as per your today previous post explaining ballot procedure you mentioned if Gen. Raheel Sharif is invited as chief guest he will give possession to shudah families of DHA 9 Town.....

Does that mean 9 Town possession is on 15th May 2015??

Please clear the confusion as previously it was expected some time end of next month??

Prism 9

Dear CMY,

Trying to get your professional advice:

I have 4 files for 1 Kanal in Prism 9, after development can I contstruct a house on 2 Kanal or is there any restriction by DHA to build house only on 1 Kanal?

Secondly, what's your advice? sould I keep all these residentional plots after development or should buy one 8 marla commercial after selling them. Which option can give the maximum financial benifit?

Dear Dubai.
I am also in UAE and I considered this when there was Crash of property in 2011, 2012. It was right time though.
I did not do that, One Strong argument was that Property buying and selling time is not as per your wishes, it is cyclic business if you buy now in 1.5 Million Dhs. And then due to some reason you have to wind up ,and reach dealer , I want to sell this month … You can’t say how much price you get, my be 1 million. You may get favorable price in after 2 years [during next boom], But you can’t hold that long. If it is Pakistan I will hold it and not sell.
There are many reasons of Quick wind up [I wish you will not have]
1/ you lose good Job.
2/ Medical Not clear this year they discover you had Subtle TB.[ My friend in Sharjah’s wife was refused after 15 ys of stay all family had to go he is Living alone]
3/ Was Caught in Fight with XYZ
4/ CID says you are so and so sect, go home now [It happened with one of my friend Dentist very thorough gentleman]
5/ Was caught in driving had some small accident, Unfortunately was under mild Alcohol Influence.[One of my friend's elder son all family had to go altogether]
6/ One retired Person [From Adnoc] invested all in Property there was massive fall in Price he got very sick and I don’t know what happened, his daughter was my Colleague in Pakistan.
The Property Prices are not going up and up in Dubai as in Pakistan the reason is Old Buildings lose their value fast in UAE.
Initially Maintenance is hidden and they say maintenance free or very low cost 3 years. And then you discover they are asking 30% of rental value as maintenance charges and this correct as well that these buildings are high maintenance cost design.
I tell you my experience
In 2012 when there was rental crash one tower was asking 60% of rental value as maintenance + Ac Charge, The Company Argument was right that if rents have crashed how can we decrease maintenance to that proportion. It was Nicely Built Building and price in Boom was 1.6 Million I was getting in 8 Lac only. As I am not living in Dubai But in other emirate. The only option was to rent for almost nothing or Keep it for holiday use. It was quite likely but I was Not sure when next boom will come as people was saying there is Maaaaasssive over supply of Property in Dubai [which I still believe it is true], I did Not go for that.
The last thing it is not right time to invest, {as per cyclic phenomenon]
I have many friends who bought there
30% Lost money bitterly
30% could get out with minimal loss [one had to hold 5 years and had to postpone immigration to Canada he had strong family support was sacked twice from job but due to connections got next job]
30% are living there and tell we are saving our rents Ok not bad
10% earned great

Good description of overall scenario by Habib sahib. Living in UAE last 15 years, I never felt comfortable investing in property.

You are so right in your deliberations. My father served in Abu Dhabi for 28 years and after all this time still had to return as expat. I am working since 20 years now and have grown up here as second generation Pakistani. I still consider it insecure because everything here is tied to your job. The day you lose your job, all your rights and privileges vanish into thin air. UAE is a very safe, secure and stable country to live and raise your family. But you will never be citizen here. Actually uncertainty, job insecurity and fear of the unknown affects most expats here and across all nationalities. As Pakistanis, we need to invest and contribute in the progress and development of our country, so that economic conditions improve and quality of life becomes better. Mantra is to invest in property, quality education for the kids and and plan for your retirement. You never know when it's all over in the Gulf. So make the most of your time. As they say make hay while the sun shines. May Allah SWT guide, protect and bless all of us in our underatkings.

I have two properties in Dubai and I'd invest in more if I had the money. The quality of construction here is much better than in the UK. Rental income is great. Tourism is slow this year because of oil
prices but should be better by Q3 of this year when the prices stabilize and the weather gets better.

Do keep in mind that Expo2020 will being more than 40 million visitors to Dubai. A lot of them will invest in Dubai property. Prices nowadays are peanuts compared to what they would be in five years.

@Ahmet, brother how can you be sure that 40 million people would visit and even if they visit, would they come Dubai to buy property or to visit just exhibition as many tourists and businessmen are coming Dubai everyday.

Many people those who were having eye on Dubai immo market were thinking once Burj would be ready Dubai will gloom again, but this didn't happen.

I personally don't think that Dubai would gloom as was doing.

where ever you live are plus and minus points but I observed MASHAALLAH people busy in property in Pakistan gained much higher %age of their RIZAK than anyother place in the world.

Slump in properties in whole world came but even than you might see in last 10 years time where people gained most, one of the best gainer on earth is PAK. too even in bad circumstances of security and law & order.

People like me too spending their best period of life(youth) either alone or with very short family, rest whole world leaving behind and missing their company. Just going to homeland when their beloved ones die or some other emergency. Living in Europe or America, people don't enjoy much of Fridays, Ramadan, even Eids. Everything doing if doing just by running.

Best for each if can is his own homeland. How many mothers missing their kids, how many kids missing their fathers, how many wives missing their husbands?????? And just for money, more money?????

Ok brothers and sisters I finish now just saying words of ALMIGHTY who made us, " DON'T WORRY ABOUT RIZAK BUT ABOUT MY IBADAH"

Request to all participants, leave the subject of Dubai and please spend your energies and use the efforts to build Pakistan, and think of Pakistan. Look for the right party to vote, choose right person for leadership. Make Pakistan better place for next generation to come keeping in mind that we have suffered a lot and will not let suffer to our children.

I will appreciate if you could guide me on another Dubai property.

I bought an off-plan 2-bed apartment in Dubai Hills in Mulberry @Park Heights in 2014. So far there has not been any increase at all in the price due to the overall correction going on in the market.

I can potentially hold it till handover. DO you think it is a good investment for 2-3 years? or should I sell it off and move on to a better place?

Mulberry Hills
prices were inflated at launch as the new 'Mall of the World ' mega project was supposed to be launched next to it. However the location of the project had shifted to Sufouh Road now opposite to Mall of the Emirates.

However! The location of Dubai Hills is excellent. Dubai property goes through 3 year booms and 3 year corrections. Currently its in its 2nd year of correction. I am sure that your property due to its excellent location will sell at a premium above OP by 2017. By is when its price will peak (should be at least 30%-40% higher than the bottom price in 2016). 2019 is when you should sell it. If you have the holding power 'keep it till 2019'. If not, sell it.

No issues janaab. Off plan has its advantages and it's disadvantages. I was never able to afford off plan so stuck to mortgaging properties. I would love to read Mr. Jameels overview of the market though I doubt I'd agree to it. I think the
prices will peak in . After that we might see a slowdown post Expo2020 (unless Dubai wins the Olympic bid or the Qatar 2022 has a significant impact on Dubais econom).

Nice to read @habib. also Ahmet, I was born in UAE, Living in UAE for middle class is like, complete ur high school in dubai, go to pak make Degree Masters or Doctor. Come back to Dubai find a good job. earn money and go back to Pakistan, or jump to USA or Urope.
I live here but I invested in
DHA lahore. Iam very happy from it.I still cannot make my mind to buy property in UAE. still.May be later.

I agree with Mr. Amir Khan, we all work very hard to earn our living. Its the job of the government to protect us from the land mafias. However what if the government itself is the land mafia? Most of my dad's life time savings was in a 4 kanal plot in Model Town. A local government official (Chief Minister's close buddy) leased the plot from us to build a school over it. It was a 5 year lease and now they refuse to leave the plot or even pay rent. They are now claiming that the land is theirs and we need to stop bothering them. I watched my dad's health deteriorate because of the ongoing legal battle. It really hurts but there's nothing we can do about it. I would never 'EVER' invest outside DHA and thats because the only institution I trust in Pakistan is the army.
As for the UAE, I love the place. Its like my 2nd home. I have been dealing in property here for the last 10 years. I am sure enough to put a lot of my money on it that the property
prices here will double by Expo2020. Just wait and watch.

Dear CMY,

I am looking for your kind reply and possible help. I am living in Riyadh, KSA>

I have paid token on April 06, 2015 to one of dealer in DHA market for 5 marla DHA phase 9 affidavit but till that date he has been giving me excuses and saying that DHA is delaying it, so you have to wait till whenever they issue File. (I have documentary prove of token)

They have wasted our time and opportunity cost to hold 2100,000 in my bank account from a month n half.

I wanted to know what are my options to solve this matter.

In Pakistan....if you are decent shareef insaan , then i doubt you can even take back token :)

However if you are some badmash type with contacts then you may get double of your token money.

Don't worry I got intimation after one month just ask u agent to give u 6500 slip which he got when he deposit affidavit in dha ...... If he gave it to u he has deposit the affidavit in dha u will get intimation soon or later....and if he 80 not giving the slip than he is playing with u

DHA Multan is better but that does not mean other schemes will not exist. Wapda town is pioneer in Multan for starting such schemes. They may have better location but I think at the end it will not matter as DHA is bigger name and their development standards are lot better. People will trust DHA with their money as compared to anyone else.
