Phase 9 Mania ends?

Congratulations to all investors on the ballot. Finally your files have turned into plots with numbers on them.

Here's how I rate the Sectors:

P, Q, D, A, C, N, M, F, G, B

Great day for those who got good located plots and got a hike on their investments. For the other ones, here are a few words not to scare them off but to help make future decisions.

Lets accept it, Phase 9 was Brutally over-rated on its location, accessibility and prospective master plan. But it just failed on all.

Trust me i do not like what am gona write now but in my limited knowledge, this is how i interpret it.

- Accessibility: interrupted access from Lahore Ring Road & bedian road, no direct access to ferozpur road, not connected to phase 5.

- Master plan: Fragmented and ordinary; beleaguered by the villages, graveyards, factories, farmhouses and multiple small societies. Compact and very tightly packed, fewer and smaller parks compared to the number of plots.

- Location: dug deeper and far away from the population

- Average price pre-ballot: 1 kanal: 60 10 marla: 40 5 marla: 25 + development charges

I am struggling to find any distinctive aspects to justify the pre-ballot prices... The realities might strike further in coming days.

Lets see the market behavior in next few weeks, good or bad, it will take its Real course NOW.

Surprised. P plots are near drain..factory area...far from all approaches and you ranked it 1. While B which is right next to Askari and approached with Phase 5 M block, right now liveable is ranked last......

Infect B is probably only block that is closest to Phase 5 ,6 and airport. If in future, Phase 5M block is connected via phase 5 via bridge, which is expected then probably it will be the best and closest to already developed areas.

I think Sector J is also good because it is very close to Ring road and it is best because of its access and it is located between ring road and ferozpur road. with the passage of time it will be more demanded sector.

DHA phase 9 in general - After ballot feedback

Congratulations to all file holders for now having a plot in DHA. I personally had three files and have reasonable location plots.

That said, I must be honest and admit that I am rather disappointed with Phase 9 map. There was so much hue and cry about DHA 9 Prism being the "best" phase ever and all the stories about "state of the art" this and that. The map shows that phase 9 is at best an AVERAGE phase with all the usual issues which all other phases faced (atleast 3/4 villages, drain, factories) etc. Yes some blocks are nicer but a LOT of blocks have one issue or the other (either there is a graveyard or a village, or a nallah or some poorly developed society attached to it.

The whole myth that it took DHA 15 years to ballot this phase because they were busy "clearing" all villages has turned out to be a myth indeed and frankly, with the amount of villages and uncleared pockets, it will take atleast another 8 to 10 years to develop this phase.

In my humble opinion and without any bias, now that phase 9 map is out, it has become clear that from a development, overall appeal, location and feel stadpoint, phase 6 TOPS the chart followed by phase 8 and 5.

Also, I firmly believe that now Phase 7 will see a huge rise. I personally know friends and family members who bought in phase 9 about 12 year ago at 45 lacs per kanal and have only waited to exit this investment at a reasonable time so they can buy and onground plot and construct in the next 3 years.

Finally, I also believe that DHA 9 town would see a decent rise in coming years as this is the part of phase 9 which physically exists and you can see the plot on ground.

In the long run (10 years +), assuming DHA is able to get all these villages and pockets cleared in Phase 9 and get the drain covered, DHA 9 will be the hottest selling phase because by then, phase 6 will be packed, phase 7 will not be affordable any more and will be 35% to 50% built already and phase 9 will be the only viable option for new ownwers.

Sheru's point of view is almost same as we all are feeling that the master plan is not as we were expecting after long time. One of the reason is also there were a lot of hype were created about its master plan, access and
location but at the end is not appreciated much. For small community houses J block has the worse location and disappointed small investors or who are seeking to build home there. In my opinion DHA Town is the winner in small community houses.
Although my both 5 m plots are at good location but overall not happy with master plan. Its one reason is also due to a long boundary, many villages inside and pockets could not be cleared yet. Phase 7 who was blamed as ignored phase will be on track and more room to grow.

At the end we all must be thankful to Almighty Allah that at least we have plot there while there are millions of people who even can not think over to have plot there. Mubarakbad to all and best of luck. No need of much disappointment as the world is ahead to move. You may be disagree and have own feeling and observations.

Dear CMY, LRE Team and Jameel Bhai, Shoaib Bhai, and all Phase 9 friends!

I value your insight and advice, please give your evaluation regarding Phase 9 P-980 Corner Plot.

I get the feeling that the area near it will be taken over by DHA via fresh files fairly quickly as I checked on google maps and its all open area till the drain, no villages etc. Plus the shape of P Block cutting towards the bottom and east is quite strange with some other plots in pockets which probably indicates that DHA is in process of acquiring the adjoining open areas. What say you?


Also to all of my Phase 9 Friends Mubarik on the balloting. Even if you haven't gotten the best plots do not be disheartened I am confident that this will eventually be one of or THE best phase in DHA/ Lahore. Be grateful to ALLAH no matter what you have received. I was honestly not expecting the ballot for another year plus & I think Phase 9 will be good for all of us InshALLAH.

It is Nice to be optimistic But Historically if some Pocket have its own access then it is very unlikely to be cleared, I Give You example of Phase 7, Main Boulevard, encroachment at the exit on the Barki Road in Q Block, when first map was issued this was a main attraction and access out of phase 7.
In 9 years you don't know what is not offered by DHA to clear that encroachment But No heed, the reason is they do have access to Barki road why they will agree on 1/3 deal.
Yes if any pocket is surrounded by DHA from all sides then usually DHA can take easily take as though DHA cant block the way { as per Govt rules] but ask for hefty charges for electric and sewage Lines supplies which are not affordable for pocket owner and their option is only to negotiate or sit in Darkness.
Another example of such failed negotiation is Valencia Mian Boulevard near Valencia Homes, access to Defense road is Blocked by a 8 merla Encroachment till they could not win the case.

Please see the map on DHA web site.... Sector-J ..... There's no doubt in the
location (please don't mind +- 3 numbers from exact plot number) as i am not a dealer so don't want to disclose exact location). Rest yes it includes development charges.

Rest everyone by now knows very well that out of 3
location of 5 Marla plots.... It's in the best location that too main Road and facing Park and rest two locations of 5 Marla are unfortunately the worst locations. Demand still very reasonable, as i said its a direct deal.
