few days back i applied for NDC of phse 9 1k file through a dealer
he didnt give me any receipt yet do i need any receipt of NDC or any thing to sell my file through any other dealer or i bound to sell through that dealer who applied for ndc

You can sell through any dealer. NDC doesn't bound you to one dealer alone.

Much appreciated your efforts and guidance..

Which one will be a better option in terms of gain from short term 1-2 years and long term 3-4 years perspective,

1) Buy 1 file now 5 marla ph-9 (proper allocated included in ballot) on 25 lac + 1 file of 1 kanal ph-9. And wait for 3-4 years...

2) Buy 2
files of DHA multan 1 kanal, and wait for 1-2 years .. and do buying and selling while rates goes up and down to get the PROFIT .. till balloting .. and + with this if I have extra budget of 3 millioin, shall I buy a ph-9 5 marla file now ? or wait for after ballot and then buy and keep for 2-3 years ?

I short I want to put around 9 million in multiple options with best combination .. sorry for taking ur time .

Thank you for the much needed info. Does it mean that till the time we come to Multan to collect allocation letter, file would miss any ballot conducted? Also are all the
files to be included in phase 1? Does it matter which " Mouza" the file belongs to?

MNM Two days aftr affidavit is issued an allocation letter is isseud and put in your file. Two days after you go to Multan for transfer you are ballot ready.

Rahza answer is yes. You dont have to for transfer but owner only can get allocation.
Dha Multan pgase 1 ballot is some time this year

Files for sale as well, In that case what are total development charges on on Kanal, I guess DC rate will be Lower in DHA Multan, regarding CVT stamp etc on these do someone need to do documentation in Mutan or can even Do in Lahore.

Second thing i would Like To ask now a days amount of CVT and stamps is too Much, some times it is 3 to 4 Lakh, Most of times when we do Documentation through agents, the Vendor remains in back Ground, we Never Get any Authentic receipt etc from them when they get cash, As I have heard that there have been Inceidents of Fake Stamp papres, same Must be true of CVT as well, Due to same reason Govt Issued an order to All Housing societies to varify Stamp Papers.
My question is how frequent is this fraud and how to safequard against that, In case Papers prove to be fake what pounitive actions are taken, against whom Do you remember any issues in that regard.

State life 2 is not a lost cause. If DHA 9 ballott with price @ 63.50 as of now, State life 2 looks dirt cheap. By the way, SL2 have ring road connected on its door step. DHA 9 is far away from having any road approach for years to come.

SL2 management needs some motivation. The last news out was they are short of land and offered 10 marla for kanal plots in CC and JJ blocks.

10 entrances are not existing now. They will after years to come. Go drive around Phase 9 for once and tell me if your car can go there by those 10 entrances :)

July 2012, I bought 1 kanal in State Life phase 1 for 43. It is 110+ now. Ready to build house with all amenities. 256%

My friend bought DHA 9 1 kanal file for 27. He sold 2 days ago for 63 because not ready for development for years to come. 233%

May 2013, I bought 10 marla State life 2 for 10.45. Now it is 17. 162%
May 2013, I bought 5 marla State life 2 for 8. Now it is 15. 187%

I am building a house in SL1. My friend sold DHA 9 because he cannot for years to come and he cannot take risk of bad
location plot. I'm not fooling people around. I am talking reality.

For someone who is stuck like "Dammam" (people should use real name) for 11 years, they forget to tell that 5 marla SL2 plots were offered on 2 lac instalments. Don't know about 10 marla, but 5 marla is now 7-8 times of original value. How is that a bad investment? Talk numbers (Dear rasheed, go get a name).

In Shaa Allah i would certainely like to meet you when you visit pakistan. Plz don't forget to metioned regarding your visit to pakistan. I would like to ask you what would you suggest a holding time period for DHA MULTAN file if I buy it today as you suggest it for good short term investment?
when did its ballot expected in your opnion as i have very short buget? AS i have set a side this amount for kids education.

Mian Yasir sahib 3 years hold time must be in all buyers mind. New
files will keep coming to market to keep prices stad still at times or slow speed of upside movement .


We should keep in mind political financial bad news etc can disrupt real estate setor any time so we should give it about 3 years time. Its my most fav now if any one have over 30 lacs budget. Honestly I feel its safest for my expat friends. Its high returning about 100% target for 3 years hold time from today. Transfer is very secure fraud free. Will Qabza groups free when ready.

May ALLAH Almighty Bless u with sound health. I recently bought 1k plot in DHA phase 8 T Block. The objective was to start constructing house by end 2016 or early 2017. Can u plz give you valuable advise as when the possession of dha 8 Phase t is expected and rough estimate of its worth at the time of its possession. I will be obliged.

All Buyers BEWARE


Dont buy any affidavit files at all now till ballot is held and dont buy any allocation file with letter that was issued after April 30th as they wont be included in ballots and their true worth will be few lacs less that current price.


Good news is all allocation files that have issue dates before April 30th will be in greater demand. They are going in ballot. Since affidavit files are out of picture now prices of them will be lower for a while.

Affidavits normally are in very large numbers so the keep allocation prices in check.

Good news for all Lahore Estate clients I have verified from all our staff at Lahore Real estate we have not sold any affidavit files or allocation files that are not included in ballot. All our office on going deals are with allocation letters copies and all those allocations are issued well before April 30th 2015

Still confused. If I am buying an allocation file that was issued in 2012 to someone else. But will b reissued to me after 30th April, will it b included in ballot? I am going to buy a file that was allocated to someone else in 2012. It will be transfered to me tomorrow. Should I buy?

What is with affidavit ?
Isn't it like when we buy affidavit it's automatically transferred to allocation file when its transferred on our name?.
Those people who bought it earlier it's automatically become allocation even if it's affidavit since affidavit is direct landowner file.
