today i saw an advertisement of grand avenue housing society ,,they are selling homes of 5 marla prs 2 million (may be on instalment)

Dear

This society is on Ferozpur road before Bahria Nasheman and Central Park. They are working at good pace to develop it now. If you are interested to buy there than buy from an open market on down payment instead buying on installments.

Different people have different opinion about it both positive and negative. Some considered it not a good investment but if you visit this society, you will find good quality development. You need to do your whole homework before making any decision. I bought there based upon my assessment and analysis.

These commercials are going to see good gains only when DHA8 gets its possession and people start making new houses. But right now they may not gain and can lose value because these will have to fight with DHA9 commercials in addition to DHA8 DHA7.

What would be the future of those affidavit files which are bought in May 2015? When would be the next balloting for those phase 9 files?

Mohsin bhai my apology I did miss your multiple request here.

These files will be balloted latter on. It could take weeks or It could take years.

In past once a major ballot is done in a phase all files that are allotted AFTER MAJOR BALLOT are allotted in on going mini ballots for that phase. Old practice was to hold a mini ballot when DHA had 100 new files in that phase after major ballot. Looking at 40000 kanal I dont know how many files be made every month. May be DHA will hold min ballot at every 100 or 500 or 1000 marks I cant say for sure.

Mini ballot could be held soon if lot of files are left out of current major ballot.


You should keep in mind next major ballot will be held under watch of corp Cmdr Lahore and in front of 2000 people in a hall but on going mini ballots are held with supervision of 2 3 department heads Like transfer and land branch heads etc.

Ehsan bhai DHA is filling that too deep land. You must visit this area personally.

Unless you are settling some loan payments I dont think its a wise move.

urgent info and advice needed cmy 1.as you know ndc expires for non possession plots in 90 days ,what if i apply now but do not sale in 90 days , can i able to apply ndc again any time ? 2. i have 5 marla phase 9 file and i have holding power of year maximum may be 6 months as i have to go for pursuing my ms in engineering abroad , is it wise to go for balloting on 15 may ? and if i have chance to sale it in 30 plus before balloting should i buy kanal in dha multan for one year or hold 5 marla phase 9 for one year , which is better investment option considering good location and bad location plot luck in mind ??

You can apply NDC as many times you want after each time it expires. No sale is required. You don't have to sell property.

ok forget 30 figure cmy i can add 3,4 lac in 28 for dha multan , main thing is as you know education is expensive in first world countries i need 45 to 50 lacs , do you see phase 9 5 marla holding for a year better option or dha multan 1 kanal in next 12 month time ? just a better advise i need from only you rest on ALLAH and luck , no worries .
