Phase 9 prices Analysis based on Brand, Substitutes, Shift in Equilibr

Dear Respected Friends

Everybody is speculating on the prices of phase 9 after ballot. I want to draw your attention on the following variables and their roles in price mechanisms.

DHA Brand: DHA is an established brand with very high brand equity(if you don't get in DHA , you won't invest anywhere). The role of brand equity is to protect the consumers trust and it act as a safety shield during unfavorable circumstances. The strong Brand Equity of DHA will act as a shield and protect "Prism" from refraction of ditched prices. Even if it gets affected in a short run it will gain heavily in a long run. The brand has its gloss and command its prices and not positively correlates with the inferior goods and services offered in markets. The prices will adjust due to brand image and to match its equity soon.

Substitutes: There are many substitutes in the market such as DHA phase 7, IVY green , etc within the same brand and one will act as a "killer" which in my opinion will be phase 7 and it will boost soon by killing either IVy or prism. The weak link is Ivy green.

Another trend is that people are more inclined to do an investment on Raiwind road schemes where plots are on ground and people will shift their investments there to gain in 2- 3 years timeframe. This will shift the focus of many investors and people who want to play safe. The ultimate objective will be to earn better ROI in a specified timeframe of 2-3 years. The DHA 9 will enter into an introduction phase of a lifecyle and it will take atleast 3 years to enter into growth phase and 7 years to enter into maturity phase. The introduction phase will not allow the prices to grow due to substitutes.

Selling Pressure: The selling pressure will shift the equilibrium (Quantity supplied and Quantity demanded) to downwards and prices will dip to adjust the equilibrium point. This shift may require at least 12 months to get adjustment. Anybody who keep holding their plots will see appreciation due to upward shift and those who get panic will sell below the equilibrium point and play a role to keep prices either stagnant or bring them down.

In sum, the selling pressure will bring prices down but remember Brand equity will protect it.

Market Dynamics: As a rule of thumb the prices grow eventually in a long run in real-estate and real gain happens when construction activity starts.At the moment DHA phase 9 is at initial stage and requires atleast 4 years (keep mantra of fast track development)to gain real momentum.

Due To Error re poting

More over sukh chyen , canal gardens, canal bank society(Gulbahar colony) housing and Mohlanwal housing society r also there. In such chayen one can get 10 Marla 55 to 65 lac. In canal gardens price of 10 mmarla is 38 to 45 lac. However Tricon village and Punjab servent housing society also be there. In both said society u can find 5 to 1kanal constructed home only.

Cant say before cmy view after 90 days , but one confusion i must clear though seller have to pay all development charges till 90 days it does not meant seller cant take 2 pos from buyer one of cost of land . Second develooment charges :-D u will gain even on worst
location because average bought it in 20 plus two year back 5 marla file.

I guess the property prices in Phase 9 will be under immense pressure after the ballot and I see a 20% reduction/correction in prices because it is simple economics. After the ballot many investors will not like to pay the installments of development charges and would like to sell their plots. As the number of such sellers will increase the price will automatically come down.
Another big factor in the 20% correction of price is Phase 7. An average on ground plot is available at 85 lakhs (ready for possession) and 10 marlas at around 55 lakhs. So there is no point buying a one kanal plot on Phase 9 at 85.
I predict the prices of average plots after 3 months of Phase 9 ballot are:
1 Kanals 70-73 (including development charges)
10 Marla 38-42 (including development charges)
5 Marla 25-26 (including development charges)

Dear Haris,

prices gets work phase by phase, depend on location and features etc. like DHA phase 6, 5 Marla peak rate is more than 90-110 lacs which is not even in the other phases. About prism, there are quite cool features, location and its size which you cannot see in any other DHA phase so far, all make this phase special.
one prediction can be like immediate after ballot prices will not be according to prediction, reason diari baz will quit in first six months time then price will get stable and will be gradually increasing. Rest Allah Knows better.

prices of phase 7 with phase 9.., phase 9 will take 5 plus years to get developed,

55 lack 10 marla in Phase 7?That cannot be true....I donot see a single 10 marla plot in good societies that are so cheap. In SL1 minimum is 60 .People are dumb enough to make home in SL1 but ignoring dirt cheap in Phase 7....

If Phase 9 comes down, the whole market will be pulled along. It is a huge Phase and carries a lot of weight. Other Phases can not stay unaffected.

DHA Lahore Phase 7 Plots 10 Marla 48 To 60 Lacs (these are the figures taken from Lahore Real Estate.

We will be very lucky if Phase 9 is developed in 7 to 10 years. Look at the Phase 8. It wont be giving possession for another 3 to 5 years. There are huge holes in Phase 9 which will take years to fill + villages/litigation etc.

So in the next 2 years the prices of Phase 9 will be stable and if not go down.
I am not being a pessimist, just being realistic (baki Allah knows best).
Furthermore the large investors who move the market will be more interested in DHA Multan and Gujranwala.

These may be figures but ground reality is that there is no 10 marla plot worth less than 60 in good society that competes DHA. Even in Paragon you dont get plot in less than 60

Agreed with Haris for several reasons but wouldn't comment as market settles for itself. My general suggestion is to please visit the area in detail before investing.

If you slight chance to make a house in addition to investment go for
DHA Lahore phase 5 M block. With Prism map release it will look so good location after 5 years its price can be same as DHA6 b H J blocks.


If only investment please buy DHA Multan 3 files.


If not comfortable with files buy one corner or large road plot from Prism9 map after ballot.
