If you want to buy this 5 marla for 3 to 5 years you must do it in next 3 days by Saturday.

After date
files of 5 marla may be to short again. Its not under pressure like DHA9 kanal. Can go back up to 27+ in next 2 or 3 days

Kanal may see some pressure for 2 days only but will also recover next week now and settle at 63 lacs before ballot.

DHA may make announcement in weekend papers that all files issued till May 14 will be included in ballot.


If long term buying buy your file get it transferred and forget about temp WILD MOVES most created by a small group of setteybaz cell phonen only/no office type non registered dealers.

Its safe to keep. May give you some return soon too when LRR southern loop start. Other place have more and faster returns.

Most likely yes but Its announced when DHA makes development charges announcement.

Especially with DHA9 fast track development contract DHA will need development charges funds as fast as possible.


Fast track development means development company will have its staff its staff working in 3 shifts 7 days a week.

I will be surprised if we get DHA9 in 3 years. I will be 100% satisfied even if they do it in 5 years.

For God sake. Look at phase 7 and 8.why fast track for phase 9 just to please file holders. Have a heart. Please account for ground realities. If they atart by 2017 and finish by 2022.it will be a miracle

KMC sahib 3 years ago an overhead bridge was taking 3 years to build. Now days they complete in 3 months with use of tons of machinery now available in Pakistan.

I am not trying to please DHA 9 file holders.
DHA Lahore is trying to do this.

Zoom in on blue area and read 2nd line that says Fast Track Development work. You may need reading glasses to see it and also may have to open your mind with your eyes at same time:) Because your mind set is stuck at past 10 years when you say year 2022. It should look for next 10 years in my opinion.

@ KMC brother it is written in every advertisement by DHA that there will be fast track development CMY is telling nothing that is self created.
Secondly do no compare phase 7 and 8 development pace with 9. Dha is compensating phase 9 holders who hold it for 12 long years by developing it on fast track

Agreed with kmc as most of the delay is not because of technology but because of processes, finances and land issues. These issues remain the same for phase 9 if not worse so i don't see any "fast track" development for phase 9 just for the heck of it.

But kmc rationale thinking is just not the point in this euphoria and no dealers would tell you more than 2 to 3 years time line so lets agree that in 6 months phase 9 will be handed over and if malik riaz steps in, it may take 2 months then.

Commenting upon development work speed, The Only Issue is to clear the Pockets [ un Acquired Land pockets] DHA would Love to do it is 3 year , more delay means more cost for the you will pay the same.
DHa 6 , 7 they gave nery nice map initially, Could clear Some pockets Could Not Clear some , map changed 3 Times Main roads Blocked , Barki access point Blocked many other Changes Now Things materlized about 9 years after, see ist and Last Map.
in phase 8, they Told we will only Include in the map acquired Land, Too Much "Kata Phat" map, showing Pockets and Lot of Criticism that lket to 25% Price reduction after ballot, still many roads are blocked Because of Pockets.
i have Personal experience of plot near a pocket, For DHA the only Tool is delay or time which Kneel Down Black mailer, DHA did Not
contact the owner of Pocket, First he was Coming there daily in evening with Gunman i met him once he was asking 8 cror for 8 kanal, [At that time Price of Plot was only 50 lac and of course he could only Claim 1/3 of that, but as he was Blocking main road he continued. , When 2 years passed he stopped Coming and only Gunman was there, after another 3 years there was no one the encroachment [ the owner could not bear the cost of ckokidar gunman etc] 5th year i heard that negotiations done and Pocket cleared. This Man had only Qabza Jaddi Pushti of Land and there were no legal papers with him I don't know what was final deal.
So mostly things clear but take time. My estimate for DHA 9 Possession is 7,8 years.

As I expected looking at number of NDC Its was going to be a tough day.Here it is. A lot of correction near day close.

Sellers at this price.
1-Kanal= 62 Lacs (Currently 30% buyers and 70% sellers in market)
10-Marla= 42 Lacs (Currently 30% buyers and 70% sellers in market)
5-Marla= 25 Lacs (Currently 45% buyers in and 55% sellers in market)

4-Marla-Comm=215
8-Marla-Comm=345

Tough two days. Last week before may not be as bad now. All the cleaning of files from market will be done by Monday open. This is my GUESS for only for next 3 days trading. Too many people keep asking here whet will happen tomorrow. This is for them. Not possible to time each files exact movement 100% accurately as buyers sellers ration change too fast.


I am just talking DHA9 DHA9 and DHA9 only because that's the place where 90% things are happening. Every phase has its time. Now is the time for talk of DHA9 ups and downs. Good or bad etc


After ballot things will stay cool and I still think price ranges or good and best plots and bad plus worst plots will be very close to my post ballot estimates I posted here 3 to 4 weeks ago.

Now things you wont ever know in public. But i promised you will know what I knew

DHA Lahore its self purchased lots of files yesterday for one Kanal near or above 63 lacs. Either they are tight with available land in DHA9. Or planning to launch apartments or houses on that land for files they are purchasing now to sell 20 lacs higher than 63 lacs.


I am keep praying ballot is fair one. We all should. I must say also Ivy Green most recent ballot was good.

In next coming days price will increase due to ballot and my expection is that price will remain between 27 to 29 lac for 5 marla but after ballot
prices will stop for few months reasons.
1.More seller in market after ballot as bad location plots will sell.
2.Ramzan factor,Usually market is very slow in Ramzan but after eid may be it will increase.
3.Summer factor,In JULY,Aug,Sep market is slow due to hot weather but after Bari Eid market will again shoot up.

What is about DHA Rehbar.Defence road is widening. LRR SL also passes through its back.Prices are still less then Dha town.It is developed scheme. Can or any other property expert or CMY add input for its investment

Bro don't compare Dha 9 town with Dha Rahber. 9 town
location and surrounding you can not ever compare with Rahber. Just wait and see 9 town prices shooting up by mid of June as possession by 30th June 2015 as per Dha administrator. 9 town on one side ph 6 other side Askari 11 next to it ph 9 prisim. 5 mins drive you on LRR and in ph 5. I hope this answer your question.

Brother its depends on ur budget. If you have 2.0 million then u can purchase 5 marla file in dha rahbar phase 2 extension as its
prices will increase with time also its balloting is expected by the end of this year.
