DHA 9 File Rates

Dear CMY AND OTHER EXPERTS PLEASE SHARE THE FILE RATES OF DHA Phase 9 today.

10M 42.50 To 43
IK=62.5 To 63
Buyer 50% Sell%

Until now only buyers but buyer seller ratio almost even now So I expect files availability should start now. People who want to sell before ballot can sell it now. There will be some shake up here.


Always happens like this near or just before ballot days. Old holders some time sell just before the ballot. Strong holders stay firm and dont care about temp prices movements. Its not possible to tell you to exact sell point or buy point now. During these kind of days you just buy or sell at best rate at time of call. Price can take any direction and ban go 1 lac to 2 lacs up and down in matter of hours is very common during this time. Not every will be able to sell at highest point and no one can be sure if he can buy some thing at any price in next hour. Fix you trahet to buy sell and dont think twice just act when that target is reached to buy or sell.

Nothing can keep going up and nothing will stay low for ever. Here you will see some WILD moves before ballot. After ballot there will be just bad very bad plots in market for about 1 year as good plot holders either ask unjustified prices to sell or dont sell at all.

Hmm,i agree with this that its uneven situation,you can't tell any thing that whats going to be happen next 1 hour and file will fluctuate up and down depending upon buyer and seller ratio.
Let suppose if someone buy 5M file in 27,is there still chance that it will go higher after ballot or it will go down after ballot?

My opinion is that after ballot there will be huge buying/selling because investor will sell his plots which were not good
location and keeping in mind they have to pay the dev charges so there may be a great chance that there were huge no of plots in market after ballot and also ramzan is also comming in next 1.5 months so chance are there that plots rate will be stable after ballot as more genvin buyer will enter in phase 9.

DHA Phase 9

AOA CMY Sahib,

Bro i am living abroad and last time when i visited pakistan i purchased 1 file of DHA phase-9 and got its intimation letter. But could not get it Allocation letter as it needs time for preparation.

Now DHA Phase 9 is going to ballot and my allocation letter must be in DHA office. Will they include my file for ballot or i have to get my allocation letter before ballot? i will wait for ur reply.

Intimation letter turn into allocation automatically in 30 days so your file will be included in ballot

Plz also entertain also small investor may be you dont get huge amount but consequently good wishes and prayer from them...Plz advice which is best time to sell Phase 9 5M just before balloting or should wait. Only one file hard earned money. so your advice required.

Thanks to CMY sb for guiding me here on this forum , Adil bhai for convincing me & hassan bhai for completing process (unlike other property dealers , just thora sa thuk laga k) to buy Phase 9 1 kanal file for me and my brother from all my savings last year during dharna.

As per the newspaper add , phase 9 seems to be amongst the best NEW place of lahore to make home.Indebted to you and here i can safely say here "dreams really come true"

In DHA-8 development charges were 10 lacs in 2010 and in DHA-9 it is 19 lacs all most double in 5 years. It looks way more then actual inflation.

ballot for phase 9 would be real ballot or that would be ballot for bad location plots only and good location plot for vips only. Anyone can share his past experience.

Don't you think that after balloting of phase 9, once thousands of plots are in market,
prices will shoot down?

As such, buyers for files at rates given i.e. 62 for 1 kanal in phase 9 are not available now as investors fear that prices will go down after ballot? so what do you say?

House Bldg vs. Investing in Lahore.

Dear CMY,
Right now I know you're all deep down in Ph-9 affairs , but knowing your skills and background you so generously share on this forum I need your advice. I'm from Lahore living with my family & children who already are in the Universities here. I want to construct a small 3 BR house on my own long time bought 6M plot at very good location next to Canal near Doctors's Hospital Johar Town, Lahore. I plan to stay 4 to 5 months each year in Pakistan as I'm recently retired in USA; need my own place in Lahore. The House Plan is already approved from LDA and I was on way to travel to start/supervise construction in May when yesterday I got the news of Ph-9 balloting where I have 2 files of 1K each (investment). After balloting I need to pay the development charges whereas I need money to continue the construction of my house as well.Funds for house construction are already available.
Need your advice what is the best option for me now.

sell one file and keep one. Or wait for ballot then sell Bad
Location plot and Keep good Location. Or If ou have Funds 20 Lac X 2 plus Construction Cost then there is No worry,
Currently DHA 9 is in Hype Coming one week is best to off Load file as prices already touching possession plots in Phase 7, Due to Double supply of water and size of DHA 9 it looks the most of Plots will be near Hadiara Drain, As there are no Public offered Plots so most prime location plots will goto Army that is why some are asking upto 10 Lac Premium on Current market price.
But More detail of map is needed to make such an important decision.
