DHA-9 Public Offering

Why DHA has not offered bookings to public ? Is it getting greedy ? Or it is now totally owned by Real Estate agents ?

Points to Ponder Before Making Any Investment

For investment purpose following the following recommendation which i want to share with you people.

1.Always invest in small plots as there were more buyers and better to get profit in that and easy to sell according to your requirement.

2.Invest in "on Ground plot" where land is available.

3.In case of file holder they will get much more return almost 100% but there is always risk involve that how much time will ballot happen and how much time will society will give you procession.

4.So i suggest you to buy on ground plots of your favorite location.

5.Always visit the society and its previous development before investing.

6.Always see its surrounding societies and approach.Never compromise on approach.As its hard to sell boundary wall,grave yard plots.

7.See the papers or paper copy before buying any property and see the installments and other document before purchasing.

Most important always trust in God and do some DUA before making any deal. InshAllah you will always be on safe side and you will get good return.

Files are Like Stocks when Market is up and Up you gain, after Crash there is No other "Crash" in Market , Though there was slump in 2006 to 2011, And after that recovery till this point. most of investors here did not taste 2005 Crash so in general attitude is bullish.

Khurshid khan (Dubai) this week may still provide a best chance for you to buy some DHA9 4 marla commercial file due to Khawaja Saad Rafique de seating bad news that will be in media for 2 3 days. Some breaks may be put on bulls for this week. Next week I dont know which way we will go.depends on political news a lot . You must act fast and buy this 4 marla commercial before ballot and take advantage of this little softness. If possible go for 8marla as that will be more reward due to motly 8 marla will be located on large boulevard only.

You must have it transferred before ballot to be safe. you may need tie to transfer your funds before ballot. Please call Adil Saeed at +923224009766 asap as only he may best best person to find its seller for you. Keep in mind sellers in commercial are not panicky and dont sell there plots on market swings . They buy them to build plaza and not sell for profits.

Again for commercial plots sellers will not have any selling pressure even if market come to halt. Buy buyer will always have hard time to find sellers in rising market and pay lot more in rising market.

Only 5 marla 10 marla small amounts plot holds get scared with wild swing in these days before ballots and buy or sell in hurry. So fast action is recommenced. Dont worry for saving little money and miss it all together. After map is out DHA Commercial only have best
location.

We got many
files taken care today. Like I was expected long lines in DHA now. Two hour wait in like to get them checked.


Will send email of file got checked today If I am still alive in few hours :) Had only 3 hour sleep today.

Trying to catch up but way too much work. A lot more than my imaginations. i am now praying with both hands May 15 2015 is here and I can take some rest.

files and plots in DHA. We overseas canot run a business otherthan buying properties. But seeing all below posts it seems that if one has no phase 9 file he will die. Life starts from phase 9 and end there. With due respect and agree on your all investment analysis. Who has missed the train. Only SAFAID POSH people. Now one cant think to build own home with HALAL income. Don't tell techniques to investors that how they can hold plots as you mentioning below. Thirsty people who really wants to build home can't get land this way. This is HARAM. This is kind of storage where you are teaching to store something beyond ones requirements and creat a shortage of land and protect needy people to build home in reasonable price. Please don't do this. Afraid from Allah. Othercase I am not seeing your any role in national economy but making things expensive.

sorry for so many posts , i got emotional because the first plot 1k my father bought from his halal earning years and years ago to make home for his children it was young cmy who was handling him file , few years back in 2011 (when i was studying near where is now
dha Multan is)and looking for plot on internet after selling that file my father bought to make home from no where i landed on this website and cmy advised me to buy where i am living now , and now when i bought file in phase 9 costly few years back now i saw cmy supporting this phase 9 files and advising his best here , just respect i have.

I agree with what AH has said but this trend is same all over the world. Pakistan is no different. Here at Australia, alot of chinese people are investing in Sydney property market and the price of property has doubled in last 4-5 years. Now these investers won't live in Australia. They had surplus money and they had put it somewhere where they think it is safe. But for local people they had inflated the property
prices and they hate them. Similar, most of overseas Pakistanis and people from other cities generally put their money in buying property in big cities as they regard it as safe investment. Some do it because they don't trust the country where they are living or some do it for tax purposes. I was earning more than 1 Lakh in my job in Lahore 4 years ago. I left that job and relocated to Australia as I knew i will not be able to make or buy a house with that salary. Now, I have managed to buy 2 properties in Pakistan. But i dont have plans to return back in near future. so i will keep them as it is for next some years till I feel like coming back. Till then i will keep on buying properties for investment if i have any surplus money with me. I dont want to do business as I am too lazy for it and there is a lot of risk involved in it in Pakistan. It may be my greed or the fear of unknown. I am sure everyone thinks this way.

A general trend in west is that People take loans from bank and spend next 25-30 years of their lives paying it back. Their house is the only saving they are left with. In Pakistan, we don't have this trend but with the rate the price of property is shooting up, no wonder in coming years it will become a common trend.

Dear Syed. I understand and regard your emotions. This is not HARAM to buy a plot for future home. But what if one holding 100
files and 50 plots or even few. What would you say him. Buying agriculture land is good. That land would produce corps to feed people. Buy land for industry would creat jobs and benifit country. Do trading , it is ok. Buy shops and rent out. Build homes and sell them or rent out. But holding only plot for what? For inflation? Don't we think that we all are making difficult to build a dream home for many. To buy something and store and cauzing inflation in market is justified?

first thing is dont be emorional and dont be judgmental yourself.But be Open to listen and try to find out our own mistakes by knowing the truth.
If you people allow me, I would like to tell few words,
I had bought ph 8 8 marla in 2010 with the intention of building a plaza on it and renting it out. Not thinking to sell it after getting some profit.(I checked different fatwas from muftis, that is ok.)

Later in 2015 I wanted to sell it and changing my intention of building the plaza.I checked with muftis. found that if intention is to sell and make profit from it(as obviously it is giving me profit now)I have to pay zakat on it.

so intention is very important, if someone is holding to sell it later,zakat id due on it after 1 year. if you want to build ur dream house than it is for your personal use.or if u want to build plaza and rent out , zakat is on the rent it generates.

Summary,
Knowledge is important,know your own religion, as we all have to face ALLAH one day. live happy, try to true and helping others, make others life easy not difficult.
I understand CMY is a SINCERE person. Respect him. and he is not responsible for the decisions of other people. It is everyone's right and job to know what your ALLAH wants from you. but only if you care. else no worries we all have to face ALLAH soon.May ALLAH guide and help me and all others as well.

This is really very nice discussion. Agreed with Baba Ji. And no question on CMY honesty and experties. I wish a Mufti SB jump in. I worked in DHA and had seen investors holding plots 100s. This is Zakira Andozi kind of thing. Imagine if we buy only one file or plot based on our need. How much plots will be cheap and in range of all.
Whole lahore is being converted into commercial. But how many jobs we are creating with this money. At the end we are just making things expensive. Thats why in my openion real estate business has no role in country economy but to making things expensive.

As far as in my knowledge, when I checked, it was once I change the intention. but I would always mention Mufti, or even credible Alim Deen can guide you. as each case varies.As we try to go to a good doctor for our disease, We have a duty from Our Creator, Raziq, Hafiz, Malik, healer(ALLAH) and to whom we all have to face soon, to get the knowledge about HALAL , HARAM, JAIZ and NaJAIZ, and Clean and unclean.So better you can get exact guidance in your case from a mufti, or Alim deen, then decide for yourself.where as ALLAH is most forgiving and Merciful. ALLAH loves us all.do we?

For your kind info this is only the method where phase getting improvement as well as investor interest. This is 100 % truth. Big investor may be land owners also. That is why
prices are going up and down of one phase before balloting 2 to 3 time in the year.

Bahria is going at slow pace.We have seen boom 2 years back in Bahria Town but now all attention is on Karachi project.So
prices will increase gradually and on slow pace.These days DHA is very much Hot.So wait for good time or invest in some where else like nfc 2 or DHA.

Asa , I need to change my address on my phase 9 file. Called DHA Office atleast 20 times but no one answers. Can anyone guide what should I do. I'm living in US, had bought my file through LRE.
Secondly, after ballot, how much time we will have to pay developement charges.

I bought a 1K file last year in 46 lacs
Two weeks back seeing the price hike and on advise of a dealer i decided to sell my file for 56 lacs and buy a file each of multan & gujranwala dha as long term investment. The dealer did not give me any advance or token but deal was struck verbally .....During the same period the prices started rising n i told the dealer that i have changed my mind. Now the dealer has started threatening me that i can not break out.... i only gave them copy of my allocation letter and copy of CNIC.....no token no written deal ....i know i am backing out from promise but it is hard earned money of late husband n i want want to save for my kids please advise me what should i do as he says that my file will be blocked plz plz plz help

Dear Ayesha,

Just tell the dealer not to bother you, and complaint to the DHA if he is still bothering you. The deal is only locked on terms of biana after it is paid in full. You are actually not backing out.

As advised by ZM... you are safe... and nothing to worry... dealer can do nothing on basis of NIC/Allocation letter copy.

If dealer threatens you than you can also threat him that I am filing official complain against you in DHA and police for harrasment.

As long as there is no documented token or biana, both the buyer and seller have the right to change their mind.

Ayesha if you have not received any token or advance money dealer cant do any thing. Dont worry. He is bluffing.


If you agreed verbally to sell a file at agreed/decided price and a transfer day but without receiving any token or advance money than it may be your moral duty to complete this deal no mater where price is today. I dont think deal can be locked without token by any sensible dealer.

If you just told dealer to sell a file at 56 but he never locked the deal with a final price and transfer date and never gave you any token or advance money dealer cant do any thing. A price and date of transfer and token also called advance money is must to lock the deal. Once deal is locked its hard to back out even with small token. A dealer go to court and use smallest token money amount to get stay order in Rs 2000 to block file for months to come. No token or advance dealer cant do any thing at all.

Aoa all,

in jan 2015 I told my dealer to sell my plot fixed a price, dealer took the token on my behalf,just before the signing of agreement(biana), i backed out.before backing out i checked with
DHA lahore, they told me the plot is your until you sign sale certificate.lots of verbal discussions threats and finally i got stay order on my plot from court and a Caution from DHA lahore, which this buyer has got based on the stay order from court.
My dealer is my friend he is with me,my lawyer replied to the court that according to (law 711) agreement does not completes until signed by both parties.and the case is going on but the case is week .I m not in a hurry as ph8 is still no possession. but I am sure INSHALLAH I will win the case. though morally it is not good to do as what i have done, but it is my legal right. I apologized to all and was willing to double the token.
this information may help anyone.

Too risky at this point as still you can gain in ph9 but not a bad option. if the file crosses above 67 then you can sell before ballot but I dont think it will reach 67.

Dear AAR.

I feel
DHA Multan is worth to invest at this point of time because it has a potential to give you good profit in the long run because of its good location i.e on main bosan road as well as metro bus would also run from BZU (i.e on the bosan road) to Chowk Kumharan Wala.

And in case DHA Lahore allows transfer of files/plots of its chapters (DHA Multan / Guj / Bhawalpur) then it has chances to rise quickly. It can happen because Fazaia Gujranwala allowing transfer at its Lahore Office.
