phase 7 commercial file

Dear CMY sab,
aoa, really thanks for services,
do you have idea that if we buy phase 7 four marla commercial file, it will fall in CCA 3 (X block) or CCA 2 (Y block).one of real estate agent told me that affidavit file from SANGATPURA will definitely fall in X block.
i come to know from your recent comments that top of your commercial priority is phase 7 and residental plot is phase M M.Am i right

Dear CMY Sahib - can you recommend any DHA possession (plot) area which will gain like DHA 9 File ? Which place do you see money will double in two to three years ? Which area do you consider will be really "HOT" where one can invest and double in two to three years ?

Arslan bhai both choices can achieve your target in 3 years time or less. Both will have lowest downside risk if market starts falling in future. Rest I will have to leave it to Allah. He can do things we cant imagine.

CMY Sahib one last question as you know it is very very tough to make and save money in Pakistan. God Bless our current Govt for this inflation and making our life difficult. I am sitting with no electric. Any way life goes on.

I am really scared where to invest Rs 1 crore plus few lakhs as this is my hard saving.

If you CMY Sahib had this money where would you invest regardless of FILE or PLOT.

Which would be your number one and number suggestion.

PLEASE I repeat I am hard headed and want to invest only where the gain in 100% assured PLEASE advise SIR as its very difficult to save this money.

I would buy a good
location corner plot in DHA 5 M block if money was this important for me. If I cant afford any risk.

Normally I take some chances in my real estate investments where reward is bigger but downside risk is there. Even with price risk I dont invest where money is not safe. I trader stocks as day trader so old habit of taking price risk is still inside me. Have not traded stocks in past 14 years though.

I have 4 marla commercial plot in Q-Block Air Avenue. Should i sell it and add more money and buy phase 9 proper 8 marla commercial file? Or keep my investment. I want to invest for 2-3 years

Not dealing in old LDA schemes and not dealing any where a registry is held and patwaries are involved. Never felt comfortable with those deals due to corruption and Qabza groups.

Thora kamatey hein and magar sotey bhahut sakoon sey hain. After transfer is done in
DHA Lahore we and our clients still stay happy and trouble free for years to come.

Not updated enough to answer questions where LRE in not very actively dealing properties. Friends updated there can help if they want to.

I came to know that
prices in Jubilee Town has fallen.
A friend even accused LDA that they are making the prices to fall just to sell/appreciate LDA avenue asap.

LDA avenue still seems to be a better marketed scheme than Jubilee Town.

Prices are now stable in LDA Avenue.Due to procession were provided to plot holders,prices gains a lot.

10 marla 40 to 55 lac
1 kanal good location on 40 feet road range from 65 to 75

My advise is to Hold your plot it will good you give return in future.As Jubliee market is totally depending upon LDA Avenue 1.

I only ignore any question If I am not updated enough to answer it. Its better not to answer them to misguide people if I dont have a satisfactory or useful answer for them. Nothing new about knowledge park since my last post about it. Govt too busy in building metrobus and roads projects because they get more votes in elections. Education is not TOP priority of CM Shehbaz sahib.

Punjab Govt wanted to build 852 acres knowledge Park. Its a 10 year plan. Punjab HEC have signed MOU with UK Turkish and Bangladesh Universities to build their campuses here. No further progress is available since last year agreement. Some land issues between DHA Punjab Govt and Sikh temple. There was a court ruling that land to handed over to Sikh temple. Punjab Govt may have settled this land issue but news about is not made public yet.


If you have any thing new other than above info to share with u it will help us all. You may want to add a full detailed post about it.

Phase 9 and LRR

Dear CMY,
Most of Land in DHA 9 area is already acquired by DHA, Now will Lahore ring Road Authority will buy this Land from DHA? Previously no Land was given to LRR By Sui gas or Phase 4 DHA,
2nd question is do you think the delay in dHA 9 Ballot is due to this reason?
I am sure DHA cant throw Phase 9 map till they are sure which route LRR will Follow,
Pls share with us inside story not taking into account what will affect on the Price of file
I am sure DHA and Govt of Punjab have cold relations.

Lahore Ring Road route is wel known for many years where its is passing in
DHA Lahore phase 9. DHA knew it for many years and have accommodated it in DHA Lahore phase 9 master plan.

Yes currently DHA Lahore and Punjab Govt have great relations. They were not good when DHA Parkview underpass was eliminated in front of Lahore airport. But now both are working hand in hand in DHA 9 for LRR plus Ashiana housing small ext and in DHA 7 area for knowledge park education complex project.
