Phase 7 - stepchild of DHA Lahore ??

Dear CMY sahib,

I am your fan and read your posts regularly. I hold a 1 kanal plot in DHA Lahore, Phase 7, R block (near R-342). A reputed dealer Ex-Colonel told me that phase 7 is step child of DHA and it has reached its peak and its best to get out of phase 7 immediately and to invest in phase 9 after map comes out after balloting.

What do you think? Should I hold Phase 7 plot for at least 1 to 2 years or sell it now and get into phase 9 after balloting.

Will really appreciate your advice.

A dealer will only tell you to sell even if he is ex col :)

It is true 10000s of new plot will compete with DHA7 but most effects will be on DHA6 abd DHA8 plots. DHA 7 can still gain after full possession and price is not that high compared to Prism 9. Prism 9 is better located but DHA 7 have advantage of development and on ground plots. DHA6 or DHA8 should be a very fast sale before they loose
prices but still ok to hold DHA7.

DHA 7 is only area where people will and can make homes in coming 5,6 years till phase 8 is ready. So after population, you will have to sell 2 plots of phase 9 to get one good plot here.
There are two ways property gains one by speculation when it oscillates you gain and you lose. And second by traditional way like development and housing etc today phase 5 and 6 price is not due to speculation. DHA 7 is also out of speculation phase now. Phase 9 still have to see many ups and down.

brother dont listen to dealers. they only care for their commissions. I had 7 plots in Phase 9 town. a dealer misguided me when they reached 35 lac each that they will loose value and better to sell these in haste. I m in Dubai away from ground realities and gave him go ahead. he sold all. and said to keep money as DHA property is going down. now those phase 9 town plots are selling around 50 lacs each and he gave me a loss of 1 crore for only his 2 lacs commission.thanks to CMY and this website that people are getting guidance about real estate and certainly those who visit this website regularly wont play in the hands of ex Colonels or any other DIHARI BAAZ dealers

Sudden Slowness in Market

Unexpectedly we saw a slowness in last week, Kanal file Could not reach even IVY green level, which had location disadvantage.As per CMY DHA even intervene the market to support the price. sale and purchase remained slow.
There are many unexpected happenings.
We need CMY's comments what is actually happening inside. He still did not give open opinion.

What I understand is that due to slowness in development of the previous phases has created the disappointment in the heart of buyers when they think that though DHA is saying PH9 will get developed on Fast Track but before saying that DHA should have proven their history of past. Now for such a big phase 9 project how people can believe that it will be done in only 3 years of time so buyers don't want to get stuck their money for many more years to come.

Uncertainty is the main reason, No one was expecting when whoever bought the file 12 years ago that DHA will ballot the plots after such a long time, no one, it was not practice of DHA but we had to face.
Please correct me if I am wrong.

AOA JAMEEL ,in my personal opinion as i dont have any investment in any dha project,what happened in case of phase 9 is that it benefits mostly the people who bought the
files in last 3 years.now after the ballot a lot of them would do profit taking and then there will be a new crop of buyers with those files in market who have holding powers for next 4 years ,during that period the files would have very slow but a graph like situations.up down ups and downs ,but no major distress.after 4 years there will be again a surge of selling and that third generation buyers r the ones who will mostly buy the property for their living.to be an unbiased view ,5 marla would be between 32 to 38 lakh after 4 years {minus development},10 marla would be between51 to 57 and one kanal would be 91 to 98 lakh minus the development...so in this scenario keep in mind that the person who wants to actually lives in phase 9 will pay somewhere around 70 lakh for 5 marla ,1 95 lakh for 10 marla and 1.3 carore for i kanal {just the land cost}..now decides urself is that worth or not

and if all u will see that most suffering plots would be 1 kanal ,because people with that kind of money can select a better neighbors ,rather then living between 5 marlas tiny homes(dont take my words wrong)its the reality ..

prices doesn't includes do charges , plus if u can't buy them in 24.5 lakh now , I am doubted that u can buy a single plot at 40 after 4 years..just for fun , no harsh feeling

Any one that submitted ballot check form entry before 4PM yesterday should have received my emails by now abiut their file status . All entries after that time will only get ballot results emailed to texed as its now too late to do any more check on
files. DHA all staff is at ballot today.


Yes any one that have already filled form for ballot ready check don't have to fill it again. InshaAllah you will get your plot number from me and in next week a full assessment in your location as well If my health us still good.

For ballot results every one should fill form if mot filled this firm before.

Must include plot size name file number to make it easy to search your plot from ballot results sheets. Results will be posted by plot type and sizes. You dont want us to waist time checking 8000 kanal plots shrets than check 5 marla and than check 10 marla. Your one entry for size will make our job real easy.

Dear Friends,

I have a confusion about DHA Phase 9 file.

My cousine is in army. He had been alloted a 1K plot in DHA phase 9. He had deposited downpayment of about 100,000. Rest of installment are not paid.
Now he wants to sale the file as it is. Kindly let me know about approximate value of file in this scenario and also that after balloting (which is due on 15 May), how much further payment shall be due to be paid.

Rahil, First you should ask your cousin in Army who made down payment of 100,000 against how much total price of 1 kanal. Then mention here to advise you correctly what you asked for.

You should pay him market price of file or plot he will get against file. It dont mater what he paid.
