I just want to share a good news with all the Lahories that Lahore is going to have a Kidney & Liver transplant hospital & research center soon. It is a big news and many people will for sure get benefit from it.

Since it is a property discussion blog, so in that perspective it is also a good news particularly for investors/plot owners in DHA 7. This PKLI & RC is going to be constructed within Lahore Knowledge Park. There are no physical activities for LKP as yet, but as per the following news, published in DAWN, PKLI&RC construction is going to start very soon.

This news will really have a big impact on phase 7 in terms of house construction or plot prices.

LAHORE: The Punjab government has released Rs300m for establishing an institute of kidney & liver transplant in Lahore.
It has already allotted 50 acre land for the institution on the Bedian Road. The foundation laying ceremony for the Rs12bn institute will be held within a month.

Pakistan Kidney & Liver Institute Trust Chairman Prof Saeed Akhtar received the cheque for Rs300m in a ceremony organised here on Sunday. Prof Saeed is also head of the Organs Transplant Department of the Al-Shifa International Islamabad. Health Secretary Jawad Rafique Malik, and Special Secretary Finance Department Ahmed Raza Sarwar were also present on this occasion besides Khawaja Salman Rafique.

The participants of the ceremony were told that after completion of the institute, Rs6bn would be required annually to run the hospital. The government would provide 25pc of the total amount while rest of the expenditure would be met by the trust.

Prof Saeed Akhtar, who was also working in USA as surgeon of liver & kidney transplantation, said more than 100 liver transplants had been carried out at Al-Shifa International Islamabad successfully.

Today I visited Phase-7. Construction of Pakistan Kidney & Liver Institute Hospital has been initiated. Initial development has started.
I think Lahore Knowledge Park will start soon.

Any information about Engineers town (IEP town) what is price of 2-kanal plot and what is future of the society?? please comments...

it could be a better option as DHA rehber is nearby and also this society has all the needed facilities.
2K is around 10M to 11M at good locations the price is raising with the raise in DHA rehber.
its my personal opinion. rest, Allah knows better.

I had a detailed survey of this Society just months ago, IEP sector A Located on Defence road is a society neglected by investors for long time, It is very Close to Valencia where
prices have increased to 110 Lac per Avergae Plot, In Past its Price have always been 1/2 of Valencia, Now it stated Populating still good Plosr are available in this area in about 60 Lac in Posession and Non LDA Mortage area, and 45 to 40 In posession but LDA Motgage area, Most of the facilities are vailable in that society including Gas,There are almost 50 Houses there, Prices are very low as compared to suuroning anad about 1/2 Of DHa Rahber which itself have only 10 houses built. For Living it is very good in this budget. Stadard of development is good.


There are few down sides
There are many catergories of Plots, Non mortage with possesion,[Best]Mortgage with Possession, Non Mortgage without posession, New Blocks underdelelopment. Motrgage with no Psoession Be very sure beafore purcahse what you are puchasing all has different rates.
Progress from Non Possession to posession is slow, Progress of development is Slow in Non possesion areas.
6 years backe IEP handed over this society to Enineers Town due to ?? Issues.
Most of houses built here are not top class like you see in valencia, most are either single story, gery structure some incomplete few Complete Double Story Liek People are building as per money they have,
Mangement Office is lenient and crosses some time limits, like Open files issues inspite of Govt Watrning, Mortage Plot Sold, Construction allowed on Morgage Plots Just by Approval of Society [ Not approval by LDA as per per coperative rules]
There are abundant 2 Kanal Plots where construction is expected to be slow.

At the end I will say This society is a semiregulated, underpriced with room to grow slowly, Not higher end, safe and fraud free, No qabza isses.
In 2006 one Plot in C Block was 19 Lac and today it is 57, Insalljh in next 9 years it will be 3x

About Engineers town, I want to ask what is meant by non-possession plot and what are the drawbacks of non-possession plots. How long it takes, on average, to get possession of a plot in IEP..
i have a very low budget presently as I have just started my career and am looking for some investment in area where I can make a house few years later. I just need a suggestion that should I invest 4.4 million in IEP or wait for a better investment opportunity to pop up.
Also is there any property in a proper co-operative society that I can buy in this budget in close vicinity to Thokar Niaz Baig?

Dream Garden Housing

I have a plot in dream garden Housing Defence Road. Should i retain it or sell it and switch to some other places. Possession is expected very soon. Please reply.

Hold that plot.I have visited this site and its excellent developed.Hold that plot for 1 year it will pay you.As i were also interested to purchase plot but i came to know about this society very late.Procession have been given to people and i hope so within 6 month much construction activity will be started.

So wait for 1 year to get good return.

After repeated visits of Raiwind road and nearby areas, this society stands out. The
prices have not reflected the location factor. I couldn't spot any major issues with the society other than the approach from Valencia. That road could be improved. Is it missing any utilities? or development too slow?

I am not expert as CMY saab have much more experience than me.He is the real "USTAD" teacher of guiding people but i can give you suggestion if i were have such amount i can buy

1. Buy 1 kanal plot DHA 7
2. Buy 1 kanal file DHA 9 Proper

But final words from CMY Saab as he is one of top experts in Real Estate in Pakistan

It all depends on what life-style you want. If you want Hands off approach, you could buy another plot or commercial etc. which most people would.

To repay what society have offered you, create jobs for the not so well off, who were not as lucky as you.

If you have so much cash in hand and TIME for construction, buy a 10 marla top
location plot in a decent society and build a house. In 6 months time, you should be able to walk away with at least 2 million profit.

Or you could buy two 5 marla plots, construct one sell it off, and with that cash, take out the profit and reinvest the original to build the other. Continue this cycle and you can make decent profit, provided you have love for building construction.

This would create jobs for poor and boost the housing market. If you do want to go down this route, do good research, do your numbers and only go for societies which are highly liquid. I wouldn't name any because everyone have their own opinion. Otherwise, stick with hands off approach, buy commercial etc.

I have two good locations plots in IVY Green, one 5marla while the other is 10marla. Please advise should I sell them or hold?

Depends a lot on locations. If bad location sell and buy better location with adding some money. Switching bad location plot with a good location must be done abd done asap. Lower the price less money you had to add out of pocket. More wait more monry will be needed and switch may be more difficult.

Generally DHA8 Z block is as good long term Investment. It will have a boundary wall and be a gated community due to its isolated location. People wont feel safe if left open from all 4 sides. Keep in mind it have some distance from Berki road main. Also development charges will be high because a high boundary wall to be built to keep robbers and thief away.

Prices are still extremely low because location of plot can be seen on map today. Prices here will gain min 100% in next 3 years. I am including development charges of 21 to 22 lacs. Will get developed very fast. 3 years min and 5 years maximum. DHA gave 3 years possession time.

DHA Gujranwala won't take decades to develop, as development work is very speedy & the file rate is going up soon.
you can invest in DHA Gujranwala with closed eyes for long term investment.

phase 7 commercial file

Dear CMY sab,
aoa, really thanks for services,
do you have idea that if we buy phase 7 four marla commercial file, it will fall in CCA 3 (X block) or CCA 2 (Y block).one of real estate agent told me that affidavit file from SANGATPURA will definitely fall in X block.
i come to know from your recent comments that top of your commercial priority is phase 7 and residental plot is phase M M.Am i right
