I dont have a plot in phase 9. But following observations :
1: surrounded by villages and built up area, bad reputed socities all around.
2: fast track or slow track it cannot be possession handy before 2020.
3: if u hold for 5 years it will be doubled minimum and 2.5 times the maximum.
4: he will be living in fools paradise who say 4 marla,would be 7 crores. Yes it will be by 2025.
5: commercial only get value when area is fully habitated.
6: actual value would be when ring road is through after 4 .5 years.
7: phase 7 prices would not hain now due to cheaper plots on this side.

I also dont have any investment in Phase-9 but I keep following this forum quite regularly, may be more than Phase-9 investors :)
I congratulate all the file holders.
I do agree with most of your points. i am little disappointed by the map. Anyhow, most of the DHA phases are launched in similar fashion & then map keep on changing after every year due to various reasons.
I dont agree with your last point. Phase-9 has no comparison with Phase-7 at this moment. Phase-7 & Phase-5 M-block are the only cheaper choices available for the people to build home in DHA in next 5-years. After 5-years once phase-8 & 9 are available for construction, till that time phase-7 would have been reasonable populated & having higher prices. At that time, yes you can compare phase-9 with phase-7 but not now. These are just my thoughts you may differ

Phase 9 map is really NOT good. Too many Villages inside, Factories, Irregular Pockets along with Graveyards and Hudiara Drain (Nala) and Ring Road. All are NEGATIVE POINTS.
5M, 10M are thrown mostly at borders like step child. These holders will rush to market soon to sell their holdings to re-invest at better places.
Many Kanal plots are also facing borders, pockets, factories, graveyard, grid station, near HT Wires will also rush to sell soon.

J block is on other side of ring road. Your plot is on back of 10 marla cutting, 10 marla plot number is 1872. Look at back side of 1872, you will see 1852 there.
