Prices trend in IVY Green

Dear CMY,
Please give in detail what is price trend in IVY green. Ballot was done 40 days back, Can we still transfer these plots even if Intimation letters of development charges are not announced, I Guess yesterday you shared the link of undertaking letter, it gave me hint that sale purchase is going on.
This question is also pertinent as many who have in mind the level at which they will Invest in, On map plot is DHA 9, If I get Market rate without DHA Intimation Letter [which may take 3 months as Phase 9 is big] How can we complete the purchase.

Jameel bhai without intimation its normally not transferable. Some times in past DHA allow transfer in undertaking of development charges.

I have to double check this if transfer is opened in Ivy Green yet as this letter is needed even when a transfer is done with intimation letters.

Thanks CMY, Pls check it as I will be in Pakistan in beginning of Ramdan,
For DHA office transfer is bread and Butter, I think they cant wait 3,4 Months for letters, To my surprise not even a single letter issued in IVY green.

Fraud Dealers

Dear Admin,
I want to ask whether I can put name of a Fraud dealer here just for the information so that my all other friends/ brothers will be able to avoid such persons.I did some investment in DHA Rahber recently through an unregistered dealer of DHA who committed fraud with us so if u allow I will post the whole case as well as names of those fraudias

Please dont Put the Name but Put all the story, Not Only this dealer but some other can do this fraud as well, If we know what type of Frauds were done we can be vigilant in Future. However We should refrain from putting names here as it is one sided story [though True] still

Arshad bhai I have already put my foot on too many tails. Please dont do it here. There is no way to find our Arshad is actually CMY or other Dealer or actual victim of any dealer. So Its not helpful.

This webpage shouldn't be used to name and shame any one including dealers. This webpage shouldn't be used to discredit competitors websites.

Visitors must promote and defend their own investments in any project. They must share reasons for buying that property, price they were bought, when they bought them and why they are still holding them. Dont depend just on me to defend your investments or holdings. You should put your input here as well. Some competitors just go against every thing I suggested or recommended. Because all attention goed to that project alone. Their schemes lose intrest of most people. So if you are fighting for your own holding instead of me you wont face that anger that I have to face.

Visitors must share where they lost some or most money. What was the reason behind that purchase. what happen to you after the purchase. And what made you to sell that property. What buyers should be aware off that made you bare that loss.
Even here I tried my best to expose many major scams and traps and tried to protect people from losing billions of hard earned money by putting my life at risk and also put our LRE office at million of losses by not booking plots in fraud or unsafe schemes. Please do share your own bad experiences here to protect all your expat friends that are very simple and very trusting.

I been writing a detailed post for past one hour for a working lady that I promised to get answer from me and askd her not to book any plot any where on installments until she reads my post. It will be online today or tomorrow.

You can share story buy keep name out. Let people know what happens without naming the person who did it. This will be the right way to educate others help all freinds here.



We all must use our energy in positive way. Making new enemies will only generate too many garbage posts. Result will be all good or useful posts are missed.

Dear Brothers
I also would like to share such an incident with out quoting names. I built a house 1K and due to my job transfer I asked more than one real estate agents to sale the same. Many people visited my house accompanying may dealers. Some of those dealers were those whom I did not approach.
To cut the story short One party liked my house. they came with two three times with some new faces their relatives or what I did not know. two three days before the deal was finalized. One dealer(A) to whom I also told for sale called me and I was not agreed on the price he was quoting for the same buyer.
One day they came to finalize the deal. when price was being finalized there was a difference of 3 Lacs, One of them took me to the side and said I am friend of Dr. sb (buyer) and I am property dealer(B). I will not take any commission which is due on both sides. So please reduce the demand and make deal. I clarified to every one his words. and deal was done.
before handing over a dealer(C) visited and said that I brought Dr. sb first time with whom deal is going to be finalized. Pay my commission as seller. I told him that the dealer present at the time deal has been settled with the payment of commission. When I spoke to Dr. sb's dealer he promised that he will issue receipt for the payment, which he gave me also.
I handed over the house after all transactions were done smoothly. After some days I received a call from dealer (A). "Hay you sold house without my commission, Give me commission or be ready for consequences, I am the one who convince the party for purchase". It is going to be five years now and I also moved temporarily from Lahore. I am still not sure What is the rule applied in such a case? This is one of the reason I always don't want to indulge myself in such a situation and refrain from real estate business. The answer of this question and some more questions( may be I will ask next time) are still unanswered. If any of the any participant of this forum, specially Mr. CMY can throw some light to answer this difficult question, it will be highly appreciated, and help for me and others. Thanks in anticipation.

This is every day problem, either you pick only one dealer whith good turnover and do every thing through him. Or when you approach the dealer make it clear that you can approach other dealers as well for selling or already done that [even if you have not contacted] whoever sells at my rate Commission goes to him. There should be no dispute. And Also you can tell that I will not pay 1% rather only 50,000 or what ever, Usually confirmed properties at sell able price is gold mine for dealers. But these things should be cleared forehand.
This frequently happens in the houses where all market knows that this house is for sale and sometimes direct buyers also contact you
Normally the agents create Phada and they pose that we had been advertising for you in news paper or other sources etc etc they have invested on that .

Another fraud which is more common is that they do Token or Biana with You and after that ask one month time. Then try to sell a bit higher price than deal with you. Waste your time and take sometimes up to 6 months and then only Cancel the deal without any compensation. I bought a plot like this in which dealer had done Biana with seller and was creating problem for more than 4 months as he could not arrange the party. He never showed me biana paper And you know what was deal? His biana was 3500,000 and my final price was 3501,000. With the education I got from this forum I could pick this property at dealer rate without Commission.
Selling is far difficult than buying

Hi sir, I want to ask that I bought a file of dha phase 9 almost 3 weeks ago. I collected my allocation letter yesterday. Is there any procedure to add my name in balloting of 15 may 2015? Any form to fill to add my name in balloting? Or some sort of request to dha for this purpose? Kindly inform me if is it necessary to go dha office? Thank you from Muhammad naeem majoka.

A silent reader of this forum but i have a Q today for experts . Everybody discussing LRR adda plot interchange but nobody discuss Haloki village interchange . Is it so non significant? I think if they link this interchange with connecting road to defence road near DHA rahber phase 2 or even Through KEMC one can approach this interchange than i think this will more beneficial for DHA rahber , haloki garden, IEP , Nespak , Kemc . Please share your views
