Dear CMY and Experts,

I bought 4 marla commercial file of DHA 9 Town last month. I have not yet collected intimation letter from DHA as I am abroad now

1) Will DHA town commercial balloting be done on 15/5/2015 as well?
2) Do I need to collect intimation letter to enter balloting or It will be included in balloting even If I do not collect intimation letter at this stage?

Was it an affidavit file because intimation is needed in that cases.

You know you can call DHA on phone and ask if you allocation is now ready or not.If they say yes you ok and ready for ballot. Call them asap. Dont wait too long.



Highly likely DHA town will be included. We must wait for official announcements.

Invsetment in dha phase 7 lahore 1 kanal plot

I am thinking of investing 8.5 million in 1 kanal plot in dha phase 7 lahore sector u .It is on back of 100 foot road. Is it good investment and what is likely time for return?

It is Good to make Home, For Investment point of View this will also grow when this area will start Populating like You see Today in phase 5 and 6,
Location is not bad, good picture is in case Market Crashes the effect will be lesser and there is no uncertainty, Only return will be modest as compared to file business,
If You don't need to make home next 8,9 years then 1 will advise to Goto phase 9.

Large numbers of buyer at 25 , 41 and 59 lacs in market.

Currently no files are available for sale in DHA Lahore phase 9. Multiple buyers of 25 lacs for 5 marla proper in market. Multiple buyers of DHA 9 1 kanal at 59 lacs.

Most dealers are also still not aware yet of ballot news. Most buyers waiting for official DHA announcement in newspapers as there have been too many false alarms in past. So do expect prices to be lot higher in coming days after newspaper ads.

When a any files will be available at some price we will update you asap

files available yet. Non of the files available so cant say these are rates. Wait till we see where all files become available.

A trust able fair rate is where both buyers and sellers are available.

100% sure now none off the residential or commercial plots will be offered on installments. Largest proof is only 2 weeks time. People cant send applications and drafts in this 2 weeks time till May 15 2015. DHA wont be able to enter data into ballot software in this short time.

Installments plots will now be offered in DHA 9 ext that will a very long time from today.

I am feeling deeply sorry and actually sad for 1000s of friends that were waiting for years to buy installment plots in DHA9 because they didn't have budget for full payments for file or plot now.

I am told all 25000 kanal possession land is used for DHA 9 master plan already.Its simply not possible any more to offer any plots here in DHA9 proper now. If DHA called in application at some stage I cant say but I bet you that will be for less than 100 plots in total.

Commerical are available within this range but i dont think so that you can buy in 60 lac on main bolevard 150 feet road

Selection of Commercial property is tricky, A lay man focus is will shops can do good business there, but investors vision is different that will see if other investors be interested in buying plot in at better price, In these choices B Town sector D is best if you want to keep it as an investment and sell it later, Now a days Bahria is in pressure due to certain reasons so you can get better bargain here,
Nasheman is Too small.

NFC2 is also a good Choice and it is also under pressure due to ring road, but I tell You LRR will not wipe Commercial as Cost of getting Land will increases, LRR authority will try its best to pass in between the societies, Only Boundary residential plots may be affected , their Commercial is already too narrow at Multan road. So it should not be affected, The Only worst scenario is if Main Boulevard of NFC is converted to LRR [this was also projected before but will be a foolish idea, very low chances]

Phase 9 Ballot Current Information

This is Good news for the File Holders But there are other information Connected to it and few question

The land in DHA 9 area till Hadiara drain is about 60,000 Kanal , Out of which 25,000 is being balloted, will remaining land be sold on Installments? as indicated by CMY, [In fact I am not sure this it is going to happen soon.]
If DHA would have offered Plots in Phase 9 as they offered in Phase 8, it would have been much better to support the price of DHA 9 Plots as the official price would serve as Landmark.

is there any chance the DHA 9 EXt be Located not on other side of Darin but on same side?? It can be good news for Ext File Holders.

what will happen to DHA Town File Holder "lootay Gayee" As it happened in past with DHA 5 Ext M Block File.

Current size of DHA 6,7 is 48,000 Kanal plus DHA 8 and IVY Green Plus DHA Office in that Place, It means it will remain Commercial Hub? i am just anticipating price of DHA Commercial plots Viz a Viz

It looks authentic news and and usually CMY and dealers get it 2 days early, Had it been be public Offering [ plots on installments] The new in news Paper would be at least month before. but Ballot alone in no big new at national level, DHA Official Site give news days after Ballot happens so don't trust that.
A sper My experience with this web site that all the ballots they got the information few days before it got public. Just wait in few days it will be public.
If you are a "file hunter" at this stage only go for allocation file not affidavit File.

we will have wiat till official map of DHA 9 is out, for sure sure DHA town will be Compromised
location as compared to Full phase 9,
However If You are plot holder there "Not File Holder" Then You need Not to worry, It will be populated soon and Your investment will get good return. I hope DHA develop phase 9 at fast pace but DHA 2006 to 2015 . Possession time and similar in DHA 6 and Now looking in DHa 8, I don't see It will be ready soon.
The reason why DHA Town and Phase 8 proper is stand still is investor attention is diverted to DHA 9. There is only minimal activity in DHA 7 is 80 to 90 Budget Plots for the people who want to make home.

@ Jimmy I myself fan of CMY, he is sober Professional, I am a critic , Combing both comments will help yupou understand picture,
I give you example the Building I am Living in UAE is Centrally Located, near school of my Kids spacious rooms well maintained all facilities nearby central AC, But the Down side is it is 20 year old have maintenance issues, there is Lot of Rush in school hours, We have to struggle in finding Parking at night.[ now Picture is Complete?]
