AOA CMY(Realty Guru!).
Am following your posts for some time now, Any advice for a "New" investor. Is it good time to enter now? If yes, what would you suggest for one who have not made any wealth from Real-estate and had a budget of ~7M (Commercial ~ Residential?).

Phase 9 touch State life phase 2 after ballot State life plot prices will increase??? than what you suggest i should buy State life phase 2 Plots on 200 Feet main road 1 kanal at 36 Lack now or not, please suggest ?

Moreover State life phase 2 map will change again, i listen at market?

Dear Mr. CMY

I have 1 kanal plot in Phase 8 U. Is it advisable to sale it off and to buy a plot in Phase 9 after ballot considering the potential gain in both scenarios.

Phase 9 balloting procedure

I would like to know the balloting procedure adopted by DHA. Can we witness it for fairness and how it is authenticated for being clean and fair.

Three firms are hired for ballot software. They design software. LUMS professors
team verify software working and data feeding is fair. All get data fed and to press button on ballot day. On ballot day lottery to run software once out of three.

Some block or plots are held from ballot for future military direct allotments. Rest of the plots matched with files with software.

What's ur opinion about 9 town 5 marla investment today?I feel phase 9 plots even if they r balloted they will still remain on papers instead 9 town plots are actually present on ground and as you have forecasted about their possession in next 2 months,I feel that it can certainly give us more incentive in short term than proper phase 9 five marla plot?2ndly,I feel now smart investor's will sell their files of phase 9 before ballot because they have fetched max.prices of their files to date and they will like to take their investment to the place where they can again make more money like town etc.Sir,need ur expert opinion about my questions?

Rizwan sahib what an illogical comment about phase 9. After ballot how can plot be still on paper while assigned plot number by DHA. And we can see it on phase 9 map.

Rizwan sahab seems correct here because plot holders will have only plot numbers(may be Gud enough) but what's fun if phase 9 proper get possession in 2020.he is right 9 town will win in near future.phase nine,ur comments shows that u have some file in phase 9 n ur comments seems to be biased for phase 9.plz don't mind if my reply Hurt's u,I apologise in advance.

Rizwan bhai for new investment gain DHA town possession plots wont return good enough. DHA Town A B C
prices are already adjusted for possession gains . Many better choices in same budget.

Please Update evening rate of phase 9 Files Kanal

Dear CMY,
My brother was looking for a file and he just called me that he contacted few dealers who quoted the price 63, and 62. But he told them that he is interested in file in 60, after few hours one dealer called him that allocation file is available in 60, will be ready for transfer on Tuesday, he is asking 3 Lac Cash Token, My Brother is calling me what to do.
The realer is reputed and registered. I can understand high amount of token due to Market Fluctuation, he also told that dealers tells token should be with him.
I advised to give cross Cheque and get signature and Thumb both dealer and seller.
He is in Fix that if File is even more cheaper.
Pls advise what to do

months back when My cousin was planning to buy phase 9 file he contacted registered dealer having office just 2 to 4 buildings away from LRE office,he was asked to give 2 lakh as token which he gave and dealer issued receipt ion his letter head but that fraud dealer disappeared and no info then my cousin approached owner of agency and told him if u will not return my money then I will make complaint to DHA dealers association and DHA office also. After long struggle he got money back after 1 month.

My advice be careful from dealers

Jameel bhai buyers at 62 to 62.5 and sellers at 63 lacs.

Dealer want to play games using your money. Using your money of token for his personal gains. He will return money but gains will be his. It have seen sudden surge so some profit taking possible.But all day price was never under 62. Actually most serious sellers are at 64 to 65 range not here.

6 malra buyers at 26.5
at close 10 marla were bought at 43 lacs

4 marla comm couple of sellers at 215 other sellers 225 lacs
8 marla only one seller in market at 350 lacs. He is only person that have comm
files to sell. Not willing to sell under it. Saying after this file at 350 lacs his next sale wont be under 400 lacs. Few other past sellers are billionaires with 18 or 25 files. All other people are not going to sell commercials as they have long term plans have holding power.

Thanks CMY, your reply, I Told not to do deal unless seller is in front of them and they got one in 61.5 with one Lac token with seller, it is again allocation I hope deal will go smooth.

Jameel bhai good luck to you. Like I said during one hour
prices can move 1 to 2 lacs up or down. I was sleeping so dont know if they did. Normally I keep getting market pulse stay updated with fluctuation and mood with use of 8 IP cameras in my office. I trust my team 100% but cameras make me updated what are my guys feelings. It makes possible for me to see if more buying going on selling going on. Also feels like I am in middle of them there with all my lovely team. I listen to most conversation in free hours But these days not enough time to daily listen to recordings etc. With full approval of my team I used this cameras method to keep worldwide friends and my self fully updated on market.


I was just told few minutes ago that at closing buyers at 62 to 62.5 but seller are above it

Phase 9 Ballot

Dear CMY,

I would like to thank you for your service in the field of real estate, specially to overseas Pakistanis.

You have already clarified few times that incase intimation is issued the file will be included in the ballot even if membership fee is not paid.

My question is how would a person with intimation letter find out his plot number as my understanding is that the allocation letter number will be mentioned in the ballot result.

Would be grateful for your advise.

You will get intimation letter in mail to let you know your plot numbers. If your address is not current with DHA write an application to DHA for address change before ballot and as soon as possible so you can get an intimation letter there.
