phase 9 ballot files

I just read the post in LRE forum that phase 9 affidavet files will not be included in incoming ballot on May 15. But last week I got confirmation from LRE that my files are ballot ready. Is some one kidding or it's true?

If you got confirmation that means your
files are allocation files. not affidavit. check 2-3 days previous posts for explanation on affidavit files. in short you dont need to worry if you got confirmation.

Thanks Maroof. To my understanding, it means affidavit file gets converted to Allocation file once purchased?

If that affidavit file was issued before 1st May then it will be balloted, doesn't matter when you purchased it.

Koi Allah ka banda plz bataiye ga ka membership
fees pay krna zaruri hai ka nae ? allocation recieve kr chuka hun per membership fee paid nae hai tu kya
abhi membership fee pay krna zaruri hai ballot ka liye plz koi bata dye tehay dil sy shukriya use banday ka !! Cmy ur help required !

PCSIR D-4 Block near IEP Town

Dear All

Can any one provide any information regarding PCSIR D-4 block located inside IEP Town Defence Road Lahore.

This part is still without development and without possession since long????? Is there any litigation?? What about 2-3 years investment here

I did not hear any land dispute the only issue is it is not developed and not ready to set terms with IEP, For access and Lines, As it Belongs to people now many of them might have died. Also initially was sold at very low rates. So issues cant be resolved, Say they impose extra development charges 1 Lac per Merla, one may agree 2nd may not agree third may not have money and 4th may have died and off spring not interested.
There are many examples of societies which acquired the land, but could not successfully develop it. More any society delays more development cost increases and more problems.
On the side Nespak2 site 2 is better society and Many are living there it have many 10 merla Houses but Low quality of development is so so.
Nespak 2 site 1 on Canal was developed very late it took 19 years to give possession and they just imposed 4 Lac per Kanal extra Charges but at least people got it.

@ Saima, when Investor interest is diverted to Phase 9, It is excellent time to buy a possession plot in Phase 7 to make home, I would Prefer You go Budget wise
For 110 to 120 try in R and S Block and W there are about 5 Houses for Constuction. And in N Block Lower Cutting which is parallel to T Block there are about 60 Houses On the left hand there are also about 60 Houses in Adacent Block, ther eis no reason that R Block will not be 160 in One or 2 years
For 100 Go to Q [away from Village] T near Main Bluvard
Z Upper Cutting
For 90 Try Q Block average Plot, U and T with Possession
For 80 Try X, Y,T U Non possesion but on Ground Plots 1st few lines of new cuttings You will still be 1 KM away from BRB
[Though people are asking a bit more but at this time good Bargain is possible
I am sure there re only 50,60 Plots In low price the moment they are sold next asking will be 10 Lac more for each Category.

I am sure people will see Lot of Difference in Development charges of DHA 8 IVY green and Phase 9, In IVY green they will be less at least for small plots.

Semi developed plots in Phase 5 M block have price tag of 90 to 100 lacs with much better
location and possession well before Ivy green or phase 9. The prices of Ivy green are set for a massive drop in coming months.

@ GA: Investors can play with the rates of
files which can go up or down several lacs in couple of days or weeks as lot of speculative element is involved. On ground plots on the other hand gain or loose price based on ground realities not on emotions.

I think market is set for mini correction in coming days. As soon as Phase 9 hype subsides we will see market flooded with new plots of all sizes in phase 9 and ivy green, there is a good chance of price drop to make new investments.

@ Habib: I agree with most of your observations. I would love to know your opinion about general market direction in one to two year time and also about the best time to invest in ivy green and phase 9 plots.

May be answer to why why why DHA itself is buying back the files....?

If you connect the strings, it leads to massive public opening for phase 9.
Shortage of land not possible as 1 kanal given for every 4 kanal!!!!

if DHA is buying 1 kanal file @63+19=81...
since the public launch will be installment plots and of course DHA property exchange is there to make profit for themselves,....

it means, DHA is going to launch:

1kanal plot @ 1 crore!!!!
10 M @ 75 lac
5 M @ 50 lac

A fair acceptable price range would be as below for 3-5 years installments plan (including development charges) as Phase 9 would get developed in 7,8 years minimum time:
1Kanal plot @ 75-80 lac. 10M @ 55-60 lac. 5M @ 35-40 lac.
Otherwise only small pocket of people would take interest and phase 9 may get flop.
