Best investment option for next few years

Dear Fellows,

I got 9-10 million which I want to invest for next few years. In the past had very bad experience with Eden Land, lost so much money there and this is my whole life earnings.
Based on your expert knowledge, could you please give Honest advice, which is the best option for investment? Some fellows suggest Phase 7/9 others Phase 5 extension.
Confused! Please help! JazakAllah

NFC 2

I want to know about NFC 2.I want to buy a plot in this society but as we all know that ring road is passing through this society so what you will suggest that its better to wait for 2 to 3 months so that map of ring road will be cleared.I have earned my money with so much hard working and i am not in a position to make any risk at this stage of life.What you will suggest me in this situation and also please update me with price of 10 marla and 1 kanal plots in different blocks.Which blocks are good for investment and how much appreciation you will see in next 2 years if someone buy a plot in next 2 to 3 months.I have also heard about mortgage plots what are those? and how one can avoid those?I have visited the society last week but i didn't see any development work there nor any machinery which will develop the society.Only main 150 feet,100 feet roads are developed.How much time will this society take to develop.Will the main 150 feet road or any other road will connect to bahria in future?
I have asked about only NFC2 because its in my budget.Experts please share the detail information of this society.

two more days and files will be plot , even a bad location plot gonna gain a lot from file price . INSHAALLAH , hold them 12 to 18 months min.

In my view phase 9 prism map is fake and self generated( coz no garden, no reserve space, no golf course). 2nd i don't feel there are lot of ph9 allocations
files are available in market at current situation (Property dealers are just making people fool by selling affidavit files.

Hello Brothers. I will like to share my experience..Cohan Estates which is Pakistan well known realtors sold me a file which was a effidivet and they told me clearly that it will be part of balloting but it is NOT. Even well know realtors like Cohan Estates and there agents lie to you just to make there commission they don't care about other people lifetime savings. I request DHA to take notice of these realtors who are misleading others just to make there commission. ITS CALLED GREED. SHAME ON OWNERS OF COHAN ESTATES LAHORE..STAY AWAY FROM COHAN ESTATES LAHORE.

YES IT IS CHOHAN ESTATES. You go to the reputated agents hoping they will not lie to you or give you wrong information. I bought the file there agents told me that yes it will be part of balloting in phase 9 and when I went to make the final payment they told me it wont be part of balloting but it was too late bec I made the intial down payment. I even spoke with one the partners and he behaved like he don't care. They are mis guiding just to make there own commission and have no ethical values but only GREED. SHAME ON CHOHAN ESTATES LOCATED IN
DHA LAHORE. There website show agents of the month etc etc to attract customers and they mis lead others just like they lie selling me the file that it is part of balloting but it is NOT. DHA OR SOMEONE IN AUTHORITIES SHOULD TAKE ACTION. WHAT GOES AROUND COMES AROUND BROTHER.

SK sahib even though I am deeply hurt with this unjust act I request please dont name any of my competitor dealers or estates here.

Best way to get even is to file a written complaint in DHA dealers association and DHA with all your documentary proofs. Most likely you will be compensated for your loss.

See your name here is not even complete. How could I defend you or your post like this.

Please understand Its not fair to blame any one here If we cant see any proof of wrong doing or person accused dont have chance to clear his side.

In future all these kind of posts will be removed without notice.

Mr CMY. I understand and it wont happen again but I am the victim here..You mentioned earlier today some people go for cheap price or to save 2000 rupees but I went to a well reputated agent. I am filing written complaint to DHA tomorrow against this issue. The idea of this post was not to bad mouth any agent but to educate and share with other brothers that what kind of fraud these big names agents are doing just few days before balloting (may 15th) they are selling effidivit
files and take the down payment and when the time comes for full payment they say sorry your file will not be balloted on may 15th. I did not mean to damage dealer to dealer BHAICHARA. I meant to protect a common man out there. And if you will like to know my name and fight this with me please feel free to join me to go to DHA OFFICE bec I have all the proofs and documentations. SK I understand & trust your story and thanks for your understanding as well.

You can check online here in my posts. When it came to my knowledge that
files issued after April 30th 2015 wont be in ballot. 1st thing I did was to call my staff and asked them If they had any affidavit deal pending. They all answered no. I instructed each one of them calling each one of them that no affidavit deals in DHA9 Prism till May 16th at any price. Period. Full Stop here on all DHA9 affidavit deals. No mistake will be allowed for this as I cant see a single person cheated by LRE.

I also put an urgent warning here online for not only my website visitors but all my LRE team publicly here that your MUST not buy any affidavit file or allocation file issued against affidavits after April 20 2015.

Se now I have peace of mind and I will sleep guilt free tonight knowing I did the right thing. A little money I could have made selling few affidavits is far less than business I will get over the years from this website visitors.

I am sorry if Rs 2000 comment hurt your feeling. I just wanted to warn people when you are going to spend all your lifetime saving its better to go to some reliable time tested dealer that a cell phone carrying no office guy or with a dealers that have too big offices that's managements are out of touch with their long term clients.

I am an Expat and in the process of buying a property in Bahria Town. As part of the transfer cost, the agent has introduced me to "Advance Income Tax" of 1% incase I have NTN and 2% incase I don't have NTN. My question is that whether this is applicable to Expats, who don't live and work in Pakistan and second how this calculated. My agent has told me that it will be 104,000 as 1%, so I suppose for me will it be 208,000 being the 2%.

If one is not living and working in Pakistan the how can get NTN no. Secondly we already have huge cobtribution in Pakistan by sending money to Pakista. I heard many taxes are being implemented on property in new budget.

@AH Overseas Pakistani can have NTN.
If some one is tax payer and then moved to overseas.

@ Amna, There were some news of tax exceptions for overseas Pakistanis in last year's Fed budget. But I guess you need to check with CBR and see what does they say...

Yesterday I was talking with one high rank person from DHA. Prisim word is not only for marketing purpose. A story is behind that. Fast track development is also marketing and business word. Those who has sold their files are clever investors. Best time to buy is after ballot. All on this blog have same kind of advise from LRE team which is diffetent from CMY (WITH RESPECT). Now whats is story behind word prism and fall of prices. Wait till ballot. Those who couldnt sell. Please dont be panic.
In fact everyone advise you best based on his knowledge and many took benefits from CMY advise including me. NYAAT KISI KII BURII NAHI. BUS INVESTOR BOHAT ZALIM HAY.

It's understood thing if plot
prices will not b good enough then file prices wl go more down. How much no idea but if plot prices will b good enough the file prices will go up. Rest Allah knows better
