My dear I just want to know that what is the future of khayaban e amin.I be one plot there in A-1 block.someone says it'd good bcoz a ringroad will construct in this society then prices will go high n someone says that its not gud bcoz its near drain.kindly guide me about to make any decision about this plot.

Dear Jameel sb, in old maps, LRR appears to be going thru Fazaia but was not very clear. Is there a better visibility now? Is it still going thru LRR? Can govt take over some plots in some blocks?

Market closing rates DHA9 Proper

Just woke and i have a doctor appointment. I am not ignoring quetions & will answer all of them in about 3 to 4 hours.

Market closing rates were

5-Marla= 24.25 (Likely one more day of pain. Will start rising on Saturday. Best time to sell after Monday)
10-Marla=41.50 (Likely one more day of pain. Will start rising on Saturday )
1-Kanal=61 Lacs (I said this had lot of NDC but still week so may hard time to get back to 63 before ballot )

4-Marla Commercial=215 Lacs
8-Marla Commercial=345 Lacs

Dear CMY,

Hope you are fine. I don't understand property dynamics but occasionally I do read your comments. You are always logical and foresighted. That is what we human's can do and should do. Wish you a good health and urge you to leave matter of longitivtiy of life to the Creator.

I have a cash of Rs 6 million (with possibly of addition of two more millions) in hand and a plot in P block DHA phase 7 Lahore ( Non possession) Which has a price of about 9-9.5 million. I was thinking to buy a 10 marla or One kanal plot in DHA 2 Islamabad and forget about phase 7 plot for next two years. I need residence in Lahore or Islamabad after two years and this creates options for me at both places in addition to as per my understanding a reasonable investment option. .

Question: Is this right line of thinking or should I avail some better investment options which can give me higher return in roughly two years time?

Would appreciate your views if time or health permit you.

One kanal plot in DHA phase 2 Islamabad K L M N sectors is 80 to 85 for fabulous
location ( back open, height location or 2 side cornerwith river view) and 60 to 65 for ordinary location. In sectors A to J across the road the same ordinary location is One crore plus and good location 1.25 plus.
K L M N sectors are better placed with gate opening on Islamabad expressway. 6 laner Islamabad expressway from GT road to airport chowk has already been approved. CDA will take 3 to 5 years to work on it due to dearth of funds.
I strongly suggest that u buy in DHA Islamabad K L M N of phase 2 as the potential for rise is high as people build houses there.It will be a genuine rise and not a mere bubble.
My humble opinion. Only Allah SW knows the best.

I have two 1 kanal files in DHA 9. Dealers are saying after ballot files will pour into the market and rates will come down sharply so sell your files write now. What shud I do?

If You margin trader and have to Pay back to someone [not capital of your Own] Then better sell it now,
if You can Hold then what is issue even if it comes low it will not get Stuck, after all it will improve when desperate sellers will get absorbed in Market, You will not be stuck for years. In 12 months or so Price will be better.

I have said at 27 lacs price If on dont want to hold
files till after the ballot for at least 6 to 12 months time please sell it asap. Those who missed the sale in 26.75 to 27.5 lacs range were suggest by me two days ago to sell now best time will be Mon Tue next week before ballot. Even if transfer is done after ballot both buyer seller could lock deals with good amount baina and add that to sellers file in DHA by paying a small fee to DHA to protect their purchase. Sellers must get good size of amount to lock the deal buyer must add baina to file in DHA. This only apply if transfer cant be done before ballot.



Now its down to 24 lacs. I have said in last two days If any buyer WISH to hold it at least for next 6 to 12 months or more time after ballot he could still buy it before Saturday close and get it transfer in their name.

2013 Elections are going to be declared null and void. Interim GOVT will be in place for 1 Year and get primary task to deploy free and fair election system in Pakistan. Establishment would take care of security and law and enforcements issues. MR projects in Karachi will be stopped and he will be in trouble first time in his life.

Dear CMY please evaluate real estate market based on new political setup. Especially Phase 9. As I believe that it needs to be reevaluate. In my opinion prospects are very high but want you to voice on it.

May be I am too depressed. My doctors say most nerve pains are related to depression.

May be to control my depression double doze of PROZAC will work because I dont drink or smoke cigarettes:)

I passed through the depression phases for few years but I came in
contact with Prof. Ahmed Rafique Akhtar in Gujar Khan. He advised me few names of Allah Almighty to recite daily during walk or watching TV etc. Now I rarely get depressed. Even sometimes people ask me why I am so cool and calm.

yes i read a book of usa writer who treated many in 30 years and it was written , religious or believers face less episodes of depression than non believers , but every case and every person is different.

nerve pain most likely triggered by stress , stress is our biggest foe even bigger than anxiety and fear , they are secondary conditions after it , live stress free life .reduce stressful work .

my uncle is taking it from last 4 decades and keep saying it he wont last another year :) he is living from last 4 decades.

do not use it more than 6 month else u wont live what u really are , i found stressplex supplement of vitamin company better than it , just use it a year max and say bye bye but consult dr before quitting it at once . hope ur symptoms will improve . stress is one damn thing which can make your healthy organs to work abnormally . p.s i do not know your exact medical condition , but hope it will help many , don't blame me if i violate any rule of internet or website now :P may u live long and healthy.

sir Prophet Muhammad SAW said " Gham Insaan ko maut k kareeb pohncha deta hy" . so avoid depression. you must b having grand children. just engage with them more. Religious social activities can motivate you too. i m 31 years. depression sometime hurts me too. but at the end of the day you need motivation. so you plz find the one motivates you most.

Doubling the dose of Prozac (fluoxetine) may not be appropriate. If u was taking 10mg before and now doubled (20 mg) that may be fine but jumping to 40 mg may not be good. You must discuss with your physician and pharmacist before taking high dose. What about your sleep. If u are not sleeping well then take the same prozac dose in the morning and 25 to 50 mg of Trazodone before going to sleep. this combination is good for sleep and low trazodone may have synergistic effects with fluoxetine on depressive condition.
For nerve pain, you can take advantage of Gabapentine or Lyrica (same family). Normally we increase doses of these medications gradually untill we get benefit with minimal side effects
