Dear LRE, CMY & other experts,

DHA Phase 7, commercial 4M affidavit files are available in market @ 135. Some discussion is also going on this forum regarding investment recommendations as well.
However, these files are not ready for transfer. It is not possible to deposit transfer fee and if some one deposited fee, he is not available to get intimation letter.
-Why DHA issued files which are not ready to transfer and how long it will take to clear files?
-Does it okay to book these files & wait?
I would request to shed light on this matter

please give detail of Affidavit file transfer process step by step.
I understand some overseas investors bad experience as the file was **Not cleared** in in certain time scale, and they had to go back to their job, How one can make sure it will not happen. On the Other hand you save good amount of transfer charges on these
files, I unserstand many delers/ short time investors in DHA area do this buiness. They know which file will be cleared fast as transfer charges are nominal so they buy affidavit file at bargain from market price and once converted to allocation they sell to overseas or other general buyers at some prmium from market.
For example If rate is 45 today they Buy from *Jatt*, in 44 or 43 and sell at 45.50 to an overseas investors that is why they are very sestive to price fluctuations.

I will write post to explain it in detail when time allows me. I dont want to do an over kill here and get more sick again. So trying to rest in between posts email etc. Since I am posting here after long time so just too much work load for me now of answering private emails old friends here who want ONLY MINE opinion 1st before their next move and and also spending too much time in writing detailed posts etc.

It is 99% safe transaction if done with care. Affidavit is NOT GOOD for 1st time buyers in
DHA Lahore as they may not like its transfer. all dealers should avoid it where they can. In some cases we dont have any choice but to offer affidavit only.

All new people to DHA must try to avoid it to save a little money. An affidavit MUST be bought from a dealer who have done many deals in past with investor(Owner) of affidavit. There could be problem waiting for you if you ignore my this point.

some friend got confused for my comments so last lines to read like this.

Commercial DHA 9 Town vs DHA 9 Proper

Dear CMY,
Im a very keen admirer of help that you are providing to common people like us and it is very pleasing to see u active again on this forum. I hope ur health is better than before.

Ive read ur post regarding commercial files investment. I have one query regarding comparison of DHA town commercial vs ph9 proper. Price difference between the files for 4 marla and 8 marla us not that much but dha 9 town is in atleast 5 years advanced position than ph9. What is ur suggestion for choosing DHA Town commercial over phase9 proper. What are the pros and cons.
your expert opinion in this regard will be highly appreciated.

Dear friend Adil sahib In my opinion DHA phase 9 4 and especially 8 marla commercial will have a lot better
location in ballot than DHA Town 8 marla commercial files. I will explain you why .Keep in mind for DHA Town 4 or 8 marla commercial files will get a plot in a block that is located next to current blocks A B C D. I dont guarantee you that none of these DHA Town files will get a plot in developed blocks A B C D but I can say with almost 99% surety none of these currently traded DHA town 4 and 8 marla general public files will get a plot in already developed block of DHA town. Why limit yourself to only non developed blocks of DHA Town that have small roads & top of that commercials that will be serving only 5 marla or 10 marla plots holders in future. Why pay more only because they will be located next to current ABCD. Other DHA 9 proper blocks may be a lot more prime locations better planned phase blocks 8 marla and 4 marla commercial plots located in area with many larger roads network of 100 feet or 150 feet surrounded with 1 kanal 2 kanal plots . DHA town commercial will be surrounded with only 5 marla and 10 marla as all files are issued mostly in these two sizes.

I am generally not a fan of DHA7 4 to 8 marla commercial plots due to their not so good location but only their very unfairly depressed current prices and no other better options for that price range for commercial plots forces me to recommend me DHA7 commercials. I recommend those thinking 5 years in future a 4 marla commercial in DHA7 at 1.35 crore is going to give you a lot better return than a DHA 7 same price 1 kanal residential plot. In DHA 7 residential and commercial plots price ratio like Malik Raiz use to say on TV Its SCROOOOOED :).Its perhaps mostly due to its bad location of these commercial plots. Its good but DHA 9 proper commercial to gain a lot more in future than DHA 7 comm or DHA Town commercial. One other point to make here. I am more inclined to recommend DHA 9 over DHA7 is this Lahore Ring Road coming start of construction of its southern loop. This new development ALONE can double the price of DHA 9 commercial and residential files in next 2 years but at same time may have Zero affect on DHA7 commercial and may have some positive effects on DHA7 residential plots.


To make it short I will say try your best to buy DHA 9 proper commercial as 1st choice. DHA9 town should be 2nd and If cant afford both you could pick DHA7 commercial before you pick 1 kanal residential plot in DHA7 for investment only purpose. If you plan to make a house in DHA today in high budget go for DHA6. DHA7 for low budget is a best choice to start house today. If you want to build a house in 3 to 5 years time do prefer DHA5 M block and Ivy Green due to current very low budgets.

If buying to build a house in DHA Lahore after 5 years or if investment for some gains only why park all your money in currently higher priced and expected low future returning plots in DHA6 or DHA5 or even DHA8. Smaller amounts attract more buyers and in return expected return is higher. In case you are not going to build a house in DHA in next 5 years you can close your eyes after buying a DHA9 proper file for next 5 years. If you have high budgets available for investing after selling DHA5 or DHA6 you should buy DHA 9 proper commercial. No need to spend more time any where else.

LOL yaar Bilal baat to such hey. We all have forgotten about DHA8. Dar asal Herey ki chamak hi kafi hoti hay is ki khobsoorti key liyey aur bolney ki zaroorat hi nahi hoti.

I posted answers to each question directed toward me. I guess no one wanted to talk about DHA8 so far in past few days. All readers and dealers are out of focus on
DHA Lahore phase 8. We will have some detailed talk about it in couple of days. I am done answering many quotations here for projects where most gains can be expected for future investment. Most people that are still invested in DHA 8 are the one who are holding plots to make their houses. So dont care about its prices movement etc and not asking any questions about it.

Promise will update all holders soon if I am still alive :)

Formanite Housing Society issue

Formanite housing Society

They said that your plot have been cancelled and we can only provide you refund for your installment.I have said that I got procession after that new development charges 6 lac have been implemented.I said that I am ready to pay those extra development charges but they still say you plot is cancelled nothing could be happened.
I have registry of that plot also.kindly let me know what I can do in this situation.Can I file a case on them or some other options.I want to resolve this issue even in paying those dev charges but they don't want to do thay .
Please suggest me some solution so that issue will be resolved.

Any other person face this issue must also share his solution.

Please advise me what to do as this is my whole life assert.CMY saab and other experts who have faced this issue please reply me with your experience or you may know about this situation.

Ans:
To date I have not seen any body that invested in DHA Lahore commercials for 1 year or more loose a single rupee of his investment. My 12 experience have shown me if one could have large budget he should only go for biggest size commercial plots available in his budget instead on many residential plots. I have seen people that invested in commercial plots have always gained more than twice on their invested compared to same amount invested in residential plots. To be honest I my self was not an advocate of commercial plots due to their higher prices but over the time I saw commercial plots kept gaining many folds even when market was generally very dull. Perhaps very few available commercial plots and sold wealthy long term holders make their prices only rise and rise upward. Even during fall in real estate market wealthy holders of commercial plots never sold these plots panic and need. They sold their lower priced lower sized plots 1st.

Based on & observing closely 100s of deals in DHA Lahore I would say its always wise to buy several smallest size residential plots instead of one larger size residential plot. At the same time one must always try his best to buy largest available size in his budget instead of buying two smaller commercial plots.
Now you asked me about 8 marla commercial plot in DHA Lahore. If possible please go for 8 marla commercial plot instead of 4 marla if your budget allows you. Currently DHA phase 9 8 marla commercial is better value based on price comparison. Do keep in mind 4 marla plots are not large enough for any good office or restaurant etc. 8 marla commercial plots are also in lower numbers and averagely rented by bank or multi nationals so their rents are much higher than 4 marlas due to their larger sizes and better location. When it comes to construction 8 marla also wins here. Cost of designing and construction is lot less than if you construct 1 8 marla instead of two 4 marla commercial plots.

Do keep in mind 8 marla plots are mostly allotted to highest ranked Gen Lt Gen and Brig etc so in each phase DHA Lahore phase 8 marla commercial plots are always on prime location only. Their ballot is done more fairly than too because each Gen want the best location 8 marla plot :). Their ballot is done more fairly because risk of wealthy plot owner can more easily challenge protest ballot results if they are unfair :). People who saw the map of DHA Lahore phase 9 are saying 95% 8 marla commercial plots are on a huge main boulevard, I dont know how much I can trust this info until I personally see the map. But I told you all I know about DHA Lahore phase 9 Lahore. My request If you hold one hold it tight and dont sell at their strong rise as lot of room to grow and in very short time. If have budget available dont deley the purchase as you will be paying more with each day waiting. Very very very few sellers in market for commercial plots of 4 or 8 marla in DHA Lahore. Extremely hard to find even one plot when we get a buyer.
