I own a file of 10 Marla in Bahria Sector F. Five installments have been paid, but still Balloting has not been done for these files.
please guide, should I hold this file, and pay more installments or just sell out this file. what is the expected future of Bahria Sector F.

files, specially saddi, alamgir.
Should we hold the files or sell them. Folks have been talking about Sector F land not available to bahria, and bahria may just cancel sector F non developed blocks.

NFC-2

Dear CMY Saheb,
I have seen in ur recent posts that u have suggested to invest in NFC 2, as it is supposed to be develop very soon. I have come to know that this NFC2 is not approved from LDA. what is ur opinion about it? and as per some friends information on this page it was approved way back in 2006 then why it is not on LDA approved list of Schemes/societies ?

Kindly must comment.

Both LDA and NFC2 people are very lazy people. Asked both about at least a dozen times to
update NFC2 LDA approval info om LDA website but both dont give a damn.

They dont care for plots holders price interests etc

spend some time to Find in 2007 Posts LDA approval number, It is approved
Their 2 Blocks which are new still Dont have approval I think M and K , [Hoestly I dont remeber exactly when I saw this news some 2 years Back I Opened map these were on Back and Sunder side]

i have kanal plot in d block D-87,,,
its safe or can be affected by LRR...

2) bahria had stared the road from multan road,its near to complet..
if we stand over the canal and see that,its end and on the other side nfc 2 A block 80 foot road starts,,,just need to build an overhead bridge on canal,,,
will bahria town uses this road or expand the 80 foot road as bahria road will be round about 200 foot..

Phase 7 - stepchild of DHA Lahore ??

Dear CMY sahib,

I am your fan and read your posts regularly. I hold a 1 kanal plot in DHA Lahore, Phase 7, R block (near R-342). A reputed dealer Ex-Colonel told me that phase 7 is step child of DHA and it has reached its peak and its best to get out of phase 7 immediately and to invest in phase 9 after map comes out after balloting.

What do you think? Should I hold Phase 7 plot for at least 1 to 2 years or sell it now and get into phase 9 after balloting.

Will really appreciate your advice.

A dealer will only tell you to sell even if he is ex col :)

It is true 10000s of new plot will compete with DHA7 but most effects will be on DHA6 abd DHA8 plots. DHA 7 can still gain after full possession and price is not that high compared to Prism 9. Prism 9 is better located but DHA 7 have advantage of development and on ground plots. DHA6 or DHA8 should be a very fast sale before they loose
prices but still ok to hold DHA7.

DHA 7 is only area where people will and can make homes in coming 5,6 years till phase 8 is ready. So after population, you will have to sell 2 plots of phase 9 to get one good plot here.
There are two ways property gains one by speculation when it oscillates you gain and you lose. And second by traditional way like development and housing etc today phase 5 and 6 price is not due to speculation. DHA 7 is also out of speculation phase now. Phase 9 still have to see many ups and down.

brother dont listen to dealers. they only care for their commissions. I had 7 plots in Phase 9 town. a dealer misguided me when they reached 35 lac each that they will loose value and better to sell these in haste. I m in Dubai away from ground realities and gave him go ahead. he sold all. and said to keep money as DHA property is going down. now those phase 9 town plots are selling around 50 lacs each and he gave me a loss of 1 crore for only his 2 lacs commission.thanks to CMY and this website that people are getting guidance about real estate and certainly those who visit this website regularly wont play in the hands of ex Colonels or any other DIHARI BAAZ dealers
