DHA Multan current price is 30.30 lacs. No sudden rise expected here till ballot because new files against land are going to be coming each week. Its a great long term buy and hold type investment.

Dear CMY,

I want to confirm very important details about my transaction.

First of all, how one can check if someone is selling ballot ready commercial file?

Secondly, what if i purchase a commercial file before the ballot on monday, will this prevent the file to be considered for ballot or i may loose the chance to get it balloted ? Kindly advice..

If NDC is applied and its cleared you are ballot ready. All
files that have allocation letters issued before April 3oth 2015 will be in ballot regardless when they are transferred or who's name is on allocation letters. Even on last day of transfer same allocation number will just have a now owner name assigned to that number. Allocation letter number is matched with plots numbers.

Make sure the allocation file you are buying was not made from affidavit file transfer AFTER April 30th 2015. A best and easiest tip is that 1st allocation will be light green in background. But allocation to allocation transferred document is of white plain color. If you have a green back ground color allocation letter after April 30 2015 this allocation wont make into ballot.

This info is not going to given to you by any other property dealer :) Because they only care for their commission and dont pay attention to these small details.

Yes allocation you are buying should be with white back ground this will be proof its an old allotted allocation

If Green background and issued before April 30th. You can still buy it.

If NDC is not filed or cleared pay urgent fee and have transfer asap before ballot. In no case let is go past the ballot. Amount difference will be huge and deal will go into trouble unless you have paid big amount in Baina for transfer after ballot. Dont take risk Pay Rs 22000 as urgent fee and get it done before ballot.

Overseas Pakistani (PRO) DHA9 8-Marla commercial file is at 348 lacs today have gained whopping 72 lacs from its two month low price at 272 lacs.

All this 72 lacs is gained when all other major residential and commercial plots
files in DHA gained ZERO rupees. DHA 6 gained nothing in last two months DHA 7 gained nothing DHA 8 gained nothing DHA 7 gained nothing DHA 7 commercials gained nothing DHA Gujranwala gained nothing Even DHA Multan almost gained nothing.

This huge gain in DHA9 commercial should be indication enough to imagine how hot it is going to be after it is a visible plot on a 150 feet 3 kilometer main boulevard.

In next few weeks and months Ivy Green DHA7 DHA6 and DHA8 will still stay in back ground. DHA 9 will be still in news for Lahore Ring Road construction southern loop. Awarding of new contracts in DHA9 Prism. Starting of development in DHA9. Possession of plots in DHA9 Town will help prices stay firm or rise slowly from here. With plots visible on a map and lowest prices of plots than all other DHA phases new money will only flow into it. Even DHA6 or DHA8 money will be moving into DHA9 in coming days.


No one should expect DHA9 commercials to double in 12 months. They might but give it 5 years time :). All residential plot buyers should also keep in mind prices just cant keep goiung up and up. There will be budgets ahead. There will be political developments ahead. There will be arrests of real estate tycoons that can also affect DHA Lahore prices too at least for short times.


Please make investments for keeping in mind you will be investing in DHA Lahore phase 9 for minimum next 5 years. Dont pay attention to short term ups and down. Buy it and forget it for next 5 years.

I have paid token on April 06, 2015 to one of dealer in DHA market for 5 marla DHA phase 9 affidavit but till that date he has been giving me excuses and saying that DHA is delaying it, so you have to wait till whenever they issue File. (I have documentary prove of token)

They have wasted our time and opportunity cost to hold 2100,000 in my bank account from a month n half.

I wanted to know what are my options to solve this matter.

Brother to brother transfer dont come under DHA but you may not have to pay CVT tax.

Please double check. I think for brother to brother transfer DHA dont offer any break in
transfer fee but CVT is NOT required from Govt.

Hiba Transfer - DHA Town Ph9

Dear CMY Sahib and brothers,

I am an overseas Pakistani and want to sell my 5 marla Ph9 Town D plot soon after possession. As I won't be in Pakistan at the time of possession, I want to transfer this plot to my father's name so that he may take possession and sell it by himself. I think such a transfer(son to father) is called Hiba transfer.

Can you please advise how much this transfer may cost. Is there any other cheaper way. My father is a retired army officer if that can help in DHA bylaws.

Urgent NDC can be applied Monday. It is just a normal transfer like any other transfer.

Expected development charges in IVY green Vs DHA 9

Dear CMY,
Do you think that 5 Lac less development Charges in IVY green [10 Merla] will have positive edge for Phase 8 IVY green 10 merla plots, especially when post ballot DHA will ask for up front all development charges.

secondly this new decision of DHA to take all development charges at once, how it will affect post ballot price.

Another comment linked to IVY green is By No means IVY green Location is Better than Phase 7, if You talk of Proximity to BRB, and being isolated as compared to DHA 7, For Comparison Consider it same. But development have yet to start. How IVY green Kanal is Holding its price Little More than Low Budget plots of Phase 7? 75+19= 84,. One is ready and in other even intimation is not issued by no means will be delivered in 3 years.
what is logic here? I think it is only Difference Toyota 1974 is better than 1976,

Jameel sahib DHA have not official announce yet and I dont believe this figure at all but poeple close to DHA staff is keep insisting 5 marla charges are 4.5 lacs. I think the be 5 to 5.5 lacs.


To be honest Ivy Green will be in back burner now after DHA9 ballot. DHA7 is also going to hurt it. DHA9 priced should be compared to only X T U Y Z lower parts
prices, For rest of DHA7 W R S P should be close to and about 20% less than DHA6 lower blocks near DHA7. In three DHA6 or 7 be same almost same thing with living point of view.

Good to see you here. A few months back I saw your valuable "House construction cost analysis" on some website. The cost was updated to November 2014. Now I need a really honest and reliable contractor or thekedaar to build my 2 units small house near Doctors' Hospital, Johar Town. Can you recommend or provide some real skilled person with or without material prices to carry out this work please.

I haven't worked with him yet but few friends found him a reliable contractor.
It is always better to visit the previous projects or at least talk to the person with whom a contractor worked with.

Closing rates of DHA9 Proper

Solid Buying started at 1PM on Saturday as expected by me during early this week. Last week will be only up now question is how much up from todays close. Sellers gone. Only buyers left. When buyers want to buy each seller is backing out. Almost none confirmation of files. Price of 5-Marla back to 26.50 27 lacs and 1 Kanal back to 62 to 63 before ballot on May 14 afternoon, Not 100% Guaranteed but Insha Allah.

DHA9 proper 5 Marla= 25

DHA9 proper 10 Marla=40.50

DHA9 proper 1 Kanal=59.50


DHA9 proper 4 Marla Commercial = 215
DHA9 proper 4 Marla Commercial = 348

DHA admin had briefing with all largest land owners investors. Same people that bought 1000s of kanals agri land from small land owners overe the years and than gace to DHA.
land owners. DHA explained project in full detail to them. Told them it will be developed on fast track 25/7 to make up for ballot delay. Said many other things like DHA9 will have boundary wall for security control accesses gated community there will be 11 gates made at entry points with names like Bab-ul-Salam etc.

DHA admin assured these large owners we are different than past admins. We will listen to you and work with you to increase value of DHA9 Prism and not only get it developed for you.

Ashraf Gurki , Mohammad Sadid , Bhatti , Abbasi sahib were just few of the large owners at this meeting. Dealers know them all. These guys own 1000s of files each

AKHTAR ABBAS bhai you dont have to be sorry. Your dealer may still have it from his client at lower price. We are posting average rates. Some can be higher some can be lower. Its very fast moving hours. Wind swing each hour of 1 lacs plus minus. Madness for buyers sellers dealers. Cant guarantee rates accuracy like we do in normal trading days. We have to give you rates where we can possibly give you a file.
