Sir cmy i have 2 10 marla files in phase 9 dha.what is ur advice do i hold that files or sale these files before or after balloting and buy 1 kanal file or plot in dha 9.sir please help me

Highly recommended to sell 10 marla before ballot. Your development charges are high.

Adil Saeed +923224009766 should be able to find you best
prices before ballot. He knows how many buyers or sellers in market as he gets 100s calls daily for DHA Lahore phase 9 files.

It will be highly appreciated if you shed some light regarding whether we expect Pockets of unplanned or villages issue in some blocks of phase 9 like we see in dha 8 or the dha management has already resolved all kind of such issues this time ? what does your sources say sir !

Saqib bhai most money is maid from village clearance. Ballot was delayed for so many years to get maximum village clearance possible. Once map is out its very difficult for DHA to get that land cleared because house owners want 3 to 4 times more money against their
files. DHA waited all these years to get all keep buying this land at reasonable prices. The allocations for most commercial plots were issued against houses to get hard to clear village lands.

Remaining 3 village land will have 10 feet high boundary wall on all sides except on enter exit point. These may or may not be cleared 100%.

32 for bad locations to 42 lacs f for facing park corners and large roads for a 5 marla

48 for bad locations to to 65 Lacs for facing park corners and large roads. for 10 malra

75 Lacs for bad locations to 100 Lacs for facing park corners and large roads.

Dear @CMY and Property experts,

Please answer my query, your guidance will be highly appreciated. My apologies if this question has been asked before. Perhaps we need FAQ(Frequently asked questions ) section on the site.

1- I want to know when the balloting of Phase 9 extension 5 marla plots is expected. Is it a right time to invest 10 million amount there in Phase 9 extension with the aim to get the money out in a year. What sort of increase you expect in the price for Phase 9 extension in next 12 months.

2- Also I need suggestion regarding Phase 9 5 marla files. Do you think it is the right time to sell them before the balloting or I should wait for the balloting. I understood that if I sell after the balloting then the development charges of roughly 6 lakh per plot will have to be paid before selling and the profit margin as it looks today with 27 lakh per plot may go down even if the plot price touches 30-31 lakh after balloting.

I think you are getting resonable profit on your holding
These are 2 different questions,
1. No time Line can be given for DHA phase 9 EXT Ballot, Even 3 weeks back no on knew that DHA Ballot will happen on May 15. Or after one or 2 years [it is in market since 2004], after DHA 9 Ballot you will know in 2 months what direction extension will take Price wise . If price of Plots go on increasing then Phase 9 Ext will also gain because the
prices are comparative.

2. In 27+7=34 a 5 merla plot in DHA 9 if On good Location is not bad Choice and should gain further slowly, However it has 7 KM Boundary with Nallah if these are located near Nallah then resale will be lesser than today. If you have more than one file you can take a mixed decision.

I am tracking Ivy green, 10 merla pre Ballot was 43, you can get average
Location at same price where as Kanal price have Come Down, In next month a bit more fall is expected, Then slow gain will start. pre ballot is manic situation you cant Judge, But still DHA 9 did not cross safe limits.

Adil bhai DHA 9 ext for short term like 12 months is not a good choice. You have to hold it at least 3 to 5 years to see solid gains. Before that it will gain with DHA9 rise but keep in mind new
files will keep coming in market to keep is prices from rising sharply.

If any body want to sell DHA phase 9 5 marla is best sell at 27 to 30 lacs before May 12. DHA 9 1 kanal at 62 to 65 lacs.

If you cant hold these files or plots for next 6 to 12 months. Best time to get out will be now. Immediately after ballot bad location plots may keep your good plot price lower if there are large number of sellers of in market to sell very bad location in hurry. Good plots will give you best prices if you will sell them 6 month or longer after the ballot.

Its hard to find a good location plot in market as good location plots are very few. Most dealers buy them right away before they come to market. 99% good location holder dont sell unless separate to sell it in hurry for some important need. At that time he dobt care what price he is going to get. Dealers take advantage of him and sell plots later on at higher prices. a serious relaxed seller of good location always sits on 20% higher price than actual fair worth of that plot. So after ballot you wont be able to find good location plot if you find one be ready to pay unreasonably high prices. if you wait longer price keep going up than its out of your budget.

I purchased 1K file of DHA Phase 9 through some other agent and i did not received any intimation letters As balloting is due on 15May, 2015, therefore, please be informed that my files will be included in the ballot or not.

Why you dont have intimation. A seller could have received intimation letter for you from DHA after transfer.

For me if you dont have intimation or allocation you are not an owner yet.


Make sure you call
DHA Lahore office right away and ask them if your intimation is ready or not. If its ready for more than 30 days you intimation automatically turn into allocation. If ready but still less than 30 days rush to DHA office and pay Rs 22000 fee to DHA to convert this intimation letter into an allocation letter. If any one have intomation letter for less than 30 days for May 14. They must pay DHA urjebt fee to get allocation letters issued. Only an allocation letter will take you to ballot. An allocation number is used for ballot plot matching. No allocation mean you will miss the plot.
