I hope all posts answered. If I missed other friends can answer based on their knowledge or from my recent past posts.

A single very desperate man is keep posting false info about DHA9 proper files with many names like not all files will go to ballot as per dha office.
Please ignore him as all files will be in ballot. He may come up with some other bad story shortly too. He have missed the train and his very unhappy for past few days. keep coming up with new jokes each day. Wasting your and mine time needlessly. Just because he lost chance to buy a file cheaper he want 100s others to loose their money too to make himself happy and satisfied.

Dear CMY,
Can you clarify, Existing marking of DHA 9 on wikimapia is not showing land on Back of Formanites and Back of Sate life 2, I understand that Land On Back of Sate life 2 is deep because of earth digging, But Why land On Back of Formanites is not taken and how this will connect to DHA 5, there is no direct continuation but only with DHA Town. I expected that DHA 9 will be like Continous with DHA 5.
2nd Thing is DHA map published in news Papers is showing no direct connection to feroze pur road as was expected rather it crosses Nallah and Goes to other side, Then it will Possibly cross or connect the Eden Main Boulevard?

Today i marked at least 6 plots in Dah 7 which are available in clear land no bad features below 80, even a layman can tell in 7,8 years how much Dha7 will be populated, in fact there are many builders who are harvesting good location at this time. The Location of DHA 7 is No secret it was same Location its files were 70+ in 2004.
Dha 8 ivy green, is also under so much pressure of phase 9 and good bargain is possible it liks it may shed few more lacs even
If I have a plot in Dha 8 now i will sell and buy 2 plots in Dha 7 adding some money.
if i have a plot in Dha town i will sell and buy in ivy green if it comes a bit further low.
After ballot I will see Dha 9 map, if there is fall in price i will buy there otherwise i will not.
Rule of thumb look ground realities when other are buying sell and when other are selling buy if you think ground realties are favorable.

If all will think the same way that sell when others are buying and buy when others are selling then I think immediately the things will be in reverse order because all will be following same rule of thumb.only buy or sell based on technicals - not thumb rule, to keep your thumbs always up. But I fully support investment in ph7

I Think Legth of Post have Limits
Now come to Dha 7 very interesting situation here price is coming down due to 2 phenomenon, one thing is investor attention is diverted to Dha 9 and second thing is after possession there is profit taking. An investor like me will be interested to buy here as it is underpriced have better ground realities and market is coming slowly down so better bargain is possible. This is the same situation when in 2004, Dha 5 possession was available and people were interested to buy Dha 8 file in almost same price at which average location plots in Dha 5 could have been hunted [ of course taking into account development charges], i know the people who sold Dha 5 in cror and bought dha 8 file in 88 lac, the simple logic was as Dha 8 is growing few lacs every day but Dha 5 is coming down… [poor logic].

Habib sahib phase 7 balloted in 2007 and to my best knowledge kanal file was never around 70 lac in phase 7 near ballot. What do you really want to advocate i did not understand? Are you advocating phase 7 or discouraging phase 9?

im a long time reader and admirer of yur analyses regarding real estate. i have some investments in real estate. i live in Uae and visit pakistan once a year only. i have got two 10 marla plots in sector F bahria town,, one 10 marla in bahria orchard northern, one 8 marla in LCO bahria orchard, and 1 kanal in DHA phase 7 T block new cuttings... I will be visiting Pakistan in 2 months time... What do yu suggest? i should hold onto these properties or sell and re invest in some place? what would yu do if yu were in my situation? jazakAllah and thanks in advance

All your holding are good but unfortunately Not Growing "Price" wise these have good Ground realities and are on ground except Block F, Better hold as If you sell Now You will Lose more.
DHA 7 you can sell when you see houses here and there in T Block in 2,3 years
Bahria Orchard you sell when LRR is on the way, and Sector F when Possession is available.
at that time You may buy in DHa 9 if you like it most.
let the DHA 9 map come there will 100 Objections.

Actually sector F is my most fruitful investment among all. i hold a plot in ghaznavi which is on ground, developed and is in good profit these days and one is in alamgir (corner facing park) map is there in alamgir but unfortunately no development as yet.. what do yu suggest should hold these two or exit and buy a ! kanal in phase 7 DHA new cutting???

sell only which is on ground and giving you good profit, Alamgir you will have to sell at throwaway price, Bahria is tricky eventually they will develop, Malik Riaz is Shagird of Zardari, expert in Bargain [Give and take], he cleared most of Land disputes very nicely but takes time.
