Price will be 10% Lesser, in LDA schemes you will see many ups and downs and if you hold long you will gain

I have a question

Being an expat, would it make sense to own a plot in LDA avenue 1?

Keeping in view what happened in Johar Town, where one plot was allotted to multiple people.
Also, if original owner is not around (out of country), all sorts of things happen with files lying in LDA offices.

Need others views on this

I dont think it will happen in LDA avenue 1 Only risk of Qabza near Village or main plots

In Johar town irregularities were
Bewa Quota Not transferable people People Bought from them at Nominal Price Filling transfer set >>> then LDA refused to tarsfer>>> Bewa lost/died in years >>> Qabza Group connectios in LDA office they know you dont have Plot transferred to you so exploit you

same is true with Sahafi , CM and other quotas

Double Files

Split Files Kanal Divded in 10 merla each

Once LDA record stolen when it was going from Main office to Old LDA PLAZA delers Got copies of thousands of Files

But Now Most of things rectified in last 10 years very few irregularities.

LDA Avenue is much more secure for investment.They have totally computerized system for buyer and seller.They took pic of both buyer and seller and Assistant Director so those are old stories which were happen like Qabza Mafia.These days investment is much more secure.90% of litigation issues have been resolved,they have generated plots by decreasing width of plots.

Asa I wanted to ask when posession of phase 5 M Block is expected? Also any news on 100 ft road or underpass connecting it etc? I think I saw CMY sahab post on phase 5 m block recently. Sir if you could please point me to that post or repost it would be very helpful. Anyone elses opinions also welcome. I will be visiting the location on the ground soon and take pics if anyone interested.

Your post can break hearts of so many file holders like me.... as few days back i was about to sell my file of one kanal in 63 but seeing ur post regarding expected rates of 1 kanal after ballot i changed my mind as ur post forcasted Rs 72 for bad location without development charges now you say that these rates are with development charges ......meaning if i get a bad plot in ballot it is worth 53 (72 - 19) which i could have sold for 63.......please please please advise me future course of action.....as i still believe (definately after Allah) in U n ur team

kk123 your chance of getting a bad 1 kanal plot are almost nil. Lets wait for map. Insha Allah you wont be in a single rupee loss from price of 63+18=81 Lacs

Nothing comes free....with risk there is reward. You could have sold your file at 63 but then you had to miss the oppertunity of getting a best location plot. This is known as oppertunity cost .You have to bear that cost if you want to try that luck.

Respected brother CMY,
I have a plot in Y block phae 7. Its price was 100+ about 8 months back. Now it is between 80 -90. Is there any hope in near future, it will increase or should i sell it and invest somewhere else. Thanks

I think there had been a definite correction in Ph 7 prices during last one year. My plot in Q block was evaluated at 105 lacs at that time and now similar plot is available at 97.

in 2014 15 there is Correction in Prices and we are passing a small Slump now [not drastic] You see that DHa 9 File price inspite of 12,13 ys Waiting period i snow 58.5, few months back it was 54, No Much Hype in Market which is good sign as when people lose money in Boom they Curse property and many years dont come near investment.
To Me it is realsitic Price of Phase 9, Not cheap not expensive
