phase 5 M

Dear lre,
AOA, i want to ask what is extra charges (stamp duty, cvt.transfer fee,advance tax,miscallaneous charges) except commission fee for DHA phase 5 M block one kanal.I do not know the dc rate of this block so advance tax will be applicable.

If somebody is interested in phase 5 M block one kanal,is it accessible by road to see exact location of proposed plot so it is not deep or any high tension wire overhead or any obvious drawback.

Bad news. Too many baina holders dealers are under tremendous pressure to sell their files at loss.

Some were Short selling and some were playing last week for baina gains. Both nothing but gamblers.

We are so lucky at Lahore Real Estate. We dont have to go thorough any thing like that. we work only for commissions on deals and dont go for office short or long term investments.

My team has very strict instruction. Never sell any thing you dont have papers in you hand from your clients and never buy any thing on baina or token play personal or office gains. NEVER.

We buy some thing when 100% funds are in bank and ready for intimidate purchase order for full 100% payment even if have to pay extra for all our personal gains on long term. We never invest for office for short or long term gain.

Rule of thumb is keep in mind approximately 25% of development charges at end if you dont pay any installment at all.

What is status of development in Golf View Residencia.

Depends on where in Golf view residencia. With the current LRR southern loop plan that is being circulated, it looks like Bahria Golf is one of the most affected.

Lahore ring road Southern loop is the remaining portion of lahore ring road which encircles lahore. The northern loop (connecting DHA, airport etc) is already complete) and the government announced construction of southern loop officially a few days ago. Yesterday, the tenders have been requested for the construction. No body is sure of the exact map yet but with its tentative
location, it appears that the ring road is passing through Bahria Golf Residencia.

@Usman I will not misguide you nor am I in the position to advise. I have just stated certain information which could very well turn out to be incorrect so I suggest you do your own research and then decide. It might be the case that your plot is in the non-affected zone or for that matter, it could be that ring road does not even pass through Bahria Golf residencia. Nothing is confirmed as of yet so may be worthwhile investigating it first or holding it until things are clearer.

I got a 5 marla file in phase 9 transferred yesterday. Is it mandatory to get membership fee done for ballot?

In allocation to allocation transfer no need to worry because only name changes. Its one allocation number that will be carry forward. Ballot is done by using allocation
files number to match it with plot number.

There could be other problems like a legal hold due to past deals or disputes etc. Any one could get his file verbally checked from DHA counters for legal troubles. If you want to be 100% sure that your file dont have any hold or legal problems you can pay rs 600 to DHA and have written proof its cleared.

I am thankful for a prompt response. I live outside lahore in Sindh so probably option of checking thru DHA is not applicable. Mine is an allocation file. It has allocation letter no 9/OL/00xxxx

Last year I bought 6 marla house in bahria nasheeman on installments and the total cost was 45 lacs.basically it is 6 marla but out of 6 marla, 2 marla is for lawn infront of house and it is single story and you cannot extend to futher. So, what should i do? Is it worth to hold or resale? If I hold it for next 2 years then what would be value of this house.

Please comment on it.
