if you have some vested interests or your investment is on other phases. DHA will remain DHA and once things comes into development everything looks good.

mahmad, please stop falsely advocating for DHA and dealer fraternity. We the owner of plots in P9 have the right to know negative details that were kept from us all along. After balloting, Phase 9 does not live up to the hype that was created around it. There are so many holes and pocket that the whole area looks like occupied territory. I mean it is a joke that Oval Complex and polo ground in surrounded by Dev Klan village, Dav Krurd village and some cheap Anmol Housing Society. I mean come on….

location to what? Kasur? the rest of the DHA in near Cantt, Gulberg and other high-end areas. And Phase nine is in the middle of nowhere. Please describe how it is strategically located???

Synopsis of Phase 9

Negative features of Phase 9:
1. At least 4 big villages inside phase 9, namely: Harpalke, Dev klan, Buller village and youhanabad.
2. Southren boundry is a drain and factories giving out hazardous material.
3. At least 4 to 5kms off badien road
4. No connection to current DHA
5. Ring road is connected to western end only, which is not the best location in phase 9

I don't think it is comparable to phase 5,6 or 8. May be better than phase 7 because phase 7 also has villages inside. IVY green may become better location over time.

Honestly, phase 7 looks like heaven after phase 9 map. It is fully developed, straight (not zig zag like phase 9) and most importantly, ON ground! Not to mention, it has no factories inside with their wastes going into a ganda nalla!

Not only leather tanneries but poultry farms, shoe factory, textile factory, gulf nishat, and many many villages. Actually, this has always been industrial area closer to Ferozepur road.

Agreed... It seems that there is very little awareness among people about carcinogens such as heavy metals, etc. This may be posh area by name, however, it is the worst place to live in my view.

Rohi Nala between PHASE-4 and PHASE-5 is known to be highly poluted with cancerous toxins and yet these phases are considers good.

I think it will take another 10 yrs for Phase 9 to be functional. We still have phase 7 that is empty, then Phase 8 has to fill before we get to phase 9.

I feel in that time, most of these factories will feel that it is a better business decision to move the factory elsewhere and sell their land worth multimillions.

In my openion, hold on, for a few yrs and thing will start getting clear.

Also to all my brothers, who are thinking of selling. Hold on... Hold on.... currently the market will be flooded with plots, give it a few yrs, let dust settle and then you will get a better price (than today) even if your plot is surrounded by leather tanneries (on paper)

And to all my brothers who are asking CMY, Bhai thora hosla,.... CMY sahib will get back, but he can not analayze each plot for your.

Good point. Water of Lahore has problem of contamination with lead, among other in heavy metals. I can't think of a single locality in Lahore which is free of pollutants. . Since I am a doctor my self, I can't help but wonder that this post has been made to spread panic.

Who ever holds phase 9 must be thinking we were forecasted something different and it turned something else.

Also now people will defend reputed dealers position ( who themselves) are dealers that what they could have done . Dha never reveals their secrets.

But people here on this very forum speculated and boasted that we know from inside source
Phase 9 5 marla will return more than any other.

No one is going to answer now cause deed is done.
Wait 5 years for
prices to move up. Don't expect whopping prices for best located plots as well

There already is water shortage in DHA area. They will be pushing people to do rain water harvesting. I read it somewhere on their website.

Map DHA 9 Prism.

Will appreciate if someone can advise proper link to get valid, clear and current map of DHA 9 Prism. If LRE had made this better and easily accessible, a lot of people wont be rushing to this site for their Qs.
