Dear CMY
When big investors from Karachi visit your office nowadays, what housing societies and plot sizes do you recommend them to buy for investment?
I am interested to know where all that money will end up so that I can follow its trail :-)

Dear HHH,
Safe and Secure societies by funds and living are:
DHA Lahore, WAPDA Town phase 1, NFC phase 1, Tech Society, PCSIR phase 1 & 2. Plot sizes depend on your investment figure.
Normally 10 marla and 1 kanal are preferred.
If you want to build triple storey, want to do semi commercial work then only WAPDA Town phase 1 is the best option.

DEAR MR. CMY PLEASE GUIDE ME AS I HAVE A FILE FOR PHASE 9 WHICH I BUY 10 YEARS BACK WHEN IT HAS A VERY BOOM PRICE.
NOW MY QUESTION Is I have allocation letter in which it is titled Allocation letter for
Phase 9 & 10 and that time of transfer I paid all dues and membership and another all charges
Now I still need to conform about my file is ready for ballot or not.
Please advise me what to do. Thanks

It depends where in Q block this Plot is located if Plot have bad Location or Non possession area then it is worthwhile to take chance to By after Ballot when People will sell in bulk like 3,4 Months after Ballot.
The Moment map comes many questions will be answered.

@ Qasim, Meri Jaan why S Block, T Block and p Block are Not near Pungali Village there are just 150 feet from Village, Infact Main exit of Village is infront of T Block.
Pungali is surrounded By 4 Blocks P,T,S and Q , This Is only market stunt

Anybody can pu light on this issue that what will be the iffect on stat life -2 after dha-9 balloting.

This is Good question and is very much Connected to Phase 9 ballot, As per my information DHA 9 don't have Land on the Back of State life 2, So No road can open form DHA 9 to state life 2, In case they keep Provision in map then it is quite likely they will acquire land in future slowly.
Problem of SL2 is High Cost of development of land As there are Deep Digging in the Land By land filling companies. There had Been news of merger for last 10 years But Now it is Clear there is Not going to be any merger of SL2 and DHA 9

Can you please suggest about 1K file for EME phase 2 at Todays price of 32. Is it good investment for next 4/5 years or do you think DHA Multan or Gujranwala will be a better choice than EME 2. Next what about the prospects of 5 Marla in comparison to 1 Kanal in DHA EME2.

Following this forum from quite some days, really very informative...I have read that bad locations plots are hard to sell. If someone has 5 marla plot in ph 9 proper but near graveyard or near drain, how much loss or price difference the seller will have to bear??

I will have to send answers to ballot checks all day so i wont be able to answer here for rest of today. Popel need some time for corrective actions if needed. So I got to get back to them 1st. Its more important.

I have enable search field above use mujahid or choudry or yasin in that search to see all my answers to each post. Three letter CMY search wont work for search function.

Search may slow down loading time but its noght time in Pakistan so we may be ok.

DHA buy these plots to sell them to overseas Pakistani people at 1 to 2 lacs above market rates. DHA own exchange dealers never lose a rupee on any deal.

For your kind info this is only the method where phase getting improvement as well as investor interest. This is 100 % truth. Big investor may be land owners also.

That is why prices are going up and down of one phase before balloting 2 to 3 time in the market. I need dear CMY comments on this fact.

I am not a big investor but I know that DHA itself involve big investor in the market to maintain the high price and proper growth for a particular phase. DHA itself bring the prices down and then (as per agree) all BIG investors purchased all the low prices file. When almost all files are purchased at near about 3 to 4 lakh difference then again files comes in market at high prices and firing cost.
