EXPECTED PRICES OF DHA PHASE 9

Dear Cmy,
with due respect Sir, I have a query . As you have mentioned in ur earlier post that the expected prices of Dha phase 9 after ballot will be

32 for bad locations to 42 lacs f for facing park corners and large roads for a 5 marla

48 for bad locations to to 65 Lacs for facing park corners and large roads. for 10 malra

75 Lacs for bad locations to 100 Lacs for facing park corners and large roads.

are these prices without development charges ? and what are the expected development charges going to be. I will be very Thankful to you Sir

About your choice of house building in phase 9 or phase8 but still waiting for your response? Secondly i am very thankfull to you if you consider my request or help me in this concern by advising Fawad in (LRE). I want to convert my 5M file of phase 9 proper in 1K phase 9 proper by minimum margin. As i always be obliged and be a client of LRE in Future.

Yasir bhai I will call Fawad 1st thing in the morning in Pakistani time.

Adil or Fawad will able to manage things. I am proud of them as they were able to buy 3 commercials in DHA9 for my friends here when no one could find a single file. They also locked 13 other deals in addition to these commercial
files. So I am sure they are capable enough to assist you in current tough time and handle the pressure too. If they cant do it No one be able to do it.

Words Of DHA Adminstrator About DHA Lahore Phase 9

I am able to get my hand on very important info and map for DHA Lahore phase 9.

18 holes golf course
16 blocks
Min road 40 feet other roads 60 80 feet 100 feet and 150 feet
Boundary wall
3 KM road main boulevard with mostly 8 Marla commercial plots like main boulevard Gulberg. No other place in DHA will have bigger sized 8 marla plots on both side of 150 feet road. DHA has learned lesson from DHA6 very small size 4 marla plots.

If you check my posts here for long time I have been personally requesting DHA many times to make sure you have enough 8 Marla commercial in DHA9 because DHA6 plots of 4 marla are just too small. My constant requests worked here. Most DHA staff is addicted to this website too like 1000s of all of us

4 underpasses Lahore Ring Road
Access from 2 or 3 interchanges of LRR
2 access from Kamahan roab including from DHA 5 M block
2 access roads from Hudaira drain

Great Sir , That's really so good to hear, imagining it makes it even more bewitching and INSHALLAH one day it will be so lovely to see in reality as well !!
But i am just worried that like phase 8 there are some pockets of land in litigation or there are villages in between some blocks of phase 8. will we see such problem in Phase 9 also or not ? i hope not because it complete destroys the beauty of the entire development .

Great News, the Things are in progress Fast, The Only suspense remains development charges, It could have been low if they would have offered plots to Public like in DHA 8, but now the cost will be borne by 1/4th File Holders i.e 6200 kanal
Files only.

DHA Town Possession In Just 2 Months

More great news. Congratulations to DHA Town plots holders and Shuhda family's.


I can now safely confirm DHA Town Lahore phase 9 blocks A B C possession will be given in 2 months from today. These are words of DHA Lahore administrator and I trust him 100%. He is very serious lets do it now type guy and taking care of lot of pending business and tasks. Have done more work to buildup DHA image in this short time than past 3 administrators did in past 6 years. Wel done. Credit must be given where its due.

You be able to start building your houses there in just 2 months.

Don't you think that after balloting of phase 9, once thousands of plots are in market,
prices will shoot down?
As such, buyers for files at rates given i.e. 62 for 1 kanal in phase 9 are not available now as investors fear that prices will go down after ballot? so what do you say?

@Humayoon .....a very pertinent question and i request CMY to put us wise on the issue as he has always done....kindly guide us (the small investor) when to get rid of the file of phase 9 or should we hold on....if ur answer is to hold on then what can be likely price tag.. (min or max) the plots may have ...

Lahore wildlife park. Kindly see exact location in Google maps. I have a sIx kanal plot here. Do you think it is good to hold? Will the prices go up in this place following ring road southern loop completion?

Yes There will be Good impact but you have to go Back few KM father towards Raiwind side to catch Adda plot interchange, widening of Raiwind road will also have good impact,
This is a very small areas, small and less well known society. To off load it you will have to wait for long time to get resonable bargain, But if you intend to make a Farm house or Big villa for yourself then it is very good.

membership fee

Dear all
Anybody can tell that paying of membership fee of allocation of phase 9 is mandatory to entitle for balloting or our allocation file will be enter in balloting even without membership fee.
If yes then for how long we can delay to pay this membership fee.

I would request CMY to clarify this point. I also have intimation letter but have not collected allocation letter and also have not paid membership fee. The payment of membership fee is mentioned on allocation letter. Will my file included in the ballot.

My Brother, Track the
prices all commercial files in last 2 years, phase 7 file did not grow. Bahria commercial plots are lower than one year back. I agree with CMY that 8 Merla commercial on Main of DHA 9 will be great success and DHA should have done it before in other phases as well, as a a matter of Fact Malik Raiz have been more smart in Planning Commercial areas than DHA.
I don't know your location of Plots in Z1 , But Z 1 in general have no issue of Proximity with BRB canal it is close to Golf Raya which wa started 12 years back.
If I ask you one question next 10 years where DHA Lover will make kanal Houses?? It will be phase 6,7 phase 6,7 phase 6,7.
DHA 8 holder will be lucky if it is delivered in 2020. [i am myself holder there], IVY green is not an option for Kanal.
Now if market Crashes Like in 2006 then your Plots with possession will not be affected much, I would rather say that the remaining money you can invest in small plots some where may be DHA 9 or IVY green.
In next 5 years if you get less gain you will not regret but if you lose you will regret.

One should not be worried about crash. if you have holding power. As I always stress that when market is Low not all plots lose price there are only few desperate sellers who are offering property at lower prices, But it creates overall bad mood and depression.

Phase 9 ballot question

Dear CMY Sb.
I have a repeated question but I'm sure it will still help many. Pls advise.
Q: I purchased a 5 merla affidavit file of phase 9 last February. Intimation letter with me but since I made this deal while staying abroad, still could not visit Pak hence membership fee and allocation letter not received so far. Will my file be included in ballot or should I visit Pakistan and clear things before ballot

Collecting allocation letter is not important but membership fees should be paid, any one can do on your behalf.
I guess some of your representative should visit DHA Office.

Awais bhai after 15 days of issuing intimation letter DHA automatically makes an allocation letter against that intimation letter and puts in your file.

Once an allocation letter is made Its ready for ballot. Although not required It is highly recommended that membership fees are paid on all allocations asap after purchase.


In all recent ballot all
files went to ballot when they were allocation letters. But in past many years back I saw 13 files of one of my client missed DHA5 ballot because he failed to pay membership fee for all his files after he got allocations against his land in DHA5 last expansion. Its could be some thing else that may have stopped his files to go in ballot but he told me he was given this reason from DHA then.


I am 99.9 percent sure now as long as you have received intimation letter received or allocation letter received your file will be ballot ready. If you had a affidavit file transfer and not received intimation letter than you could be in trouble. You must make sure from DHA by calling them that an intimation was issued at all after the transfer or its still pending due to litigation or paperwork missing etc. Once DHA tells you intimation is made but not received you can relax as it become allocation automatically in 15 days and go to ballot regardless you received it or not or paid fee on it or not.

Once again I will ask every one to fill this >>>>>> ballot check <<< form. http://bit.ly/1P7YK4G Not only you will get a free of cost ballot check for LRE clients and non clients and all visitors here to check that your file is going to ballot or not but we will have all holders information ready and organized to inform them ballot results via email or SMS asap after ballot results are announced. When we are getting 100s of called from people right away after ballot its no fun to note all your info in hurry and then inform you results on it right away. At that time people complain why I am not given result yet but too much call volume mess up every thing. This time I am trying to have your info to get ballot results in advance.

No need to worry as about info you will give us as DHA prints these results in newspapers post on websites and post in its head office too. In past DHA gave results with NIC numbers but in recent ballot it only gave results with file numbers. So I am asking NIC because I dont know if they will use NIC in current ballot results or not. If any one comfortable with giving us their NIC numbers we are 100% ok with it too.

Urgent Advice: 1 kanal Grey Structure House

Dear Experts

I have been offered a 1 kanal grey structure house (single storey) roughly 2400 Sq feet at ADA plot just off jatti umra road(canal) opposite AWT phase 2. There are few farmhouses next to it and families living there. It is a private land and just 1 km from fizia. The asking price is 70 lac but it can be finalized in 65 lac? Is it a good deal and what are the future prospects?
