DHA Lahore Phase 8 IVY Green Detailed Info
Many friends keep repeating IVY Green questions here so I am forced to post some lines here about my opinion on this project. Most of my this post will have words I have already written on separate places. Before I disappear for few months I want to put all info in one post for you for any future references.
DHA Lahore phase 8 Z block was launched few years back when only one large investor (who is a friend of mine too by chance) offered 1000s of kanal land in one parcel to
DHA Lahore. That investor initially purchased all these 1000s of kanal land for Bahria Town Lahore new project here in DHA area to challenge DHA development standard etc. But Bahriatown was not allowed to launch their project of this large scale or size here and near this close to DHA all phases. Deal/talks failed between investor and Bahria Town fell apart. This investor instead of going to launch his own private project like Divine Gardens against DHA instead decided to work hand in hand with DHA Lahore admin. A deal was reached to name this project DHA Lahore phase 8 Z block and investor was offered not all but most
files to be allotted of 5 marla size only. Normally a small investor or small land owner gets only 1 kanal file for his 4 kanal agri land he gives to DHA but this very large investor was offering huge parcel in one go to DHA and DHA had nothing to loose from deal here or get in trouble legally in any way decided in favor of investor so DHA went for name of DHA Lahore phase 8 Z block and also issued him 1000s 5 marla files inseat of 1 kanal files. That was a 1st in DHA Lahore. Same investor repeated this practice in DHA town 5 marla files too. If you guys remember DHA was badly stuck with 1000s of non land files in Parkview merger deal and was disparately needed more land for Parkview extension files to be adjested to save its good reputation. DHA admin internally was looking for Parkview extension to be adjusted here at IVY Green area so that too may have played part in naming this isolated
location as DHA 8 Z block. Latter on just too much pressure of news leak out of poor merger deal with out any land against files caused DHA to adjust Parkview Ext files in a hurry in DHA7 land. Not enough time was available for this investor land to get 100% cleared from all legal work and possession to be handed over to DHA etc.
That investor who gave most land to DHA admin after buying it from 100s small land owners in that area have almost half of original land still in his possession to date and all this land is next to current IVY Green boundaries. So we all should expect most boundary plots here wont be boundary plots for too long. IVY Green will see its expansion soon. That investor also took word from DHA to get this IVY Green block developed in max 3 years time from ballot day. He himself may develop this land in hurry for DHA free of cost or may provide all development charges amount upfront to DHA Lahore now to get IVY Green development started asap perhaps within months or even weeks time. He wants his 1000s future 5 marla files
prices to stay higher till he is done selling them all. It can only happen "IF" IVY Green development is visible and DHA9 development is not started yet. This investor is a smart guy and honest guy with a great reputation within DHA office. He has more links in DHA than any one else. DHA keeps people like me at door waiting for hours even for small transfer office work speed up requests
. He wanted to give land to DHA and get all his future files in 5 marla size and only after people are able to see actual on ground development. This way he can fetch highest possible price of his future files. He dont want to get stuck with DHA for more than 10 years like most people are now stuck in DHA9 by giving their land possession to DHA without any time limits. DHA 9 land owners gave possession of their land to DHA many years back and are extremely unhappy now due to longest delays in DHA9 ballot and are losing huge revenues that could have been made here by growing crops here. This IVY Green investor is not ready for that kind of wait and see his remaining lands files be selling at devalued prices from current good prices after this recent ballot. So now you should be able to understand why that investor want this IVY Green developed faster than even all of current plot holders. I am happy for you the owners of IVY Green him and his plan and this great strategy too. I must admit I gave him few suggestions like how to proceed with development conditions at very early stage when he was having this land deal done with DHA
He is a daily reader of this website from d12 years and dont want to post his name here. BTW owner of P DHA 7 P block non DHA possession land area is also a daily reader of this web page.
DHA phase 8 Z block name had lot of attraction and lot better than DHA phase 12 for sure. Price of Z block was always higher than DHA9 from day one of trading these files due to name of DHA8 attached with these files. Now its ballot was held before DHA9 to keep prices still higher here in IVY Green. If a ballot of DHA 9 was held before Z block or even today you could not see prices you are seeing in IVY Green today. Again I am happy for all holders here in IVY Green and think its win win for both DHA9 and IVY Green holders as its was a best move from this person. Let the prices rise in DHA 8 z block IVY Green even more so when DHA9 is balloted its prices will be lot higher too. Until the time of DHA9 ballot is held "SUPPLY OF PLOTS FOR SALE" of newly balloted IVY Green plots will be a lot lower and its prices will stay high or keep rising. When DHA9 is balloted focus of all dealers plus new buyers will shift to DHA9 from IVY Green. At that time IVY Green gains may slow down or stop its big gains from current prices. IVY Green prices are very low compaired to DHA 7. Its better location than most DHA7 lower blocks plots near BRB.
Other factor that you must also keep in mind for short or long term investment here. IVY Green is a block with mostly smaller size plots. And I will bet you all future files of IVY Green extension will be mostly 5 marla plots too so Its going to be only a low income people. If you are in here for investment if will be gold mine. If you want to build a house of 1 kanal you will be able to get a kanal plot at great price but do keep in mind mostly people of 5 marla houses will live in here. Just adding here because many people in DHA that build a house on 1 kanal want to see mostly 1 kanal house in their neighbors and 2 kanal folks only want to see a 2 kanal house next to them or in their neighborhood. Personally I dont agree or like with this but its a fact every one considers before spending 2 crore on kanal plot construction.
