K / 141 is lil on boundary of factory so bad location

DHA Phase 9 Sector B

Salam guys, I just found out my plot #837 in Sector B. When I looked in the map I noticed this is a corner plot and almost facing the Park. Is this a really good location ? because it seems I may have got lucky in two ways (corner + park). Can someone confirm?
