B is right behind Phase 5 and adjacent to already populated askari. You have dropped him to 7...amazing. Some parts of B block are livable today.

Ageer @ syed shoaib I think K is a clear block it should be ranked among other bigger plot block As K block is mostly 5 marla plots.mini ballot will fill the pocket and many plots will look good but CmY sb R block is not all good as it is islolated block and even J block is better then it.

And how can 'M' be missing from the top 8 sector list?! Perhaps ranking sectors in Phase 9 is not possible due to the vaious Housing Societies and Kachi Abadi's prevalent in each sector.

this is CMY List...
well Head Liner i dont why R block you are conidering Isolated...yes it is isolated from the rest of 5 Marla Blocks...but if you see the facilities avaialbility.. only R block has all facilities near to it as compared to all other 5 Marla blocks...there is no nearby village around it..
Theme Park is near..a number of schools..big Play Ground...having apartments..near to already developed area due to which DHA will start its development first R and Q block...
and some other things i will put here...have you heard about lahore sialkot motorway..it is passing through this nallah..means the nallah will be covered..and there is an interchange just at the corner of R block...and the boundary you are seeing on right..i dont think so it is final... i think R block will be extended...
so i think as compared to other 5 Marla blocks..it will gain early and more...
Rest Allah knows...everyone has its own opinion...

Can anybody point me to a clear map of Phase 9 with Blocks R,J and K ?? I can only see this one with A, B, C and D blocks.

75 with development charges

I Just called some dealers in DHA, there is quite critical reception of DHA Map, Insiders also told that some unacquired areas are also shown on map. And some pockets are lying on important roads parks etc.
At this this Point an estimated price of an average location Kanal plot is 75 with development charges.
However the true picture will be clear in few days.
I will recommend sellers/ buyers not to make any deal based on this information and watch market direction.
This just to give an estimate that where we are.

i advise everyone to hold on to their plots atleast till Jan-Feb

where on earth can you get a developed plot of 1 kanal in DHA for 75 lac rps.

Just wait and then enjoy

In third class societies 1 K is touching 80 and 90. It is DHA. 4 lack per marla is peanuts.

agree with u , it looks like balloting has been done in a hurry , they could have acquired some more land , so that map looked presentable , currently 50+ % plots are bad / boundary etc located plots.

DHA was not fully ready to ballot phase 9 this month or next months. They did it quickly to secure themselves from land acquisition by Govt. Some true stories are behind. Even though you can see many lands DHA could not acquire yet cause many irregular pockets inside all Phase 9.
Reading its map, more than 40% of total plots got either worst
location or bad locations in each block.
People are in panic and this panic will be increased when all would come to know their locations and will rush to sell starting next months.
So an average location plot would easily fall below 75 Lac including Dev.Ch. Now best location plots may not get price even 90.
People who sold their files before ballot remained The Best.

I have also contacted six dealers and their estimate is same as mentioned by Jameel Sahib. They are assessing the market and rates will become more clear on Monday.

In my humble opinion, the dealers or big invetors may create a panic to fetch as much as possible plots to sell to overseas buyers after Ramzan, who will visit the country to celebrate EID. Therefore, the possibility is that big investors will try to buy at cheaper rate and then again try to sell in a short term after Eid ul Fitr or Eid ul Adha.

The market will become quiet after that time and we may witness two quick fluctuations in price. Remember , that Real estate is a game of patience and require strong holding power to reap good profits.

In reality, You are winners and don't throw your asset in DHA which is a very strong brand and it will provide a strong defensive mechanism to sustain its image.
