DHA Lahore phase 8 development work pace have picked up. after 12 to 18 months possession will be given. When house building will start It could gain a lot. 3 years 50% to 75% gain is very likely from today's prices here.

files could be 50% less profitable for land owners than having 8 files of 5 marla so no body wants them.

We have to find pairs or make pairs in market from plots for sale after ballot.

Lahore Real Estate is best prepared estate technology wise to make pairs for sellers to give them best price for each individual seller of each plot in these possible pairs.

Buyers will have best chance to buy pairs by comming directly to us and save their time and that could go to middle men.

I have requested this info earlier but I appreciate you have been very busy and overwhelmed with so many questions here.

Regarding the 2 kanal query above, I have read this on this platform before in some posts about phase 7 2xkanal plots being very underpriced. I do not have plans to construct immediately (not before 4 years atleast) and I have one kanal plot in phase 6, which I can sell and buy 2xkanal in phase 7 in order to construct home on it later. The price is almost the same with just a very small or no difference.

Do you think this will be a good decision? I am quite tempted as this gives me double the amount of space just a few minutes ahead of where my current one kanal plot is. Also, given that most new phases have very limited 2 kanal plots (i.e. some in phase 8 and none in phase 9) also indicates that 2 kanal plots may become a rare thing in the next few years.

Although, I will eventually construct but just in case, do you think in case I change my mind later and want to sell, I will make some gain on phase 7 2xkanal plot? If so, how much do you expect in 5 years for a 2xkanal plot that will cost me around 185 to 190 lacs now?

I will be indebted for your response just once, please!

I want to buy Phase-9 Prism 10 Marla File which would be included in the ballot on 15th May.

I heard that once you call any dealer for a file he would say that yes it is available and mention a rate but the moment you go to him to buy it, he would say now the price has increased by X amount. Is that true?
Is it the case with LRE too :h

Yes...when u go to buy , they say price increased by X amount.
when u go to sell, they say price decreased by X amount.
It is called demand and supply, that may change with the appearance of even one buyer/seller.

LDA AVENUE 1 is also good option

Yes You are right, In Sui gas 2 there are few pockets Not Clear Till now, But on Ground Plots are Good If You find Old Map of Suigas 2 somewhere in LRE site you will see Shaded parts, 90% of them have been Clear till Today. Good Thing is sui gas Society is clearly telling before Purchase and allowing at time only clear land and with Possession, One Of friend here in Forum Could Not Complete the Purchase Just because of 4 week Site plan / NOC issuance time By Sui gas, Site Plan issued means Land acquired and Possession is available Only go for Such Plots.
LDA venue 1 is Very good project now Most of the Problems Fixed Price also came abou 20% lower than last year, but I think It will not Grow in 3,4 ys time scale and there are few qabza issues. People make Juggi on your Land or start Nursery or Building Material Business and each time you come to them they will say we will go when You will Build, they watch the weakness of the party. Overseas gentleman is best for them, they exploit you. 2 examples of My close friends, Both in LDA area in one Plot Gujjar made Juggi, in other Building Material business set up, Both of My friends had very well connected Political Back ground, they could vacate them but had to make Houses on plots, Now they are thinking what to do with these houses. I never heard these things in regulated societies,

i have one kanal plot 503 C-Block at LDA Avenue 1 Lahore, extra land (paid), NOC+Possession obtained. iam allottee and want to sell out, any body want please call . plot is at the back of 100 ft road and direct approch from 150ft main road (fifth from the 150 road)
