Sir cmy i have 2 10 marla files in phase 9 dha.what is ur advice do i hold that files or sale these files before or after balloting and buy 1 kanal file or plot in dha 9.sir please help me

Development charges ? Policy matter

Dear Experts

In a general perspective land development authorities collect development charges to do a development work. If the people dont pay the development charges then there is a halt in a development process. Secondly, recovery is a policy matter and DHA can implement a policy to recover as modern organizations should be efficient and bad debts should be avoided. There will be high probability that DHA will implement a policy and may cancel the plots if they have not done so in the past.How a fast tarck development is possible without paying installments?

The due installments put pressure on clients always.

DHA have lot of reserve money to pay contractors, whether buyer pay or not, doesnt matter

Dear sir could you advise me overseas Pakistani I have a 10 marla house in Defence raya which I am planing to rent out would it be more worthwhile if I sell this and buy 4 marla commercial file in phase 7 .The benefit with the house is that I would be able to get monthly income.

Dear sir,

Can u plz tell that paying of membership fee of allocation of phase 9 is necessary for balloting or our allocation file will be enter in balloting even without membership fee

DHA 7 Avenue 13

Dear CMY and LRE team,
Pls comment about rates of Plots in Phase 7, Is it Correct that plots are available in 80+-? and is possession available there on Avenue 13, I Put inverted commas on Following comment

There is no secret about DHA 7, it had same Location as before, 11 ys Back its file was 60 Called 6 Ext.
There can be very minimal risk but chances of gain are more.
But before selling pls visit the DHA 8 site site and your Block Progress. I just saw only generally 2 months back.

yes,dear phase7, 1k plot may be found in 80 plus minus particularly in new cutting.This rate is frozen since 2-3 years.

I think there must be some typing error. One kanal plot on 13-Avenue is not possible at 80-Lacs. Main boulevard plot price ranges between 120-125Lacs even at LRE website

I am sorry It is About Kanal Plot But on Avenue 15, It is 50 Feet Road already Carpetted, I meant on Avenue 14 People are asking 72 to 80 For 10 merla Plot, there is only one layer of 10 merla Plots between avenue 15 and 14, It is about 1.1 KM from BRB and Ist Line in new Cutting
Have A Look on map.I saw this area is already cleared

Yes, its correct. 10-Marla plot price is 75-80 Lacs & One Kanal price is around 115-Lacs on 14 Avenue.

Advice for Phase-9 Property

Dear @CMY,

Your expert opinion is solicited. I have a phase-9 five marla file which I bought One & half year ago,I want to have maximum gain out of it. Should I dispose it off right now of near ballot or after ballot to get maximum gain. I have heard that five marla plots are probably located along Hardyara drain, if it is so, would the price of plots fall after ballot. Further I have 2.0 million more to invest, please advise me what to do.

My brother has 10 marla phase-9 file, He wants to sell, what is the right time to sell, right now, near ballot or after ballot. Please give your advice. I shall be obliged.

Abdullah I do agree with you. If dont plan to hold it firm for next 2 to 3 years. Sell them between now and May 12.
