Hello,

I am considering investing in Sui gas 2.

Please advise if this is a good investment? I have done some research and sector E is available for around 35lac. Is this the current true rate? And what are the future prospects of development ? As I went there last week and there was nothing there.

I really appreciate your honest advise

Hello..

Sui-2 is an excellent investment. it will be ngulfed by bahria in coming years as Sui-1 is engulfed with DHA phases. and you can check rates of Sui-1 now. also LRR southern loop will pass by its F and D blocks...

So go for it. i have also a plot there in E sector.

I have 4 Marla commercial MB in phase 6. Should I sell and buy phase 9 commercial?

Sell DHA6 4-Marla commercial and buy two 8-marla commercial in DHA9 Prims

5 years from today each DHA9 Prims will be
prices more DHA6 4 marla commercial. On top you will have two plots of 8 marla instead of one 4 marla. After 5 years rent for rest of the life will be 3 to 4 times you will get in DHA6 after 5 years from today.

I would do it in one minute but after ballot and first looking at plots location for purchase in DHA9 Prism .

I will have a budget of 8.5 million within 4 months.
I need to construct the house. My priorities include better build society and bigger land between10 marlas to 1 kanal.
I have few thoughts
1. Buy a land with possession area and construct the house through thekaidar.
2. Buy 2 lands worth around 40 40 lacs and live in rented house for max 2 years and then sale one plot and construct the other one.
3. Buy a land which is cheap and will get possession in next 2 years and also a 5 marla plot in possession area and then after two years sale the small plot and start constrction on big land which i will possess in next 2 years..please suggest

Link to verify file details for upcoming balloting of DHA LHR Phase 9

Link that shared on this forum after Phase 9 balloting announced did not work for me. I have not received any confirmation after submitting my allocation details.There is an application number available on allocation letter with instruction to deposit fee of approx. 37800 PKR with photos,copy of NIC. will it be considered in upcoming balloting?

appreciate LRE to respond.

location of Phase IX is just plain superb.

The unofficial Phase IX map circulating among real estate agents

The southern boundary of Phase IX is going to be the Rohi Nala. The prominent empty spot to the top-right (north-east) of the map consists of DHA 9 Town (aka Shuhada Town) and Askari XI. The one to the top-left (north) comprises State Life Housing Society Phases I and II.

This makes for an exciting location, close to many of the DHA’s older and well-established phases and highly accessible from all sides. The most exciting thing about this unofficial map, however, is the route of Lahore Ring Road (LRR)’s southern loop, which seems to be cutting through the western edge of Phase IX. DHA’s official map of Phase IX also highlights this major road to the left of the map as LRR, and needless to say, this proximity is going to give great value to the Phase in coming years – especially since Ferozepur Road is also a stone’s throw away.



The unofficial map also contains some gaps in the middle, and our best guess is that these are pre-existing developments and villages that the DHA has not acquired as of yet. Anmol, Balher Village, Youhanabad No 2 and Ashiana Housing Scheme are clearly marked, which suggests that these areas will not be part of Phase IX.

The rest of the sector, as is clearly obvious from the map, is fairly extensive. DHA has announced its official size to be 40,000 kanals, which makes it the largest phase of DHA Lahore yet. Let’s take a look at the other good stuff the DHA has announced will be part of Phase IX.

Rohi Naullah is very near to phase 9 boundary, they should plant trees and make boundry to avoid dirty smell,boundry plots will be very low price due to nullah

Jameel bs I agree we should talk logically.
The map is not even properly readable and you have given your verdict even in a few minutes. People have invested their life savings in this project. we need to be a little responsible and have patience before giving any negative comments.
Let's wait for an official and clear map without giving any verdict.
By the way, having direct access from LRR instead of ferozpur road is positive in my view.

Phase 9 can never have direct access from ferozpur road.It was clear from day 1. LRR is meant for that. Also its proximity that matters not direct access. There is link to Phase 5 via M block but not visible in the map. 1 Kanal probably get the best
location in Phase 9

By the look of it, not impressive.
Distant and interrupted access points.
Too compact and tightly packed with apparently fewer open spaces/parks compared to previous phases.
Surrounded, in fact beleaguered by big chunks of village and other societies across the map.
Nevertheless, we should wait for the official one to take further decisions may be.

its prism jameel not univ town , only very fine routes can let u in or go away to bad sectors like phase 7.this is y major pockets are clear but fine routes not like tonga town .

One kanal dont have any bad
location. 5 marla and 10 Marla are with the best and the worst location ( Either too good ot too bad nothing in the middle).

99% land in DHA9 Prism is flat. DHA refused to buy deep land or was charging fee to land owner for filing land if If was too deep.

DHA8 is just too deep on many spots that delayed its development work but DHA9 is not deep any where.

DHA7 had pockets all over that delayed its development especially in X V and T blocks. In DHA9 prism all these years DHA was focusing to clear pockets and buy villages land to get them out of way. This will help in speedy development work.

DHA have already built its site office just under current DHA town that will host DHA site inspectors to keep eye on quality of construction etc.

Q to cmy after looking unofficial map how many chances of bad locations vs good and worst vs great , also 5 marla blocks is near hudaira drain or lil away ??

Shoab Bhai If you look at map very few dozen plots can fall near Hudaira drian.

Hudaira drain actual flow is less than 5% for its available land in width. Its wide for safety reasons like for easy flow in floods or heavy rains time. Today even if you stand on its bank you dont get too bothers due to width of this drain and very small flow.

Yes plots close to it will be beaten up badly but their number is lot lower than my expectations.

Most of five marla and 10 marla are close to villages drain or ring road. I dont have full map to see the actual
location.


I have guess where this map was leaked.

(Notice Chohan Farms purposely written on that leaked map. Chohan Farms are located on Hudaira Drian boundary so they are having hard time to sell them since their launch 6 years. Only few dozen location but people dont touch them due to their location next to Hudaira Drain. No one but Chohan sells them in market. So no chance for any other estate to purposely write Chohan Farms location on this leaked map.

If I am leaking any map of DHA Lahore I will not be that stupid to write Lahore Real Estate on that leaked map. Bad move.



There were some changes to this OLD map for commercial plots. Lets wait for official map. I dont want to be in any trouble by leaking any map before DHA officially released it. I am not Chohan. I am just another guy who woth 19 to 20 hours each day to earn my bread.
