Security Issues in DHA Phase 5 lahore

Dear residents of DHA Phase 5, Lahore:

I wish to purchase a 5M House in D block, phase 5 and wanted to know about security-related issues in the area. because if there are significant security issues then i'll consider a gated community such as askari XI.

Since the local village is a few Kilometers away, i'll request the residents of phase 5 to advise on the security situation in that area.

No gated community but no serious secutrity issues, It is near Village and exit of Village is Open

Its one of the safest in all phases. Even batter than DHA6 when its comes to security.

DHA Town 9 File CMY Shb please help!

Dear CMY Shb,

Long time reader first time contributor. I am hoping that you will respond and give me some solid Advice as I am stuck between a rock and a hard place. I'm not a very rich person and I saved from my salary over a long period of time to buy a 5 Marla file in DHATown Phase 9 in Feb with the intention that I would finally build my home on it once it was balloted and DHATown possession was given. However now with the announcement of Phase 9 balloting & DHATown upcoming possession in 2 months I am very much afraid that DHA may decide to Ballot DHATown files at the same time and in doing so they may give me a plot in Phase 9 proper instead of in DHATown itself. You see when they handed over the allocation letter they ensured that I sign a piece of paper which as far as I understand allows them to ballot me just about anywhere the wording was so vague. They would not give the allocation letter otherwise, and I was assured that they were doing the same with every DHATown file holder.The DHA officer assured me by showing that it mentions 9 TWN in my allocation as membership number. However it strikes as very fishy that they did this just before announcing this phase 9 ballot. I have also heard rumours that DHA pulled a stunt like this with consumers before in a previous phase ballot. If they do this then I will be at a huge loss not just money (I could have bought 5 Marla 9 proper file much cheaper) but in effect I will lose my chance to build a home for the next 5 years until they develop & give possession of 9 proper which I can not afford. The whole point of paying extra for DHATown file was so I would get a Possession plot earlier than Phase 9 so I can build a home asap.
So CMY Shb please give an honest advice & help should I take the risk of the ballot in the hope that DHA will fulfill its original commitment and give me a plot in DHATown or should I cut my losses and sell the file before the ballot? Is there any news from your links in DHA management as to their intentions for the DHATown Files?

Sir as you have 9 town file you will get plot in 9 town for sure, I am sure CMY has made clear this point in his previous post. You have paid for 9 town file which is more money than phase 9 proper so cant see why dha will give you plot out of 9 town. Dha has recently acquired land in block B and adjacent and you can see new plot cutting over there so relax you will get plot in 9 town.

I am not sure how this file be treated. One thing is sure in currently developed DHA town there is no room to accommodate new
files. I wrote few days ago Its my GUESS only that DHA admin MAY name couple of blocks next to current DHA town block A B C D to like block E and call it DHA Town E block. I am HOPING that DHA Town that new block get developed 1st and handed DHA town holders asap.

I am also expecting ALL DHA proper 5 marla to be located next to DHA Town blocks to keep all 5 marla in same area. Its will be beneficial to all 5 marla but it SURE will be unjust for you.

If any one in any estate told you that you will get a plot in developed DHA Town my friends I am afraid he was not a good honest person. DHA do choice legaly to give you plot in any block after renaming it DHA town but no where its said it will give you a developed plot. Developed plots cost lot more.

As CMY said, I guess You will get
Location near DHA town,and You will see this will be much better location as Compared to Phase 9 5 and 10 merla Files, At least 1/2 X 7 Kilometer strip will carry tag of Being close to Nallah, there will be a green belt of Max 200 feet.
In conclusion your plot will be better Located But regarding develomet it is Looks Correct.
You will get a chance to sell it at good price if you want to make home early.
Pls share with us actually what happened as we are guiding other based on such experiences

Phase 7 , DHA Lahore 1k file

Is it advisable to sell DHA LAHORE phase 7, 1KANAL file at this time. Or to hold it for 3-4 years.

There is chance ( A very small chance but a chance ) That your DHA7 file might be balloted too with DHA 9 proper ballot.

Keep you eyes and ears open and DONT SELL it until you are sure 2 months after ballot that you didnt get a plots against your
files. DHA admin past have done mini ballots for small number of files along with major ballot. Before you sell your file apply a NDC and on NDC look for plot number instead of file number. When ever in future you sell your file MUST 1st make sure plots is NOT ALLOTTED already before you sell the DHA7 files

Dear CMY,

wishing you to get well soon.
i normally read your answers towards all issues that help a lot.
there is small confusion that if 5 marla phase 9 will stand minimum 32 after ballot without development charges then why to sell before ballot as you said your estimated prices are without development charges, it means owner of 5 marla will have at least 32 or 42 Net amount after ballot.

your reply will help a lot people who have same confusion.

People pay extra money to see plot on map. They are not comfortable with world FILE.

They dont know all plots were
FILES before and will be Files after ballot too. But a file when called plot give a lot of comfort to too many people so they pay extra amount.


Many people still not comfortable with word file and sitting outside on boundary line. Most people that want to sell are now selling. Before ballot dont be surprised if you see these 5 marla files selling at 32 lacs or 25 lacs.

Need Advise, pls

Dear CMY sb AA, Hope u r well.
May I request advise on this. I kept holding DHA Phase 9 1K file for almost 7+ years. About 3 weeks ago I ran out of patience , and I contacted some known fellows for advise whether to sell or wait for Ballot. Unfortunately they advised not only to sell but same day they gave me token to lock the deal @55.
Although I tried to resist and tried to wind up the deal. In response I was asked to face the consequences. And eventually the deal has to be matured. To my surprise the Buyer (Actual) was DHA (himself)...;-(
Anyways , now what I am gonna do with those funds. While I don't have much additives. May be to my stretch abt 10/15.
Will appreciate your advise which way I should proceed to.... In What and where to make my investment.

DHA Multan asap now and Insha Allah you will able to buy back your DHA 9 good location in next 12 months.

I cant guarantee you its will happen same way because only Allah know where the prices will be in next 12 months but trust me If I was in your situation I will do it today.

You can call Adil Saeed at +923224009766 to buy these DHA Multan when your pay check is cleared.


DHA property exchange do buy 100s of files or plots from open market when they are sure prices will go up in future due to ballots or possession etc. They are there to make money for DHA and to sell them to overseas Pakistanis at higher prices than open market rates. You should have taken a 2 lacs loss for transfer cost right away and should have bought a new file from market right away. If it came to your knowledge DHA Exchange is actually buying it you should have known prices will go up minimum 10 lacs.

DHA property exchange buy files and plots on market rate from few trusted registered dealers. When they buy some things market goes up sharply coming months.

Please note No worth to pay large difference now to buy back lost DHA9 Prism file. I believe strongly we could buy a good location plot back in here in next 12 months buy going for DHA Multan.

DHA buying is a sure shot indication that Balloting is soon. They buy thousands of
files to hype up the market. This is why some dealers were ahead of others.
